Agreed, it was due to the water weight. When the water soaked up the ceiling, there will changes to the ceiling mass, the support cannot take the additional loads and failed. Most of the ceiling collapsed incidents were due to the same issue.

Water is very heavy, 1 c.m = 1000kg

My experience, can claim insurance (depending on what is covered) but it will take years for payout.

I doubt it is the water weight.... it is more like beneolli effect.
the air on top of ceiling is stagnant- so normal atmospheric pressure

the air blow the ceiling is moving- hence pressure is lower- this cause the ceiling to be rip off. similar to house roof being rip away during typhoon.

Anyway- the property is still new- developer still have some contingency and warranty fund.

of course the will claim insurance - try very best.

Does anyone know the maintenance fee here per sqft? A friend from S'pore coming over to work for a MNC and looking at this place to rent. But iProperty agents didn't respond to both his queries.

tenant no need to pay maintenance fee... is included in rental except utilities bills

Malaysia's practice is owner to bear monthly maintenance. But some other items will depend owner to include/exclude like:
1. wear and tear items (bulbs, plumbing works etc.)
2. IWK (waste water treatment, payment by annum)
3. Access card deposits (in case of card lost)
4. Tenancy Agreement Preparation fees (To me this is extra earnings for owner la they usually have template oredi)

never heard.... im landlord for few properties... never charge my tenants for MF...

im doubt...you are malaysian?

We know this, but he has a habit of wanting to know what he is paying for. So, far property guru states 0.45cts but that was in 2021, before completion. He will be here in Jan 2024, so he has a little bit of time to plan his logistics of moving in some of his personal fav furniture and belongings.

I guess the maintenance of 0.45cent psf is applicable for the first 2 years before handing over to JMB.
