My 2 sen:

Pros:

Location is good.

Price is very attractive


Cons:

Sovo
- got 6% GST
- whether it can be used as residential is grey area aka debatable but most 'investors' simply don't care.

Yes & no for carpark? LOL. No carpark is a big no no.

High density. Intense competition for tenants/buyers.

430sf 2r 2b is very cramped. I've been inside 301sf studio and one-room 452sf unit so I've an idea how tight the space is gonna be.


Other note:

As for developer worksmanship. I used to own a unit in Casa Tiara and the worksmanship is acceptable since there is no leaking or peeling paint etc even after 6 years. But .... look at the threads in LYN on the SS19 projects.

May consider this when the serviced apartments are launched. If price is no longer attractive, there are options elsewhere.

Anyway, I dislike the name "3rdnvenue".

Just pronounce it as "Third Avenue", easier that way.

Anyway, do update us when the serviced apartment phase are open for booking ....
