There is no hard rules in investment. Given alternative investment opportunity and risks involve, investors could choose what ever it fit zis preference and appetite. buy when blood is knees deep on the floor.

good to hear that you made it. in your case, i think you acted fast before the price adjustment, small profit(rebated price?) but nonetheless good timing. many i know are still struggling to sell- due to inflated purchase price. Even selling below spa price is a problem, couldn’t paid off borrowed amount. limiting investment opportunities. my apologies for judging one side, perhaps still can make from ms but different gameplay.

i know most MS landed make some money, then and now.

yes timig and luck play vital roles too.


if based on spa price, i made 10%.
if included burung awal, I made 16%.


there are many properties bought 3 to 5 years back now also sangkut. Doesnt matter what developers or brand names. EcoWorld, Setia, Sime Darby, Tan&Tan semua kena sangkut. To single out MS is a bit unfair althought i must clarify that I am no MS Fanboi.

important thing in property investment is about holding....

The holding not just you can fork out every month installment and maintenance fees, but the most important your property is easy to rent out with ROI higher that bank interest rate....

even you can hold with every month pay full installment... but you pocket eventually will empty.... unless your have father like Superman Lee...

The biggest burden of property investment is negative cash flow, which many novices have no idea and agents/developer/prop guru don't tell. unless one has strong positive cash flow from elsewhere many flippers/punters are unlikely to sustain for extended period.

many bad location and products normally bought by people that no holding power and most of them believe on what ever gurus and property agents told them without due diligence.....

thats why most of the lelong units come from these kind of areas....


good location and product normally the price wont be cheap and developer reluctant to give more discounts, mean the upfront was very high compared property that heavily promoted by so called property guru... many ikan bilis were attracted with big discount and zero entry which they hope can flip it after VP...

Lelong unit means the owner cannot afford to pay the loan right? how come from above listing there is one unit so cheap compare to other unit?

Each round no taker, price drop 10%.
All 3 units at different2 round of auction now.

With market rental at 700-800, what do you think the realistic price before ppl will bid for all those lelong units?

to achieve a basic 4% yield that won't even cover interest, 240k seems decent.

But what are the catalysts for future appreciation???
