Looking at the map there is no jam on highway, only jam spot in KL.

So if you drive according to speed limit then yes i might take 1 hour 15 mins, usually it takes me 20 minutes toll to toll.

Toll fee is RM6.9 Seremban to KL. Not too bad, Shah Alam to KL using MRR2 + Smart Tunnel also cost RM4 + RM3 (RM7) per trip.
*
20 minutes toll to toll within speed limit? Bandar Ainsdale toll to Sungai Besi toll about 45km.. If driving 20 minutes with constant 110km/h tak sampai... biggrin.gif

How long it takes from BSS to Bandar Ainsdale toll? Direct highway road without traffic light?

Are you a fellona owner?  this weird smell /smoke topic has been going on and off for a long time.

I have personally checked it myself whenever i am there, I didn't find anything unusual.

I also spoke to my friends who have stayed in the village near KA since they were young, no one has complaint about this matter. Sometimes they joke they get sick easier when they come to KL.  blink.gif

KA has compiled with the stringent requirement of DOE, one should not over worried about it. This is better to leave the waste management to the expert rather than leave the land unattended or occupy by unknown factory.

Huh... Then should build another waste management center in BSS instead? sweat.gif

Of course this is the preferred option anyway BSS buyers should have done their due diligence before signing the dotted line, they know about KA before buying the property.

However I found most of them who said KA doing this and that actually unable to provide solid evidence or may have certain motive, one should see with his/her own eyes and feel it themself instead of listening to unfounded allegation.

...

SEREMBAN, 1 March 2015 – The air quality surrounding the neighbourhood areas of Kualiti Alam Waste Management Centre is at a safe level, following the fire at the facility on 27 February 2015.

The Department of Environment (DOE) has confirmed the air quality level based on air quality monitoring carried out by DOE, Alam Sekitar Malaysia (ASMA) and Kualiti Alam since 28 February 2015. There were seven (7) air quality monitoring stations has been set up to continuously monitor the air quality in Bandar Sri Sendayan and Seremban 2.

Anyway one can't relate the skin disease with KA until there is scientific evidence.

Any government with sound mind will not let Royal Malaysia Air Force to operate here if KA is so bad.

Actually that's a plus point, since we know that BSS is politically linked, well... it is MP Hassan's project, this is a known fact, which means this place will be given priority and carefully taken care of by the state government.

This can be well justified by all the major infrastructures that were developed alongside to the development of BSS. Roads are wide and straight, new toll @ Ainstile is opened recently, another new toll will be completed by 2018.  A new highway will to connected to KLIA, etc.

Without the government influence it is difficult to have this kind of progression.

That's why BSS can sell like hot cakes!
*
Bingo... Well said.... thumbup.gif thumbup.gif

Don't need to deny the impact of the KA.. The most important element in BSS is the political influential people behind the project and supersede the impact of KA... brows.gif brows.gif

As long as political influential people still managing the state, BSS will continue "be forced" to grow, regardless KA is there or not..

2013 PRU DUN is 23 vs 13, still okay ler.. BSS is under which DUN, Labu? hmm.gif Pity to other places in NS which political influential people don't have land, chances to grow under government driven project is very limited ler... sweat.gif

I like the way you put it, "be forced to grow", that would be the best scenario in any investment. You observed the trend, capture the right moment and ride on the trend. Your capital will be "forced" to grow!  flex.gif  flex.gif  flex.gif

BSS is under N27 Rantau, Mohamad Hasan's base camp!
*
Yeah.. If nobody move in, they will "force" people to move in as well.. Example is the TUDM camp.. brows.gif brows.gif

So no worry about the KA, important is to ensure political influential people remain to be influential in the next election.

So, should know what to do in PRU 14 later right? You help them, they help you (to secure the value of investment) mah... thumbsup.gif thumbsup.gif

Haha another "force to grow" area will be Labu that belong to Sime Darby's (being a GLC Sime Darby political connection is beyond doubt) which is located next to BSS and almost equal distance from KA.

Don't forget HSR Seremban station is located in Labu
BSS+ Bandar Ainsdale +S2 residents are the major beneficiaries as Labu not yet fully develop and Seremban old town is a bit far from the station.

When Malaysia Vision Valley Infrastructure Rollout Plan up later this year, whole Seremban District + part of Port Dickson will be forced to grow too. brows.gif

MVV project will be announced this year, a good propaganda for the PRU 14.. Implementation need to wait CPO price revive first, else might need to have higher tax on rakyat to support the "forcing grow" loh.... cry.gif cry.gif

True, resources will be pumped into areas that are developing. That's why it is crucial to invest in a place that it is developing so the investors are able to benefit  from the spending.

Today is private launch, only open for Matrix property owners to make priority booking.

Seems like Matrix owners are quite supportive of Matrix new projects giving them repeat sales.  thumbup.gif

Private launch for repeated buyers only? Currently BSS occupancy is fairly low, so the new launching open to repeated purchaser first? sweat.gif sweat.gif

This private launch is to give owners a priority to select the units they want. This is a common practice in the market, I am sure Sam gor you know as well. Being given priority is also to reward the owner's loyalty.  rclxms.gif  rclxms.gif

But owner's buying doesn't mean they are the one staying there. I spoke to a few people, the parent is buying for the son, the son is getting one for the sister cousin, siblings moving in to BSS, friends are recommending friends, etc. Families  and relatives wanting to live nearer to each other, that's quite common as well.

Actually this is the most powerful marketing tool, by word of mouth!  biggrin.gif

This also shows the owners of BSS are confident of their product and it's potential.    thumbup.gif  thumbup.gif
*
BSS to reward the loyalty customer is okay, can open a private event for the existing purchaser is also okay. Nonetheless, just need to make sure the good units are not grabbed all the first batch purchaser, else when open to public only left those not so good units, then really not fair leh.. Do you have the sales chart to share? Which units are blocked for staffs/business associates and which unit are blocked for this private event?

I don't call this discrimination as every company has its own policy, just BSS needs to be more transparent in this context and provide an equal chance to all purchasers (staffs/associate/existing buyer/public) to choose their units.

逾400人漏夜排隊搶購 3小時269單位售罄
http://www.chinapress.com.my/20170409/%E9%...94%AE%E7%BD%84/

Really unbelievable, all 269 units sold out in 3 hours in this soft market confused.gif

Heard that very high rebate offer for the day, I suspect GS Realty is the one who "manipulate" this, so many young people there the youngest is a 19 years old property agent.....

I expect high reject rate and transfer ownership between purchasers yesterday to those not able to get a unit then.
*
Wah, no open to public and all being telan by the current purchasers? 19 years old property agent also go to queue? sweat.gif sweat.gif

I think not just current purchaser but public as well otherwise what for they carry out registration for few months.

Understand that the rebate about 13%, the speculator may gain from this rebate by selling to other people with lower rebate.
This may work in good time but at this soft market, who died died must buy BSS??
*
I think so... Look at the interview, got one purchaser (property agent) said he came with 20+ friends to queue for the units. Geng ah.... thumbsup.gif
