huh , i thought ijm used clay for all development.
*
phase 1 was really going at very attractive price... thats why no clay bricks... phase 2 onwards all clay bricks (after they increase 100k as compared to phase 1 ) hahaha

still not many ppl move to Perennia yet. Any idea?

For chimes a lot of investor, maybe perennia 10% -15% investor

I think by December you will find a handful of people moving in... after asking around.. quite a number of owner planning to move in by December during the school holidays... most are busy renovating their units now ..

hi all the sifu here.
ijm new launch 20'x70' corner or TA better?
*
Well you are comparing totally two different thing here.... Do you want a larger built up or do you prefer empty land for your gardening ? Another thing that eastken highlighted is do you prefer individual title or strata title ?...guess only you can find and answer based on your preference... As for me I will go for TA since I'm not so keen and n gardening and I like strata title more.. Albeit a higher monthly maintainence fees if course 😊 otherwise house spec quite similar... Both also sand brick... One got fence one don't have...

still not decided yet. End lot perennia or End lot Scarlet. Perennia 2% discount or signature kitchen.

scarlet no discount. SA still want to keep bumi unit. ijm is not in hurry to give any further discount.
*
Facade wise apart .... consider the following few points :

1) Are you planning to spend some money for renovation ? If yes, then perrenia end lot having a larger land foot print will give you more space to fit in things that you like. If you are not planning to do much renovation and dont mind the built up being a little smaller, scarlet provides slightly better finishing and slightly nicer interior.

2) Do you like a little more privacy in a smaller clustered homes ? if thats the case, scarlet having less number of units may serve you better.

3) Are you in a hurry to move in to your new house ? IF yes, then perennia might meet your needs.

4) If you ask which one gives you better bang for your bucks ? Definitely perennia will give you better pricing in terms of price psft. On the other hand, finishing in scarlet is also slightly better than perennia (especially toilet tiles and windows frame)... but not to much of a quality different as compare to periwinkle or wisteria ..... so it boils down to (1) whether you are going to do some extensive renovation...

Hope this helps biggrin.gif

they already released the specifications?
*
nope... bocor from SA hahaha... even saw the layout oredi... best unit if you ask me will be type A facing south single loading (facing padang)... going at 664k before discount... 20k extra for south facing and facing padang.. if you are lucky to be the first to choose faster grab this unit biggrin.gif Apparently there will be Type C with 2000 + sqft built up also that will be launched at later phase... going at 700++k......... but to me not so worth it....

the SA told me layout will be out shortly, didn't know already bocor so soon haha.
any idea on the pricing for type B? apparently type B has a slightly bigger buildup
*
5k more than type A for similar facing... south facing add 10k.... but type B no cul-de-sac.... all round-about one hahha ... only type A have cul-de-sac unit.. if you ask me... for 100sqft extra for 5k but not so nice site layout... i think type A is a better choice... you wont feel that 100sqft anyway... plus i think Type A layout is a little bit more practical.... biggrin.gif

Type A and type B same facade but size different?
*
Same land size but different layout leading to slightly different built -up... if you ask me type A layout is more practical plus it has better site layout... most of type A are cul-de sac with one of the row facing padang biggrin.gif If anyone is goinng for penduline i would recommmend type A

This is the lowest spec one.  Minus solar heater, conceal air cond pipe.  If enough cash, Chimes sub-sales better still.
*
yeap.. absolute price is low but psf price is high .....

Lower spec somemore, hmm, its more worthy to go to buy Chimes.

Lower price and much bigger. Built up also bigger by 300-400 sq ft. Plenty to choose from. 3% discount not too big issue bcz some Chimes owners willing to mark up

22x75 is very indentical DSTH in this good prospering township with modern facade and more rooms to grow. And assume in 10 yrs time, 22x75 still can grow further while 20x70 would stop at certain price tag and tail behind a 22x75's price. I analyze on footprint bcz specs like tiles can be change n upgrade.

But I wondering why Perennia subsales perform much better than Chimes. Seems the price goes better but Chimes, the price nvr go up although some owners determine to keep longer until RM 700k+

Salute IJM to launch this phase at this Nov or year end period.
*
Where did you get the information that perennia subsale is better that chimes ?

hi bro , hope you don't mind me asking , but what is the current market price for chimes type A sub sale ya?
*
Averaging at about 700k+- for 22x75 ... Can be lower for less desirable facing (last heard 660k for facing t junction) and can be slightly higher for better facing and hoide no with 8 in it

My info might be not exactly accurate anyway.

But perennia price from dev also 100k more than chimes... Starting at 660k I think... So have to consider that

100K higher than Chimes but built up & land area for Penduline is smaller! blink.gif So Penduline worth buying ka bro? blush.gif

Now sales in many DSLs in TA & ES also sangkut, no thanks to Penduline! biggrin.gif

if you buy to flip than think twice or thrice.. if buy for own stay for >5 years i think its still good .... I believe land (especially those far away from city) will still appreciate better over the years...

Got one question here...there is no commercial activities in this new area yet.
So the current and future residents need to go to KK side for banking, school, food etc.
Do you that the access road/ round about between KK and Rimbayu will be very jammed up in future?
Is there only one access road between KK and Rimbayu?
*
got kampung road also if you dont mind using it biggrin.gif
