Brief on Enesta @ Kepong......

Enesta is the only project directly connected to the MRT in Kepong.

There are 20 similar projects with the 100m radius of the mrt station and our study shows:
- lowest density project
- cheapest priced project.

I think you are referring to theJinjang Selatan Tambahan Lot 9714.

The deal is to build an apartment for 660 squatters no less than RM45M.

In return Developer X will JV with DBKL to develop a 74 acre mixed development project.

I have the full documentation.

However, Enesta is more well located.

Let me cover the the 2nd part first.
As a general rule....
Landed properties has a lower rental but a higher capital appreciation.
Condos on the other hand has a better rental income but a lower capital appreciation.
+ Property is like a stockmarket, some prefer blue chip counters n some go for speculative ones.

As for the first part which i have covered in our earlier post.
Enesta
250 units
30m to the mrt

Fortune Avenue
750 units
250m to the mrt

From the above, Enesta will fare much better in rental due to its proximity to the mrt n its low density. Apart from that the best plus point is the mrt at Enesta will have a line to Selayang in future........
