Was looking at the Amaya Maluri subsale units and suddenly remembered Lavile when I happen to be leafing thru this section. biggrin.gif

Location wise, I agree with the others that it is strategic (close to the city, Sunway Velocity, Mytown, IKEA Cheras and the shoplots surrounding it), plus more facilities compared to Amaya Maluri, but the deal breaker is the htc nearby at 100m (based on Google Maps calculation, btw). One SA who is selling a unit at the latter even took a couple of photos and one of the bedrooms happen to be facing it. doh.gif

For me, the advantages are it's close to Aeon, Sunway Velocity, Ikea Cheras and Mytown plus it's close to the city, TRX and Bandar Malaysia.

The bad part is that it's close to the htc, approx 150m ish. Just use Amaya Maluri as a sample (since it's next door to Lavile) and you get the picture on the distance.

As for the other new developments, there's also J.Dupion, M Vertica, Shamelin Star, Parc 3 (to be launched) and 28 Boulevard to name a few. Like you, I'm also looking around this area for our own stay. smile.gif

You'd best pay a visit and ask the internal SA(s) stationed at the sales gallery there.

I only paid a visit there once during the launch and after that, I lost interest because this condo looks like they're targeted towards investors. Just look at the unit sizes offered and you get the idea dy.

Then you have to factor in the htc which is pretty close to this development.

Yeah, but just make sure you don't buy a unit facing the htc, tho. Take one that is facing KL city.

Still selling to any Tom, Dick and Harry who's interested, mate.

As for celebrities, there is only one fully furnished 1,060sf unit which was given FOC to LCW. Other than that, no other celebrity bought it. tongue.gif

You can see it on the left side, but won't wholly obscure your FOV.

Those units should be more afraid of whatever is being developed on that empty rectangle plot right next to SV2, though.

That project is more to mid to high-end.

Their high-end project is Vila Vista, which is 200m away from the Tmn Pertama MRT station. However, its SE facing units will have great views of the Christian cemetery.

Just bear in mind that all units in this project only provide 1cp. I went to its sales gallery 2 months ago and that is what the sales staff there told me.

If you happen to have an extra car, you'll either have to park outside or rent a cp from the management. The 3rd floor cp is allocated for the latter's purpose if I recall correctly.

As for the statistic of own stayers vs investors, I doubt any developer will have an accurate figure on it (due to privacy regulation, no one keep track, etc.). The only way to tell is when you move in to the unit or buy it via subsale.

The negotiations fell through and they (DBKL) do not dare to announce it to the public.

Should've studied the situation first before jumping the gun and end up crashing and burn.

Ask Ku Nan himself. DBKL under his tenure sold it to PV.

It sucks, but what to do when the sale is already finalised (agreements and documents signed, etc.)?

Even the sales staff stationed at the gallery also gave me that price or at best, RM 890/sf after rebates for 1 or 2 units.

Bear in mind this is before they launched Block C and D.

Case closed and the project can proceed without any hindrance. Maybe those same folks who previously protested it will protest again, but it'll just be futile or symbolic at best.

Just let them protest. They also can't do much since DBKL couldn't pony up the cash to buy back that land.

And besides, the initial protest was only covered by Utusan (thanks to LiNKInPaRk108 for the news link). The other mainstream press overlooked it, so highly unlikely that it will get the same free publicity like Malton's Bukit Kiara project.
