QUOTE(waiwai79 @ Feb 22 2016, 11:07 PM) Congratulation, BSS chinese school is opened already... Based on the report, the standard 1 students more Malay because current population in BSS more than 70% are Malay. Nonetheless, I presume more chinese/Indian will move in coming years to make it a multi-racial township soon. This post has been edited by samkps: Feb 23 2016, 10:34 AM Attached thumbnail(s) |

Any car service center or bank in BSS already? In fact, Seremban especially Seremban West will be getting better and better with existing Matrix + IJM project and incoming HSR & Malaysia Vision Valley(MVV) + Sime Darby's involvement and I forsee N9 State Government & EPF also will be involved in MVV too. Any additional fast food chain in BSS in addition to Marrybrown? This post has been edited by samkps: Dec 20 2016, 03:58 PM |

QUOTE(BSS30112015 @ Dec 20 2016, 04:26 PM) Bro, it need times, BSS residents for the time being got to go Seremban 2 to enjoy to do banking, bank only be in when Merchant Park is up in 2017/2018 according to SA. Yeah, definately need time for growing. Car service centre not that sure got to go to survey first. Similar with Ecohill, even though no commercial activities and school yet still can enjoy it with short drive to Semenyih town. When is the first VP product of BSS? 2008 right? Setia Alam first VP if not mistaken is in 2006/2007. Ecohill first VP 2015/2016.. Can't compare lah. |

QUOTE(BSS30112015 @ Dec 20 2016, 04:50 PM) First VP in 2010 for Nusari Bayu 1, within 6 years time, two primary schools (SRJKC & SRJKT), one secondary school, one international school, one 6 star club house etc are established, don't forget 18 MNCs invested and most of them started operation in Sendayan Tech Valley this is not a small job for a medium size developer like Matrix I suppose. Idaman villa (531 units) not VP on 2008? http://www.propwall.my/sendayan/bandar_sri_sendayan/1902 Good achievement by Matrix and the Menteri Besar on BSS.. Hopefully the private sector will follow soon.. |

QUOTE(BSS30112015 @ Dec 20 2016, 05:49 PM) Oh only 767 sqft (20x70 land size) this is smaller than I can imagine but still can sell at median price of RM200K not bad too. Yeah, I think that is the unit you mention the launching price about 88k in 2008. http://www.brickz.my/transactions/resident...ed/view/charts/ I think only corner can fetch more than RM300K, just now one forumner said SSL corner reserved auction price RM342,000 Auction might have no buyer. If not buyer, the reserved price shall be revised in another round of auction. Those who bought auction unit mostly will go to land office to get the latest transacted price for reference before they place the bid I presume. |

This number is still very small if compare to Nilai (if BSS wants to stay in competition with Nilai Impian which is located in much better strategic location - nearer to KL, KLIA and PLUS Toll). QUOTE(BSS30112015 @ Dec 28 2016, 02:32 PM) Good.. I think in terms of location, amenities, infra, HSR, MVV, Nilai also holds a greater potential compare to BSS. Entry price I believe is about the same if compare between BSS and Nilai Impian? Nonetheless, it shall depends on one's investment appetite, no right or wrong though. |

Any reliable source to share? Nilai Impian has 5 star club house? Location, amenities, infrastructure wise BSS also not bad, anyway don't want to talk down on other project just because I vested in BSS in fact I vested in Semenyih too. Do you vested in Sungai Long too? This post has been edited by samkps: Dec 28 2016, 03:08 PM |

How's the pricing of BSS units if compared to the pricing of Seremban 2 houses?
If the pricing is similar, what is the USP of BSS houses since Seremban 2 already a quite mature township and already have all the amenities such as mall, hospitals, chinese school, international school, etc? |

QUOTE(neonikson1 @ Mar 30 2017, 11:44 PM) I think that's human nature, always feel dissatisfy with what we already have, and always have the urge to look for something larger, better, nicer. That's why we have so many old towns which were once upon a time THE prime spots. Seremban 2 and BSS is about 5km apart I presume? Developers are selling future dreams, so the dream for BSS is to have bigger malls, better hospital, etc. But i remember someone once said in this thread, S2 and BSS should not be competing with each other, they should be complementing each other, because they are relatively nearby. For now, BSS residents will make use of S2 amenities, but once BSS is fully developed it will definitely benefit the residents of S2 as well. Win-Win. I think BSS needs to have some USP if wants people to buy and stay there, instead of future dream, if compare to Seremban 2. If people would like to puchase a house for staying, will consider Seremban 2 first as closer to all amenities and the houses pricing just similiar, no? |

QUOTE(neonikson1 @ Mar 31 2017, 08:29 PM) The units in BSS are lower in terms of psf. Even though with similar price, BSS residents get to enjoy a bigger living space. The layout is also more straight forward and practical (compare to IJM's product). What is the average psf for BSS compare to Seremban 2 and Bandar Ainsdale houses? Seriously I am pretty happy with the progress there, within a short few years already have all types of schools there (SJKC, SJKT, SK, SMK, International school), i think very few township can have this kind of progress. BSS has the biggest club house in Seremban (even Klang Valley I haven't seen a club house bigger than this one). Other commercial developments are in the pipeline: Largest mall in seremban, Icon Park, 5 stars hospital Merchant Square, Kip Mart , Extreme park, etc TUDM will have 1500 employees working and living in BSS. State government offices are relocating to BSS. Seremban's biggest mosque with 5000 capacity will be built in BSS. BSS Tech Valley will bring in foreign investments and workers. Matrix Global School once at its full capacity will have 2000 students + family members. I think enough plus points .... No worries, but it takes time. Once all the plans have materialised, BSS will be a developed township as well. Lol... the list of amenity is long, but I suppose mostly S2 residents can enjoy as wel? Same like BSS residents tag along with the amenities in Seremban 2 currently.. |
