residensi enesta is good deal pun. i saw got ppl commented: Enesta > FCentra>Mizumi>Henge>FAvenue>Unio
*
Yes in terms of price, but residensi Enesta is rumahWIP but FCentra, Mizumi etc are not.
Even if you compare the normal Enesta project also better, even the design of normal Enesta abit weird lolx

How to quantify that bro?

And.. Will the 14000 total units of lakecity change the traffic condition for Enesta?
*
If you work in KL city & your stay in Lemanja, you still need to pass through Jalan Kepong or Segambut. No way you can escape from the traffic, even if you use Duke 2 in the morning you think it is safe from traffic liao?
I currently stay in Jinjang (just nearby Enesta), i work in Bangsar South and everyday i face the traffic problem.
I know how it is and honestly i can say no way you can escape from traffic if you stay here (either Enesta or Lemanja), but if you are working in KL city area and you are going to go through Jalan Kepong then of course Enesta is better (imagine 2-3 years later Lakecity there how many new neighbors going to share the road with you???) Do not forget Lakecity neighbors might use Duke 2 or LDP as well bro...

Bro, 1-2 months later thousand of new cars on the road (as no GST now). So everywhere will be jam like no tomorrow, no matter KL or KK.

Looks like the progress only until the parking levels (RumahWIP)
And there is only 2 years more it suppose to be completed.
At least 30 levels more need to be built, which mean 1 month at least have to complete 1 level. I have six sense that the RumahWIP may not able to be completed in June 2020. sad.gif

500k++ installment could be 2k++, so yes at least you need to have 7k income to get the loan, if you owned a Honda Civic loan installment 1.5k then you need to have at least 8k salary Lolx.

hello all sifus

im new here. can someone share me the entry cost for the
1. enesta non-rumawip and booking fee, d.p. any rebates?
2. enesta rumawip, is there any chance to get 100% loan for 1st time buyer? or still need to pay the 10% d.p.

thank you

my current wish/interest list
1. Tuan Residency - Pro's Freehold, KL address, low entry, facade ok. Con's Not walking distance to KTM/MRT2, traffic as expected in klang valley
2. enesta kepong rumawip - Pro's kepong is a matured area, good prospects near to future MRT2, good for rental gain, buy cheap rent high but the Con's high entry!! wtf 30k is not affordable housing it close to impossible to get this
3. Lanai BJ rumawip - Pro's BJ matured area, near to LRT for me under 1km is still walking distance, good for rental, near to stadium in future if MY football grow like those EPL haha sure surrounding value will increase $$$$ Con's just like all the rumahwip the high entry cost!! bloody affordable BS! but i think Sky Awani 3 some agent say 0% depo
4. Wangsa Maju Henna Residence reputable developer, singapore based strong backbone, the master plan quite interesting with the greenery yes resort feel like, Freehold!! Near to LRT but not sure how far from map under 1km, price is competitive compare to the Infiniti 3 crazy citizen! Con's entry cost quite high for me but its reasonable hahaha mostly my cons is due to cost cost cost
5. Please share your suggestion

Thank you.

I do not think Enesta RumahWIP still got Non-Bumi unit available now, even the non-rumahWIP also left few units only.
I am the rumahWIP owner and signed the SnP last December

yes i want too but the entry price is very high 10% compare to non-rumawip
*
No choice, else everyone can get it. If you not able to fork out that deposit or down payment, if you really not affordable, then just don't buy the property now. Why must suffer yourself now to buy a property? Since the market not so hot and demanding at the moment compare to few years back.
Just wait and prepare more cash first.

i think so, tat's y they have sales gallery. u may visit their sales gallery during grand opening this saturday.
*
If not mistaken, only left 1-2 largest units. To be honest, i think you should buy a property when it is first launch so that you can choose the best unit.
Property is not cheap and for some people they are only afford to buy only one in their entire life.
I believe the units left not the best one as it already launching for almost one year already.
Anyway, if you still think this project is good and you can't find any better (the unit is not your concern) then you can still go for it.
By the way, i am the RumahWIP owner, as Chinese always say, Win all if you act first, else you only will be the loser (just kidding lolx)

Half of non rumahwip units facing HTC.
Non rumahwip got more units per floor.
Non rumahwip got commercial shop lots below.

Rumahwip wont be facing directly HTC.
Rumahwip lesser units per floor.
Rumahwip more private as no commercial below.

Hence, this is the best rumahwip vs beside open sales project in the market today.
*
I think you missed the most most important point, rumahWIP cheaper Non-rumahWIP 50%
RumahWIP price - 300K
Non-rumahWIP price - Start from 450k
Of course the size of Non-rumahWIP is bigger, but bear in mind in the following 30 years RumahWIP owners save 50% of loan installment & INTEREST every month...
Calculate yourself how much of it ya, beside more facilities, more units & parking, bigger room size.
Is it worth to pay at least 700 more every month?
Hmmm think again, I choose RumahWIP?

The living room window is big, i am thinking to make some modifications (Eg. separate out one small area between that window and living room, with a sliding door maybe so that i can have a small garden there lolx)

No need to make it bigger, just modify/change the window frame so that it can be opened wider.

what are you talking about?
you get on par facility as non rumahwip block and yet want cheap rate? must as well go buy the 198k apartment standard no facility kepongmas 2.

and rumahwip block also come lesser units and smaller size. maintenance fees base on size. total collection confirm different. here an example simulate for you the calculation:
Maintenance fees set at 0.30 psf.

Rumahwip units set at 300 units. Size 800sqft.
Total collection: 800 X 0.3 X 300 = RM72k monthly

Non rumahwip units set at 320 units (non rumahwip block got slightly more units). Average size 950sqft
Total collection: 950 X 0.3 X 320 = RM91k monthly

You see clearly now the difference in monthly collection to maintain the whole building? Maybe non rumahwip block got slightly bigger swimming pool, slightly bigger gym.
*
True also from what you mentioned, RUmahWIP only 254 units.
Although facility for RumahWIP lesser then non-RumahWIP, but at least save 150k from the beginning.
Still a better deal hahaha.
