Fellow forummer "lucerne" PM and asked me the performance of PAMA, I did respond to him.

1. Introduction

Thinking about it, I always wanted to know how other Property Managing Agent ("PMA") perform in other condominiums.

PMA boast so much in their web site about their portfolio they managed but when it comes to handling your condominium, it comes to complete thrash.

2. Purpose

The purpose of this thread is to solicit feedback based on a set parameter/criterion.

3. Parameter

This is a default parameter of what I can think of, you may expand or add in your criteria of feedback.

Couple of things in mind, PMA's is an extension of JMB/MC's arm. It's not intended to replace the later. Most of the time, PMA fail to carry out their task because they are unfaimiliar with the rules/protocals in the condominium.

Default parameters:-
(i) Name of PMA:
(ii) Tenure in Condo:
(iii) Condo details*:

*for privacy reasons, do not name your condominium.

(a) Accounts
(b) Complaint/Issue handling
© Maintenance/Rectification
(d) Overall attitude
(e) JMB/MC involvement
(f) familiarity with both the Law and house rules.
(g) involvement in condominium policitcs.
(h) Total Fees charged and factoring used.

My company Clement Management has more than 10 years experience in property management. Our manager is highly qualified engineer with experience in M&E and very good at technical of buildings. We helped condo to increase resale value by maintaining the M&E of condo. We are technical and able to solve many M&E problems for lifts, water pumps, internal & external leakages. We also do energy audits to make sure the building runs optimally. We also good at managing the cash flow of the building. Paid 1 year maintenance fee also they charge late interest every month. What a bad system.
Swimming pool never clean
Public area not clean enough
1 pieace of glass at public area almost a year also never replace
Their appointed cleaners also love to curi tulang and clean airbnb units instead,during working hour
Also hire private company to pick up our garbage while we are eligible for dbkl to pick up the garbage. Appoint cousin cousin garbage company maybe??
Blocked access card residence when the maintenance not due yet
Their building manager is the worst(claim got 10 years experience lol)
Stupid building rule imposed by them ie resident has to come down to pick up food panda delivery
Car park never clean or rarely clean.they ckaim not enough time(but their cleaners go clean airbnb units during working hours)
Increase maintenance fee not even 1 year after(my monthly fee is almost 600 per month)

Please avoid pama
