How many thousand units gonna flood in years to come? Can the total 6 lanes highway caters those morning and evening masses given the fact that it is already so damn JAM now.

Big boss, i pass by there 4 times every day except sunday .i really don't think it is convenient to cross over OKR no matter jam or no jam

OKR from oug to Kg Pasir - yes , but not u turn, so if want to turn to petalz u must turn into sri sentosa first or make u turn b4 tmn medan. If come out from future D Sand to pj , u only can make a u turn in the junction jln puchong. Jam loh

Especially at night after 7pm, I don't think you dare to cross the road after seeing those cars and motors brows.gif
That's why I think in terms of walking distance to KTM, only applicable for D'Sands

This area will have more projects to come. Stay tuned. smile.gif

With more projects, there will be greater push for massive Infra upgrade. I'm not sure if Monorail is too understated for whole of OKR now. I would love to have a new MRT Line to cover the central-southern part of DBKL.

high rise everywhere dont mean the ppl are really staying there when the market is over supply, the price is hardly to up again , it is good for those ppl who buy for own stay in the future.
even many some ppl cant afford owning a house, the rental yeild sure drop. and then you can see a market valued 500k property just to let about rm1000, it is quite good for poor ppl.

Bare units to rent at Parklane @ RM1k is hard to find nowadays. More realistic amount (actual ready units and not sweet talk by agents) will be RM1.2k+-, with furnished units ranging from RM1.6k-RM1.8k.

You try to call them and ask if can arrange for a visit to one of those units that are RM900 or RM1,000.
Typical answer would be 'Just rented out' or 'Owner change mine liao'. Then from there, will try to further up-sell and bring you to other units which are more expensive.

Very old school tactic. Most important, is to grab hold on potential clients FIRST. Once they have your contact.....

Looks like parklane mmg 1k only.. with so many units coming up in newer apartments like this PV expect stiff competition for parklane.. best way to help parklane will be shuttle bus to the lrt when complete as it doesnt look walkable..

If am not wrong 1k might be able to cover 80% or 90% of monthly loan repayment even if you are 1st phase buyers. Rental should be from at least 1.2k or above, i reckoned.

I passed by OKR this morning.
Noticed DBKL sign board is up at the land between BHP and Citizen.
Stating that a 34 storeys, around 734 units (can't recall number of units clearly) will be built.

Note: This is between BHP and Citizen. Different from PV OKR which was plotted in the map above.

Perhaps I look at it this way, buy high rise then buy good location, cramp a bit nvm.

Are you sure PV is building behind BHP? I don't this that space sufficient for 700 units. It would be more practical to build on the left side of Citizen.

if this area should sell rm 550 psf only. As 1120 park avenue the transaction price also around rm 520 psf. However 1120 pa is middle apartment.

Where you get this location ? I cant see from their website. I dont think this is true.

This location is sandwich between 2 flat and 2 petrol station, not to mention there's river/big longkang in between.

The location had been update to beside citizen.

Noticed the show room when pass by OKR today. Corner lot. Same row with Millerz Square show room.
Very big signage: PLATINUM ARENA. You wont miss it from the main road.

low density and if still have buyers interested with OKR... most probably a worthy choice... hopefully its come with semi furnishing... to compensate being on a leasehold land when nearby all freehold...

unless buying from lelong or subsales of other projects in the vicinity... new freehold project here now dont cost the same anymore... even citizen 2 before sold out price increase til 650psf already... i doubt for those who want low absolute price for new project in OKR they have much choices for now...

2 Bedrooms 660sqft = total around 180 units
3 bedrooms 907/908sf = total around 400 units

well seems like PV actually make some effort on the facade and layout design on this project... not like the typical PV designs and still offer lower pricing in the vicinity....

350k nett price starting from level 9. Psf is around 530. So consider Low entry psf as compare with surrounding projects.

Good killer question. But no doubt still got many people like OKR. Only got addition of more and more incoming supply. Road expansion? New access road?
Certainly got no lrt/mrt or monorail extension over here.

Just like one of the agent, who currently staying and renting in Petalz, told me that she can easily get tenants in OKR areas. She rented a 3rooms unit in petalz for rm2400 and sublet the other rooms to other tenants for RM800-1,000.

I didnt know the existance of this forum until i was searching for info and reviews of this project. One of the agents just approached me lately for this project and i want to do a bit of study myself first.

I do agree on the location of OKR, middle of everywhere! A Klang Valley gem waiting to be unearthed hahahaha
Everytime we have gathering, with different ppl, end up sure meet at Midvalley.
Yea it is jam but come on, tell me somewhere in city that's no jam during peak hour?
I'm working in PJ, from PJ to MIdvalley already took me 1.5 hours LOL

I will definitely go into OKR, but just be wise while choosing project.

went to the showroom last weekend, so tempting to book a unit due to the lower psf compared to other condos nearby though the downside of this project is leasehold. Walk down abit to millerz showroom, nice products but psf abit too steep and is freehold.

Any other thoughts from sifus here?

Can share with us, if we coming from mid valley towards pjs, is this project site on the right or on the left?

My gut feel it is on the left...

I think is on the left. Yes I have been to sports arena nearby I would say the shophouses nearby of this area can be “improved”-to put it politely too hehe. Having said that, psf of this condo is superior for now compared to the other launches at this area.

After living nearby this area and sometimes needing to go to Subway or PJ, it does help in a significant manner if you are on the road before 7 as leaving before 7 means in less than 15 mins I can reach Mid Valley from the OUG junction.

nothing works in the end... status quo for the past 10 years or so... still alot ppl only move out after 8am... haha.... all keep on say OKR jam very crowded messy etc... but all projects always sold out or more than 80% sold... and getting more tenant supply to the market there but all kiamsiap type la... lol.... my brain hurts when think about the contradictory in OKR... lol

Are the high floors or lower floors more in demand?

Must be a lot of young buyers I'd imagine? I predicted many of those buying would be <30 or early 30s trying to get on the housing ladder and >80% should be Chinese?

this is more upgraded version of PV development so far, due to use famous architect for facade. and upgraded on the facilities and living lifestyle to match back the market there.

In terms of materials used it befits the price paid.

In terms of workmanship, it isn't shoddy and some of their earliest developments are reaching 10 years now, thus far seems fairly good as in no unusual leaks or deterioration in an accelerated manner.

Better to buy projects from this developer than those that are built by unknown or inexperienced developers as this one will deliver what they say and for the most part no hanky panky (between developer and seller at least)

if you compare Aviary, both PV Arena and Aviary is consider affordable project, Aviary view is is better and larger layout, it is 900sqft vs 1079sqft after all, one thing that PV Arena win is the location, i wanted okr and bukit jalil at first, but most of the new launch projects average psf is 600-700 for mid floor and above and i dont like lower floor

both the unit and different project also got the layout that i like, i can live with 900 sqft (888 after minus the AC ledge)

as for facade not much of a concern is not like you always go out of your house to look at the facade

i already surveyed quite a few pre launch projects around bukit jalil, okr, sg besi and puchong and already know what kind of layout that i want, and i buy for ownstay so as long as i like it and convenient for me then i buy it

the location of PV Arena and Aviary is obvious, i choose Aviary at first because it look affordable for that size and views but the location is too far from KL center, i'd say give and take la, since this kind of price quite difficult to get nearby KL center already, then recently i found PV Arena and it is nearer to KL center and i can choose higher floor and still save RM 40k, so yeah the advantage is quite obvious, no need to think much already

i didnt look into OUG because it is linked with rumahwip and share facilities is not mistaken, so i not very like it

Below is one of my criteria when looking for layout, i dont intend to offend other project's buyer, i just take their layout for an example so is easier for me to explain

I used to work there, I know how crazy it is, but now Setapak also 24/7 Jam. Last time I passed by the Jalan Pahang roundabout, at 11pm stuck at there almost half an hour.

got which area is not jam? as long as connected to main road or highway like OKR, bukit jalil highway, puchong, LDP, jalan kuching, jalan ipoh, all those road will jam during peak hours
even in serdang also can jam up to 30 mins for a short 5km road to The Mines or Balakong

OKR is jam during 8am-10am and 5-7pm, the rest of the time is still bearable for me though

Personally find OKR traffic to be fairly bearable.

Also there are many ways and means to get around the jams once you live there long enough. You also will understand how to beat the jams by playing with your timing here and there.

I used to live in Taman Yarl, always felt OKR traffic wasn't bad. There are 5 different routes I could use to get to city centre, usually the main jam wasn't at OKR but all the other main roads.

Want a bad jam? Try staying somewhere where you need to access it by the LDP highway or anywhere along Jalan Cheras, jams goes on forever.

Around that time, its usually jam, from 9.30pm until 11pm but it will be better in the future though. Now jam because of the sentul intersection, under flyover there. Coz they block the road, so going into sentul only has one road in, thats why jam.

almost all jams are caused by human driving behaviours.....

you can complaint kpkb but do you all followed the traffic rules and road courtesy? I see on the road cars that are supposed to turn left but on the right, then slow the car and forcefully cut into left side. other behaviour such as my time is more importance than yours, so you need to let me pass 1st.....cutting queue dan macam macam…...

The developer is applying for HOC. But as of today, still not yet get approval ya. This is confirmed by developer’s staff. So must get this clear ya.

Avoid this area like the plague! Condo security will have to be handled by Sentosa gang and foresee a lot of issues. Road access problem also being faced by other condos in the area because of RT in Sentosa area very powerful (you pandai pandai think which condo lah, got 2nd phase coming up now). Seriously, take my advise on this. Unless you want unnecessary heartache like the the other condo residents are facing now

Newbie or not, the reason i opened the account was to warn people about potential problems, something i as a purchaser was not aware of when i bought in the area and am now stuck with.
Unlike other people i am not selfish and wouldnt wish others to take on 30 year loans for something that doesnt bring them peace of mind.
Trying to bring down a project? I dont care about the developer at all, they have made more than enough money over the blood and sweat of their purchasers.
My warning if for people who are thinking of purchasing.

Real story

PV project in setapak mostly handled by their own team/own developer staff
and i would say everythings , yes , is EVERY condo also very bad in management .

AND the worst case is , most of their team will take 2 side or even 3 side salary (means that person working at few condos management)
1st year is manage by developer , 2nd year JMB and they'll be MC / Chairman , all insider regulated already .

Management part will be a big headache to owner , owner please beware

the only pros i can see among others okr project will be , this is the cheapest among in psf .

Also, to whoever thinking of purchasing please get approved by DBKL road plan. do not believe the sales person who will say anything to make a sale and earn his commission.
Citizen had the road access through sentosa closed as it was not approved by dbkl although the sales rep sold them saying that was a access road.

This matter got the curiosity of me so I had a lil chat with someone I used to go to school with, well he is now one of the "kepala" at Kuchai area. Asked him which gangs are active in OKR area these days that are disturbing various condos.

It seems the gangs aren't even local to the area and some come from as far away as Rawang and Selayang. Mostly small timers that are running illegal security services. 2 ways to solve the issue, pay more for a real security company or pay a bit less and ask one of the local gangs to "pow" the building and let the local gang solve the problem.

Anyway this used to be a problem with many Bangsar area condos as well. Now no longer.

Usually you don't bother them they don't bother you.

However if they do bother, then ask the JMB to beef up security by hiring security guards from a reputable security company, place a "Buku Lawatan Polis" at the condo's guardhouse and ask for there to be police patrols within the compound, just let the police in and let them do a round or two at the car park and common area.

If that still doesn't solve the issue, ask the men in blue who is the "kepala" for the area and join together with 2-3 other condos in the area and ask this fella to solve the issue, usually it is a one time "fee" 2 years ago the fee to solve it was around RM4k one off, now still around that price.

When someone lived here or spent condideration of time here talked abt gangsterism, our intention was rubbish n we were labelled for no good reasons.

When outsider gave a call n write abt gangsterism here it was good englsh n he understood it all.

if the maintenance is maintained by pv themselves, how is their maintenance? if they attend to the problem faced by residents and maintain the facilities nicely then i wont mind paying them hmm.gif

since not all JMB can do a good job as well

Gangsters come in all forms and shape. Pls dun relate to the old timer hk movie gangster movie type of setting.

Actually the original of 'tong' was a noble initiative. It helps to protect a particular community but have seen evolved to other less desired areas and intention.

yes, aviary is right beside the toll

behind PV Arena is kampung area, at night you can see those kids take motor without helmet, and the shoplot near LCW sport center is quite dark and shady, just be careful la

for the area behind, after the petronas is quite crowded at night, got a few chinese restaurant and mixture of mamak and malay stall around that area, during the day you can see morning market and chinese restaurant there

i round there few times already, at night is not safe to walk around even for a guy, day time is okay, but dont expect much from an old area without much maintenance, there is only mamak, some malay stall and 1 or 2 chinese restaurant within walking distance

I have to say I am quite impressed with the choice of words you are using mr bean.👍. It would be a big challenge for you usually in any thread to bring in more positivity rather than negativity. Why don’t you try to enlighten us if PA is not the right place to purchase, kindly give your knowledgeable “stars” experience where is the best place/best property to purchase now? (Taking into consideration the pricing, location , and etc)
