43 floors here.. Like setia city's masterplan very much.. many plots for apartments/office near d mall..

Expect BBB if 500-550psf =)

Ya, commercial in setia alam is doing bad currently. Population there mainly go other places to work and coming back to sleep only.

My friend said this about Lend Lease opening mall in TRX, lend lease is lend lease but even in setia city many tenants losing money or just breakeven only..

Although i like setia alam, i feel the commercial area is VERY dark at night! I think apartments here very doable

Think it's too expensive la.. 550-600 here is doable as NO lrt here

mall tenants losing money... no surprise since so many have come n gone within last 2 years. it is the same with the restaurants in commercial area.

my read is biz operators got it wrong - the residents are low-mid income, not mid-high. the high income ones are a minority n probably spend their big bucks elsewhere. anyone having spent enough time in setia mall, tesco, eramas/e7 will know.

the newly completed apts in the north just came on the market, plenty available. these will be fine at subsale 300k or so.



the plan's been there for some time - service apts, hotel, medical center, arts center, etc.

given resident's profile and state of the economy now, will take a much longer time to develop...

Setia city residences have three blocks of about 350 units each, selling at 650 Psf according to the sales staff. But problem is.. 1NIH project has stopped construction for a few months under the instruction by govt. If this project not materialized, Setia city won't do well. Anyone know the reason why it stopped?

i am planing to rent a unit soho as my office....i am freelance it technical...basically i am alone in working...and maybe sometime my kids and wife come find me...i just need a place for working..(repairing customer pc) and normally will stay at customer place more than at office...(Just at office when need fixing customer pc)

is that safe to rent there now?

i going few time and seem now still no much people rent there...

regarding their security site,as i saw..we need a card to access to lift and each card we own can only going to each floor....is that safe for that??

Quite nice and really looks high end, as all units are equivalent to semi-d units in the sky. The facilities are given on the so-called e-deck are excellent.

This one is around the corner and expected to launch anytime for Tower Adora and Bella, maybe next 1-2 weeks.

Price could be RM 600+ psf onwards

Very hard to predict bcz this is the first high end service apartment within Setia Alam and even extend to Meru Klang. Buyers would be remain long time fans from Bdr setia Alam folks, for their sons or even from Klang.

The location is damm ideal. Next to Setia City Convention and next to Trefoil. I feel this Serv Apartment is better bet than a SOFO or SOVO.

Again, if able to hold long, this could be the buy. No competition of lifestyle living in this area upon its completion or else, compete with old landed.

sps got its loyal fanclub but i agree dsl much btr buy esp since ready. long run land still better unless highrise is in prime area?

Mr president, although service apartment is under commercial title, it doesn't mean that it will be subject to GST. In fact service apartment shall be under the exempt supply category. Just my little knowledge.

The indicative price is correct but an average gross price bfore they firm up the discount.

Service apartment governed by HDA is not subjected to GST. Follow the DO specifications, not solely on land title.

Its Development Order where the authority approval of what buildings, floors, total units, size, car parks on above the piece of said land and what conditions the developer needs to comply such as accessibility, etc and then Building Plan.

boss knowing the existing demographics (eco rich n alam mid n mid low) n poor performance of both setia city mal n setia alan commercial area, i think this wont be as good as some wld think.. cld d tenants possibly be tenby school kids family or do many of d expats n students live elsewhere n travel.. i think u r a tenby expert

1040 uits over 5.77 acres is gigh density to me.. shld be below 550psf to reflect the xtra profit frm higher dense development.

If its 550psf i say BBB!

1. Starts from $631 psf before discount.
2. Rebate package for existing purchaser: 4% + 4%(LCR)
3. Rebate package for new purchaser: 4% + 2% + 2%(introducer rebate)
4. Maintenance fee & sinking fund: $0.35 psf
5. Available unit build up: 858, 985, 1045 & 1221 sqft.

7. GST not applicable due to under HDA residential.

Don't know leh..... did not see anyone queuing when leaving SAWC this afternoon. But I did see ppl still setting up the canopy for tomorrow's launch. I think just go there around 6 am should suffice to get the good units.

The only only service apartment / condominium with med or high end features in SA and quite exclusive. The brand name oso there dy.

However RM 600 psf could be untested in such area, bcz no such other condo for comparison in terms of performance. But this SCR is different investment criteria from other cities, wherr you have some choices within a same radar or along a street, if not few kms away.

Seems nobody aware that all units are semi-d units? Thats part of the reason the costs quite high and its facilites located at 7th floor ( i think so ) double deck as well as with sky gardens.

Yes, the units are all semi-d type. I think there are 2 levels of retail units which will be leased out by SPS. The facilities are all at the podium level. Let me share some pictures here.

IMO, the usual ppl from suburb klang would prefer landed props at this kind of price level. Some after hearing need to fork out $300 every month for maintenance for the smallest unit already shaking their heads.

Bro, i quite shocked the sales is bad cry.gif cry.gif I recall lead resi near AEON Bukit Tinggi a lot of ppl queue overnight n all small unit fr phase 1 finish in 2-3 hours! i jus go kepoh. jus shows how bad the market is cry.gif cry.gif

I'm sure the response will be good if SPS priced it according to market expectation. Then again, it seems the greed factor is still there. Perhaps the management hasn't feel the pressure yet since the company just achieved record profit for the latest financial quarter. brows.gif

Anything sit under commercial land cannot be called as condo, in malaysia, condo mean pure residential. In New York City, all highrise called Apartment.. icon_rolleyes.gif

Setia City Residences Electric Bill are to follow residential rate, water bill under commercial as told by SA (So don't expect Free water from syabas selangor biggrin.gif)

When the economy recover and when there are more good news for Bolehsia! Ppl feel more positive so sure more will buy!

This year so many negative news - GST, toll hike, public transport fee hike, political uncertainty, China devaluing the yuan etc, definitely nt a good year to launch new projects.

Should be first time buyer 4% + 2% payable to introducer, existing buyer gets 8% or 9% (if accumulated purchase of SPS properties exceed 3 mil)

I sweat the banks who are giving out loans to this kind of deal, seriously. If the buyer qualifies 90% loan and that banks lend on the s&p price, essentially people can get cash back. The risk of write down on such loan is worth thinking twice.

Non SPS repeat buyers oni get 16% + 2%.
Correct me if im wrong.

Kamares is a very attractive project.

the Isle of Kamares design, it looks more like a 3 storey townhouse to me due to it's super low density. SEG Liu Li Garden superlinks mostly sold out, probably still left 2-3 corner units. Lepironia West Gardens semi-ds about 50-60% sold. The rest of the semi-ds in the "island" still left a few units.

Let's have more discussion about SEG at it's dedicated thread. This is Setia City thread after all.... blush.gif

But i think temporarily the supply of residences at setia alam is over.. So many landed and medium cost apartment not tenanted. Maybe becausealot of strong holding power investor from KL or other places. Now eco ardence coming up some more. Lols. Bunch of supply. With rm600psft locals would just go for landed if the purpose is for own stay. Plenty of landed supply within this range of price at setia alam. Haha.

Didn't really count but heres the first 2 block launch Adora and Bella. 3rd block not yet launch.
Actually not bad, got bridge link to Setia City Mall and future medical centre. Rental market also potentially from on going National Institue of Health as well as upcoming Segi.
Just average RM650persqft seems too steep for far far away.

I mean jobs.......higher pay jobs.

distance is irrelevant in this contact. Nearest is parkson there at jln meru. jamx3 already need 20-30minutes from SCM....during peak hours.......I think....or longer.

The entire precinct one of setia alam is zoned as international business zone. Thats why cinema can be screened at scm despite in shah alam.

But the take off of this precinct 1 is painfully slow.

Personally the lrt is irrelevent to setia alam.

i think its by PKNS.... if not mistaken.... with all the malay names on the apartments.... yea.... thats why im surprised SCR can sell at so high pricing.... there are still alot of landed launching nearby this area.... too high for anyone to think about SCR for now....

there are mid-low cost apartments, and there are mid cost apartments. Both are not the same....

BRE was asking mid cost apartments, I believe typically those in northern side, fronting Setia Taipan shoplots.

I believe there were 4 launches there already.....about 5k units all up.

and future launches of mid cost and low-mid cost are in the masterplan.....incl those backing cementary ground.

The whole SA project is an enormous development, so compulsory to have so many affordable apartments too. Soxo/serviced apartments are different case though.

maybe some side agreement made when SPS agree to sell partially of their land to PKNS and the other companies... in return they can fully develop their landed projects without bumi restrictions.... and PKNS also built alot of landed at the northern side as well... bumi can choose to buy their projects there...

It is actually GOOD for the SPS landed at Setia Alam North coz all the affordable apartments (>1k units easily) are built at the border of SA north so it will blocked off the view to the cemetary..

SA south has no affordable apartments (except for the low density Akasia mid cost apartment and one low cost apartment dunno what name)

So now can buy or not? SPS giving 15% + (Merdeka mystery draw 3 - 8%) + Existing SPS customer 2-2.5%. All these added up comes to RM500+ psf vs RM600+ last year!

Rent better than buy bro...over supplied now..lots of wide empty land ready to build anytime....currently the existing developers with projects in this area r SPS, Eco World, HCK, Sansuria, and Riyang..PKNS is in hibernating now while there is an aborted project right opposite of Petron Station...can't recall the name...U can buy if u plan to buy and stay for 20-30 years not going to sell anytime.

Im staying in puncak alam and think to move to setia alam, is this project worth buying? Went to their sale gallery last week and the sale person told me sold out…the shop below the scheme all empty…every tower have their own lobby but no guard…however layout is good and location is convinence…Read back the history post initially developer was launch in 2016 with price 780k for type d but after 6 years tower C selling 770k😅😅😅

if u need to travel to KL to work... this place and puncak alam no difference... lol... if u need a self sustainable township without need to jam to KL everyday... then setia alam serve your needs more... but still buying high-rise in this location... very overpriced...
