Yes Boss. Willing to pay 25% premium on bank valuation if directly on cemetary. Must be 67 acres for fung shui reasons. Apparently that number 67 is good fung shui.

Between the 2, I would pick HTC. Cemetery gives me the creeps.

Is the Enesta luxury? To say Enesta is luxurious would be an overstatement. The Enesta is a service apartment priced so reasonably with so many goodies thrown in that it was sold out in 23 days. I would dare say that this is the best project in the Klang Valley for 2017.

As for your neighbors we cant guarantee anything. But we have in one way asked for high booking fees to only get genuine n serious buyers. Hopefully, this will help in getting good neighbors for everyone.

As we promised "MRT at your doorstep, it is for sure as there will be a link bridge from the MRT to the front of the Enesta. We are only 50m to the mrt.

The retail outlets are to cater for both Enesta, Rumawip, the Public and those using the mrt. This mrt station will have a link to Selayang in future. It's going to be busy.

I believe the retail outlets will do well as the ground floors are not for sale. The developer want to control the tenant mix to achieve this.

In any developnent, the developer & lanlords have to decide if they want long or short term gains.

Long term gains.
Find tenants that has no duplication of trade n determine if their product and services are needed and suited there.

Short term gains.
Just rent to anybody just to get rental income.

I believe the Enesta retail entities will do well.

But if landlords too can play their role by getting suitable tenants that are able to sustain n make money. Landlords should look at long term gains.

The Enesta n Rumawip are two different entities.

Enesta is a service apartment (>430k) whereas Runawip is an affordable apartment (300k).

Runawip is behind the Enesta and both have separate entrances n facilities.
