Back to the gateless topics, can I conclude that majority prefer gateless? If you notice the garbage area is face sideline, thus it is not possible to put gate without refacade that area.

I think its too early to conclude whether majority goes for gateless or gated , lets see after VP and many of us had moved-in then see how bad and worry of gateless community b4 make any adjustment , myself have no experienced living in landed gateless community , so i not sure how things will be tune out to be in future |

This raises another question. If the majority wants it to be gated then we have to install gates? |

If there is a gate, then you can let your kids come out and play at the car porch.
If there is no gate, it's a risk to let your kids come out and play, unless an adult can keep a watchful eye on the kids (i.e. no FB/whatsapp, etc..which is quite difficult in reality) Still, accidents do happen and if one is not careful, something bad may happen. Another thing is your neighbour all can walk up to your porch anytime (not a problem if they are all good neighbours Gateless looks posh though.... |

Lol nowadays kids play ipad, watch tv or ps4. 2 cars in the car porch also won't have enough space for these kids to play already unless inconsiderate parents go park their cars on the walkway and block the road etc. Better just make use of the park and clubhouse facilities as they are there for a reason hahaIf there is no gate, it's a risk to let your kids come out and play, unless an adult can keep a watchful eye on the kids (i.e. no FB/whatsapp, etc..which is quite difficult in reality) Still, accidents do happen and if one is not careful, something bad may happen. QUOTE(mthc @ Apr 26 2016, 11:55 AM) A gateless community is better. Yes, and it must be same pattern. This is due to strata title where we sign the deed of mutual covenants. But of course I still prefer gateless. More premium. Just thought of privacy and children safety. This raises another question. If the majority wants it to be gated then we have to install gates? |

guys, check your s&p.
stated there. vendor must fix within 30 days of submission of defect list, after which purchaser can notify vendor on the cost of making good the defect on their own. after the issuance of the notification, vendor is given another 14 days to fix the detect, after which, if failing to do so, purchaser start doing the fix. this can be claim back from the vendor solicitor from the 5% withheld by them (2.5% to be released after 8 months of VP, 2.5% to be released after 24 months of VP). |
