With cheaper psf of PV Mira, it's will also attract the own stay buyer especially those fresh graduate & young family as it's affordable to them.
Just bear in mind that all units in this project only provide 1cp. I went to its sales gallery 2 months ago and that is what the sales staff there told me.
If you happen to have an extra car, you'll either have to park outside or rent a cp from the management. The 3rd floor cp is allocated for the latter's purpose if I recall correctly.
As for the statistic of own stayers vs investors, I doubt any developer will have an accurate figure on it (due to privacy regulation, no one keep track, etc.). The only way to tell is when you move in to the unit or buy it via subsale.
