thanks, the indah water will be at east of ayra means it's nearer ayra phase 1,right. Since u said cogan build and finish quality is very good, I guess ayra one won't be alot diff? Tomorrow going to place my booking, hopefully I make the right choice  laugh.gif

ya i believe the subsequent phases will have similar qc

anyway if you have the holding power then i think it will be at least an "ok-ish" investment

Thanks man, corner at 1mil and end lot 900k. Macam not much diff compared to subsales price.

If same price what would you choose? Subsale or new?
*
I would take the new one if I have the time to wait, since it will come with 2 years DLP.

But i think the current subsale might be slightly cheaper, you can call up a few agents to ask

Take a look at Setia Alam, prices are at a huge discount now.

Was there 2 months ago to survey but the prices are all > 600k, mostly in 700k+ regions. Any cheap units now can share? rclxms.gif

There are plenty of new ones under 600k, just visit the Welcome Centre

I think it's under the Starter Homes Collection right?

But if comparing the built-up areas, the psf price is similar to the BBR price above, or even slightly more expensive depending on which type sweat.gif

However it's still a good buy at lower entry price, then after a few years can upgrade to a bigger house when there are more budgets thumbup.gif

The current gate width at Cogan is only 14'. Is it good enough to have 2 cars (assuming standard c-segment like Altis/Civic) park inside with both can move in and out independently from each other? Anyone with their gate at 14' can advise?

Else will need to consider moving away the refuse chamber to widen the gate to 16'. Trying to see if can save some money here smile.gif

Thanks

Interesting info. I think you meant NKVE instead of Kesas right?

Also about the land sinking and cracking issue, is it happening only outside the house (fencing etc.) where most probably is without piling, or the house itself as well?

Thanks

Hi, may I know anyone faced this type of leaking problem before? As per the picture below.

It's at the main switch board behind the main entrance door, right below the master bedroom toilet above it. But the water mark is only at the wall, the ceiling is clean. So I was wondering could be it due to water leakage somewhere else and the water flows down along the electrical cables to the switch bard area?

Thanks

Also noticed that there's a 20A switch at the upstairs family hall next to the lighting switches. But there's no aircon point there. Any idea what is this for?

Any possibilities that it's for the water pump point above the ceiling?

Thanks

Does it come with rain harvester system? If yes, probably there is a leak from rain harvester piping.. if leak from Syabas or mains, the water mark will be more severe as the water pressure is way higher.
*
Got bot not likely from this as the wall was dry when it's raining. So most likely it's due to seepage from the toilet above.

Hi all, noticed that there's a socket outlet next to the water tank area above the family hall ceiling, which i believe it's ready for the water pump installation. Got a question to those who has installed a water pump there, may I know do you put it near to the manhole? Also do you put a drain pan there? In case any leakage or need to dismantle the pump, the water will not stain the ceiling.

Thanks
