Ekovest definitely need to do better in their residential projects coz you're talking about pretty high prices with only 5% rebates, aka Tropicana style.

This boss definitely had big ambitions for property development, even though the delivery of this EkoCheras Mall leaves a lot to be desired.

Just read up a bit on this and the last news about his company and IWC is that they're hoping to get a 2nd chance for Bandar Malaysia.

But based on the pricing they're offering with just 5% rebates only for both this project and EkoTitiwangsa from my last visit at the iproperty fair in MidValley, I won't be surprised that not many units are sold.

Try going there one day. I was there on the week that it opened to the public and saw portions of the mall which are unfinished and you can see workers rushing to do the touch up here and there. Heck, on one of the carpark exits, you can see a crane still working with some of the construction materials on one side.

Try comparing this to Sunway Velocity when it first opened at the tail end of last year, where both the interior and exterior are complete when it was open to the public. The only problem is the dust in the carpark and the mall walkways. Same goes for MyTown, but I only visited it a few weeks later after it opened to the public, and by then, the dust are not there. In the latter's case, I only recall that the basement cp looked raw during the first 1 or 2 months and there are water leaks in some spots, but nowadays it looks much better and those water leaks are no longer there.

The GSCs in both MV and Gardens are different, tho. MV is the regular GSC while Gardens is GSC Signature. 2 different grade/class.

Not really applicable for this case.

Pretty much everything in life. There are folks around who just like to point out the negatives of doing something, be it investing in unit trust, stocks, migrating to a new place, etc.

The best thing is to do your own research and tune out the negative 'noise'. thumbup.gif

I wonder if the Ekovest will do the final touchup in the mall once the entire project is complete coz those bare concrete pillars and walls are starting to be an eyesore. unsure.gif

It's due to the cheap parking.

RM 1.00/entry (Monday - Thursday)
RM 2.00/entry (Friday/Public Holiday/Public Holiday Eve)

I wouldn't be surprised if many folks will use this mall's parking as their Park'n Ride and take the MRT to work/leisure.

Wonder if the rates are revised to be on par with the average KV mall, will this mall be able to sustain the crowd? hmm.gif

They seem to be gearing towards China styled F&Bs and restaurants, similar to Sunway Velocity Mall.

Not denying that it is a good mall, just that I wished that the developer could've at least touch up the carpark and the raw sections inside, regardless of what style that was intended.

Visited it twice dy in a gap of a few months and it still felt as if sections of the mall are still under construction.

Well, a proper link bridge is better than nothing...

Try walking on the link bridge from Pavilion all the way to KLCC. Now that is more than 1km and non-air conditioned.

Don't know about the rest, but I feel that the finishing on the walls and ceiling looks like a half-assed job to me after looking at the pics on propcafe's fb page.

Yeah, same here. But from the recent interviews with Ekovest's boss boasting about the 'cost-savings' achieved with this project, it seems like the 'raw' style is here to stay, like it or not.

The main issue I have with this 'raw' concept is the dust that will come out of the pores of the pillars, walls and ceiling and settle on the floor or any nearby surfaces. Will require cleaning on a frequent basis.

I'd understand if there are office lots and buildings in the vicinity or part of the masterplan, but if the mall is on its own such as Atria, Bangsar Village, Tesco, AEON Malls, etc., it won't contribute to the jam during normal peak hours.

If you're talking about weekends, yes, I do recall seeing a jam on the way to Velocity Mall or MyTown, but that's because many folks are heading towards Jln Pasar (or Pasar Road as what the older folks call it). Once you're past that section, it's pretty clear towards both malls. This is from my experience entering from the Sg. Besi highway direction.

As for driving to Ekocheras Mall, there is a jam on both sides of Jln Cheras but not many cars head into it until you see a line of cars stretching to the main road. You'll see a few cars going into it at different intervals, but the rest just head on their merry way to wherever they want to go.

Could be a few pipes burst and like you said, the rectification works are in progress.

The same thing happen to MyTown's basement carpark a few months after it opened but I recall that it was rectified quite quickly. Luckily I parked my car at the above ground carpark at that time.
