Based on your budget of RM800k, there is one Cradleton (DSL) intermediate unit available very recently due to loan rejection and the rest about 6 units are corner or end lot possibly above your budget a bit. For Merrydale (DSL) there are more chances as the price for internediate units are within RM690k - RM840k (during initial launch, plus around RM25k ptobably now) for 4 diff types. Mellowood, the coming new launch I would say the price should be above your budget.

Yes EM sales gallery is open 7 days a week. You can visit their show village while enjoying the nice landscape at Swan Lake there. Address or waze location - you can refer to post #1 of this thread. Now the Ecohill Link is open, so you can exit 2102 from the Lekas Highway to avoid the jam at Jalan Semenyih (some forummers said that Jalan Senenyih now not as jam as before after the Ecohill Link divert some traffic).

Your friend meant Jalan Semenyih right? That road is notorious for traffic congestion. Situation changed after the Ecohill Link open a week ago as you can have a smooth ride from the Lekas exit 2102 all the way through the Link to Eco Majestic at the North Gate (driving though the signature Red Capet).

Development is slow? I beg to differ. Since last year every quarter EM launched new precint / projects - Gentlebre, Cradleton, Tenderfields, Merrydale, Ivoris, and tomorrow the Rumah Selangorku gound breaking by MB Selangor. Soon this year, Melloood and Brighton. Is this slow?

Tenderfields is the precint for SD and cluster houses. SD way above RM1M but for cluster type 2A, 2B and 2C are below RM1M. Among the leftover, mostly are 2C as the last blocks open for sale came fom type 2C.

The facade and layout is in the brochure and can be seen / downloaded from EM website.

Ready made (I pressume you mean sth like subsale or buy a completely built house from the developer) - you start your full loan instalment immediately since the loan would have fully disbursed.
Ready in 3-yrs ie still under construction - you only need to serve the loan interest payments as the loan is still being released progressively.
