QUOTE(speng @ Jan 14 2017, 03:58 PM) Will they return the 5k if loan not approve? i think usual procedure. The unit was apply under husband name, can it be transferred to wife name during the actual buying? 5k, choose 3 banks. if 3 banks also not approve, then give a letter by the bank stating not approved and will return 5k. else, u have to proceed. not sure if 2 reject but 1 approve. i think need proceed if one approve |

QUOTE(joshua5367 @ Jan 16 2017, 08:20 PM) I went there around 12pm, only 3 people including me. any questions u asked? For those who wants to go times square office, you can prepare the following first before you go to avoid unnecessary trouble. *Their break time is 1pm-2pm. 1. Cheque Write your name and contact number behind the cheque. *some bank requires supporting document to issue banker's cheque. Just print out the invitation email will do. 2. Photostat IC Cross your photostate IC with "Residensi Lanai, Bukit Jalil", both front & back. 3. Envelop Buy an envelop to keep your photostat IC & cheque. Write your name, contact number, email, and "Residensi Lanai, Bukit Jalil" on the envelop. 4. Proxy (if you want someone else to represent you to go for ballot) Fill in & get the chop from sworn officer. Hope this help. |

QUOTE(nakedtruth @ Jan 16 2017, 07:13 PM) i want to ask, the balloting is to decide which unit right? because they will consider that u are not interested and let others buy?so once you pay the 5k booking fees one of the unit is belong to you unless you are unable to secure the loan. then why bother go balloting? because you cant choose your unit. Last time i booked a unit for a setia alam apartment but i didnt go the balloting because the number of purchaser is very high compare to available unit. And sp setia will call you if you are chosen. |

QUOTE(Kilohertz @ Jan 16 2017, 08:32 PM) It's quite difficult as they asked you to pay RM5k first.. if you don't like the unit and decided to pull out.. it's not going to be full refund already I guess.. argh dilemma.. ahaha but, what's there for u not to like.300k, u buying an affordable scheme housing. so can't really say much right but above posters said u can refund full if u dont like the unit. so still ok |

QUOTE(Kilohertz @ Jan 16 2017, 08:36 PM) seems so, as per post 661 aboveQUOTE yes, provided u straight away reject during the ballot day. if you choose to proceed with applying bank loan, and subsequently fails to secure a loan, i.e. show 2 bank rejection letters, admin charges will be imposed. not sure how much is that because the management has not even decided on that yet. so, do check your CTOS or CCRIS or consult bankers to find out your financial status 1st before going for ballot. |

QUOTE(notmycupoftea @ Jan 16 2017, 07:32 PM) u mean as a staff of Berjaya, how do i find this property attractive? well, the project is not really that cheap, but where else can find 300k that is consider as good location?i did not compare this project with other Rumawip projects. this project was open for application since last year Jan'15 to internal staff, our internal due date was Feb'15. many staff gave up after waited for almost a year. internal staff dont get to reserve preferred unit as well. the only good thing for internal staff is, we have 500 units quota for internal staff and that is all one good thing i see in this project is the Golf View/Scenery. other than that, there are so many cons:- 1. the project is not really that cheap 2. a primary school behind the apartment, i foresee it is noisy like hell 3. facing highway, noise and dust 4. far from LRT, 1.2km from LRT Bukit Jalil, 2km+ from LRT Sri Petaling 5. high density. traffic is a problem 6. a national stadium opposite the apartment...free noise again . . . . and the list goes on. 20+ u can do the math by yourself, 648units / 24 floors. though it is stated as 1 block, but it is actually 2 buildings connected together in L shape. yes, provided u straight away reject during the ballot day. if you choose to proceed with applying bank loan, and subsequently fails to secure a loan, i.e. show 2 bank rejection letters, admin charges will be imposed. not sure how much is that because the management has not even decided on that yet. so, do check your CTOS or CCRIS or consult bankers to find out your financial status 1st before going for ballot. 2. can say good and bad. if u have children maybe can consider send them 3. unavoidable. lol 4. consider as far, but if those drive motor then good. btw, near to TPM which is good ? 5. no comment i think 6. not really. im staying at vista komanwel c, there are noises on and off, but only during big events. other than that, quiet |

QUOTE(notmycupoftea @ Jan 16 2017, 08:58 PM) yes...pull out immediately after ballot result can get full refund. this is what i was told by my marketing colleague. just wouldn't want it to be one day, there isn't any single berjaya staff staying there.another pro is, walking distance to big events, save car park $$ and transport. i do understand that noise can be reduced, like spending more money to invest in sound proofing walls 1. well, i heard people like to compare this project with Jalilmas. not sure how good is Jalilmas? 2. too bad i stay with my old parent only...hahaha 4. cycling also good. just my parent complained saying it is not walking distance 6. ya, free noise once in a while only maybe...why not? if traffic is really that bad, then people will start to take LRT to Hang Tuah not that it matters but, irony lol jalilmas is a downright 198k. so there it is not really walking distance. need a bit of walk. quite some 10mins walk. but good exercise i suppose |
