here's the scenario, assuming the unit is RM 500K

he has separated it into two separate billings :-

unit (said parcel) RM 400K
car park (accessory parcel) RM 100K

now that is it separated, using simple common sense I am sure you can figure out what exactly is going on at the moment.

I do believed that Gen Y kids no longer pantang and does influenced Parents ways of thinking
