Somehow since this sells at RM198k, getting the 90% loan would be around RM178k.
Bank usually will use this reason, loan amount is not more than RM200k/250k, so the interest rate shall not be that ideally low. Usually around 5.0%.

Somehow, these rumahWIP are catered for low-med income group, why the higher interest rates?

Bank likes loaded one. They will offer credit card, free gift, lounge, priority banking no need to queue, serve Kopi, special exchange rate, etc etc.

Poor one ? Need to queue, higher rate, panalty kao kao if late payment, sue u etc.....

As far as i hate bank, but at the same time i need them to keep my money safe

Since in surplus , go with cash . Don't bother about interest rate

Which gives me a goosebump, where these rumahWIP are supposed to catered for low-med income groups, but why the higher interest rates for lower loan amount?

Thats exactly the point here, which you just mentioned it..
The bank WONT CARE....

yes 4.5 normally. but i did 4.45 for this project before because customer profile grading is A, easier to appeal for better rate, 5% maybe is CIMB or RHB? sometime it depends with bank also.

one question on RUMAWIP or whatever affordable housing scheme property:

if say someone qualify for RUMAWIP and purchase one, then subsequently within a year, goes out and buys a high end 1M RM condo, will the authorities check and tarik balik the rumawip from this person?
