Ming Tien Food Court still draws the crowds, especially at night
The days of the Ming Tien Food Court, a popular eatery in Taman Megah, Petaling Jaya, are numbered.

It is not just the long-standing food court, but the adjacent badminton court housing Michael’s Badminton Academy, the discount store Fun Cheer and pet store The Pet Family are all facing the countdown.

In their place will be a high-rise residential-commercial project to be developed by tycoon Robert Kuok’s PPB Group Bhd.

The company, linked to the former Sugar King and Malaysia’s richest person, is expected to start the mixed development next year although it has indicated the project is still on the drawing board.

“We are still at the planning stage for this project and we will provide you with more information once we have finalised the details of the development,” says PPB Group managing director Lim Soon Huat in an email reply to FocusM.

Sources say based on the initial plan, the development is believed to have three 33-storey residential towers. The project will also have a multi-level carpark and retail outlets.

PPB Group has not provided visuals of the project and it is not known whether there will be major changes to the initial plan.

if this is purely the foot print of the foodcourt, ingress/egress is definitely gonna clash with the pasar malam.
unless the site covers the badminton court as well?
no doubt location is pj proper.
and expecting price to be steep. very steep.

1. The land itself cost >RM30 million
2. 30-storeys building instead of 33-storeys buildings

the surrounding landed sells no less than RM1mil.

so if the highrise is also price to such, it should or must be at least fairly decent size lor.
site is good.
if die die wants lrt, i suppose it's doable to walk to tmn bahagia geh.
but the pasar malam every sunday might be a turn off.

actually the milk is not really the cheapest here.
i like buying guilty pleasures here as it's much cheaper than elsewhere.

can grab some nice imported beers, lays chips, etc here.
pre-mix coffee here is also quite cheap compared to hyper

if you look at the renderings, it would seems the serviced apartments are sited at the back towards the row of houses away from the commercial shoplots. ingress egress to SA should not be affected by the pasar malam.
the commercial element of this project may be affected if pasar malam carries on though.

RM1100 psf seems lower than Segaris @ TTDI

If not mistaken Uptown Residences subsale is about this range too

Sunway Serene has pretty nice facilities but location not as prime as Taman Megah that has 2 lrts and schools nearby

Atwater no news..

RM1100 psf for TM apartment..can consider?

Taiko mind to share some thoughts?

So it will come with a food court, plus community area, badminton courts, grocery etc.
Also low density. Overall a good project surprisingly.

But at 1mil would you stay at a condo or landed property? I know nearby 1m can get double storey terrace house.

Moved to SS26? As in the Pasar Malam? Where would they find space? Kayu there? Part of SS26 is guarded too, so that's the only area I can imagine them putting a pasar malam.

If demand of this launch is genuine, the developer need not spend on advertisement or marketing. If the developer advertise or marketing before vp mean the "demand" was staged.

DEMOLITION works have started at the site housing the former Ming Tien food court in Taman Megah, Petaling Jaya.
The neighbouring structures – Taman Megah badminton hall, Megaherbs and Food supermarket and Fun Cheer souvenir shop – have either already been torn down or will be soon.
The 17-year-old Ming Tien food court ceased operations on Oct 31 to make way for a mixed development project called Megah Rise, which would occupy a 1.36ha plot in Taman Megah.
The hawkers have since moved to various locations including the new Ming Tien in Bandar Utama and K88 food court in Jalan Kelang Lama.
The residential component would feature a 31-storey block with 228 units and a seven-storey carpark.
The four-storey retail podium would have grocer, healthcare, food and beverage components, a multipurpose community hall and a two-level basement carpark.
Taman Megah Phase 2 Rukun Tetangga (RT) SS24 representative Chop Ai Kuang said residents’ immediate concerns were the traffic impact and security during construction stage.
“The developer has given us a hotline number for complaints or issues arising from the project,” he said, acknowledging that PPB Property was responsive and responsible when engaging with residents.
SK Khoo, who has been working in Taman Megah for 20 years, welcomed the project as it would mark some form of progress in the area.
“The neighbourhood can’t move forward without new developments.
“As this is a commercial centre surrounded by houses, residents are the ones who will be most affected by the project and the construction work, not so much the business community,” he said.
Two business operators hoped that there would be spillover customers after Megah Rise is completed.
A supervisor at Megaherbs and Food supermarket who only wanted to be identified as Ng said customers were concerned about lack of parking space and traffic congestion.
“Parking is already a problem in the commercial centre, and is likely to worsen once construction is in full swing.
“But we are hopeful there would be more customers upon completion of the project,” he said.
Megaherbs and Food supermarket was relocated to a shop along Jalan SS24/8 prior to the demolition of its previous premises.
A pharmacist, who only wanted to be known as Nordin, was also willing to wait out the construction period.
“We used to get spillover customers from the food court, so we are hopeful for a similar situation in future.
“We will just have to bear with the short-term issues such as pollution and traffic, until the development is completed,” he said.

KUALA LUMPUR (Jan 26): PPB Group Bhd will be launching a mixed development project dubbed Megah Rise at the former Ming Tien Food Court site at Taman Megah, Petaling Jaya in March this year.

Coming up on the 3.66-acre freehold site, the RM300 million Megah Rise development consists of 228 condominium units atop a retail centre, PBB Group property division chief operating officer Chew Hwei Yeow told reporters after the launch of the mass rapid transit (MRT) linkbridge at Cheras LeisureMall today. With built-ups from 768 sq ft, the condominiums will be priced from RM890 psf onwards, he added.

“The site is one of the very few freehold lands in PJ. The 228 condos will be sitting on the retail centre, which will complement the commercial lots around the area,” he said.

Megah Rise is set to be unveiled in March after it has secured bookings for 40% to 50% of the condo units following a soft launch in November last year.


It will be the only residential project for PPB Group this year.

The company owns two more parcels of land in Penang Island — one at Fettes Park and another at the New World Park hawker centre — with a combined area of 10 acres, noted Chew.

For the Fettes Park land, there is an affordable housing project within a normal development as required by the Penang state government.

The project is still in the midst of acquiring approvals from the state government.

The New World Park site, on the other land, is intended for a mixed development comprising residential houses, retail centre and hotel, but the project has been put on hold due to the current market condition.

“We are looking for land to undertake affordable housing as well as other types of development because we do not have much land,” he said.

Currently, the company is in talks with various parties for landbanking or joint ventures to undertake various types of development, including affordable housing project.

“[The potential location for affordable housing] could be in the Klang Valley. We are always keen to do affordable housing projects and if there is an opportunity, we will definitely do that,” he elaborated.

On the retail front, PPB Group has an upcoming retail centre called The Linc at the intersection of Jalan Ampang and Jalan Tun Razak.

It is opposite the Intermark Mall and will come up on the former site of the British High Commission, next to the BMW Service Centre Kuala Lumpur.

“Currently, The Linc is under construction and is expected to open in 3Q18. It has a net leasable area of about 130,000 sq ft and we expect a 70% to 80% occupancy rate upon opening. We will cater for the community there by creating a lot of exciting events and the retail centre will be a reasonably-priced place for both locals and expatriates,” he said.

Website registration is up. Been to their sales gallery. Seems doing pretty well perhaps because it is low density and good location. No need to drive and waste your time searching for parking to get your daily needs especially food!. Almost everything can be grab by jalan-jalan only.

IIRC 1000+ psf All the small units already sapu. Only left big units priced 1m and above.

This type of old matured area when redeveloped are very hot selling.

Now the older generation already owned landed properties surrounding this project seriously consider moving to this type of units for convenience (no need to drive in old age) and they have the moolah/leverage to buy. cheers.

It will rely on mechanical ventilators.

Many units were purchased by the very people who were complaining about it.

It will be similar in story to Seventeen. Many own own stay at certain types which would see a scarcity in the rental market.

Personally Uptown Residence is a better place.

ya, still have number of units left mainly big size 1600 - 1700+ and a few on 1100+. price is at steep now, rebates 8% + kitchen cabinet - not much difference from those who posted here year ago except there is MOT free from government till June which is quite some saving there.

any buyer here? the unit facing swimming pool is quite odd too as there are two big airwell right in front of your house entrance but still fully taken up by the buyers. any idea or this is also common for condo? isn't it will be quite dangerous given that this is half wall and the owner is like walking on the hanging path to his unit?

No good supermarkets nearby though. Would still need to head towards Atria or Starling for groceries.

Also these days food in this area quite generic and expensive even for PJ standards.

That is a bit of an unusual design for a condo but like you said it is fully subscribed as most eventually will get used to it.

Ultimately I believe both are good locations.

In terms of food, seems like DU is catering for a younger crowd while TM seems more towards those who were born, bred and now retiring in PJ. Like my mum for example who swears there isn't a better market in PJ than Taman Megah.

I wonder how well those true blue born, bred and now retired in PJ lang are adapting with highrise living as most would have scoffed at the idea of living in a flat or condo and the only thing that would do would be their 22x75 landed house (make sure it is freehold too)

If I told my mum to move to one she would tell me something along the lines of "See your uncle *******, buy condo then cannot stay and now must move to Putra Heights."

Hi all, I am wondering why is this thread so quiet?

I am interested in this development as it is in PJ. However, the price is really $$$ ... I guess that's part and parcel of being in a matured neighbourhood with available convenience nearby.

Irony is also somehow quality of living maybe not quite here yet despite the RM1M+ price tag for most of the units. I also foresee human and traffic congestion etc.

What do you think .. and any other recommendations for a PJ condo with similar attributes like Megah Rise ? Would like to hear your expert opinions esp those familiar with PJ area. Many thanks in advance smile.gif

i would have answered if i was the pj expert you were specifying, alas i am not.

what i can say is maybe you need to rethink why choose this part of pj?

as it is unlikely you're a sentimental pj local, and plan to spend big, have you checked out desa parkcity condos?

ask what is it in pj you can't find in this area. i can tell you it's a modern beautiful masterplan development with big features that no taman in pj can give you.

and government is doing something about ldp too, may even be cheaper to move between places you frequent.

Add in Ryan & Miho in Sec 13 (Jalan Universiti). Think it has slightly lower price (per sqft) to many central PJ Condos for a newer development.

KP's work seems pretty decent from afar. Used to see their work on The Shore in Malacca last time when i go back there on certain weekends.

The high price is to achieve a few things, deliver a property with high quality and standards, encourage own stay and discourage flippers and buying for rental income.
Ultimately subsale price will come down if no buyers but there are desperate sellers.

I don’t get why there’s customers or closet SAs defending high prices. Yet there’s self justification that it’s merited or makes you more exclusive.

The prettiest building in a run down area (it’s not Kenny Hills let’s say) is still just that. There is no inherent justification to the price and you were sold marketing gloss.

I like the facade design… and layout … not bad actually in reality.. can view at site… but it not my cup of tea cos not fix my investment criteria…too bad …their project really mean buy for own stay… even the smallest size also nearly 800k with one room and one bath… really difficult to dispose in subsale… rental maybe can get 2k to 3k for smallest unit… but for other bigger types… at least 4K and above to break even with 70% loan margin…

Of course there’s going to be buyers. Doesn’t make this a viable investment vehicle or capital preservation tool for own stayers. This is a “nice to have lifestyle” property for PJ boomers the way I see it.

No it won’t drop as this is clearly an own stay type unit. But the beauty of these types of places are that if you did want to rent it because inevitably some will be available it would be very cheap for the price paid.

Rental ranges from 8-12 psf, no maintenance. GF units available - most of the GF is f&b.
What type of business are you in? Similar themed businesses will be located together.

Don't even think of viewing this property. My aunt got her key and nightmare started since then. Whole PPB team is irresponsible over the defective issues. The team is causing more defects while working on the defective items. Most owners are left to go through distressing moments depite having had the issues escalated to the management. Trickery team. Poor treatment from developer and bad workmanship found after VP.

That’s lower than I expected it to be.

Fully furnished from 2.7k to 3.0k

Partly furnished 2.3k to 2.5k

I just got some replies from the area specialist. Dk how true is it but there’s one or two unit in Megah Rise transacted with 2.7k and 3.3k respectively.

Some owners asking 1.6-1.7 for double storey terrace and 3mil ++ onwards for semi d 😫🥺

Yeah but I guess the developer staff are no longer based on site as the remaining units takes awhile to clear. (Penthouses).

Those interested have to make an appointment prior…just FYI so won’t get disappointed when paying a visit.

Time to chop kuku bird sweat.gif ....hahaha...I personally experienced 2 times such incident due to heavy storm.

Most time is the wind manage to get into the void between plaster ceiling and concrete ceiling. Also the rain water also soak up the ceiling. End up plaster ceiling fell down.

Typically such plaster ceiling should not be fitted outdoor. Need solid material. Anyway, such incident is rare occurrence. But it doesn't meant it won't happen again.

My condo used to have such issue with plaster ceiling blocks at the high roof lobby entrance falling when there is strong wind and thunderstorm. We solved it by replacing all the plaster ceiling with aluminium strips. Never dropped again.

wah- surprise this megah rise really can demand this price.
wonder what is the magic?

2nd generation with parents around this area?
easy to visit/have dinner.
easy also to send kids to parents to jaga?

though- parking here been bad- met up friends here one of of the friday- cant get any parking even inside the mall for 30 mins.

makan place- yeah there are a few, then just that few.

Agreed, it was due to the water weight. When the water soaked up the ceiling, there will changes to the ceiling mass, the support cannot take the additional loads and failed. Most of the ceiling collapsed incidents were due to the same issue.

Water is very heavy, 1 c.m = 1000kg

My experience, can claim insurance (depending on what is covered) but it will take years for payout.

I doubt it is the water weight.... it is more like beneolli effect.
the air on top of ceiling is stagnant- so normal atmospheric pressure

the air blow the ceiling is moving- hence pressure is lower- this cause the ceiling to be rip off. similar to house roof being rip away during typhoon.

Anyway- the property is still new- developer still have some contingency and warranty fund.

of course the will claim insurance - try very best.

Malaysia's practice is owner to bear monthly maintenance. But some other items will depend owner to include/exclude like:
1. wear and tear items (bulbs, plumbing works etc.)
2. IWK (waste water treatment, payment by annum)
3. Access card deposits (in case of card lost)
4. Tenancy Agreement Preparation fees (To me this is extra earnings for owner la they usually have template oredi)

We know this, but he has a habit of wanting to know what he is paying for. So, far property guru states 0.45cts but that was in 2021, before completion. He will be here in Jan 2024, so he has a little bit of time to plan his logistics of moving in some of his personal fav furniture and belongings.

I guess the maintenance of 0.45cent psf is applicable for the first 2 years before handing over to JMB.
