Guess Penduline will be the last affordable landed in Canal City other than rumah selangorku, any direction boss ? BBB ?

Hmm, could be last affordable landed in BR only bcz the last dev of Canal City yet to launch any is Gamuda Land, at deeper part would be selling cheaper I think. Quite deep.

if not mistaken, Gamuda got 2 parcels. But i know 1 of the parcel is here

IJM will be launching apartments soon, maybe next year. Still many unsold units due to the slow market even though they are giving rebates and some of it they r absorbing the MOT.

been to BR last saturday, there is an increase of price for 1 parcel today , either periwinkle/wisteria/scarlet.
scarlet already starting with 840k shocking.gif

as i see the scale model for penduline, the padang is quite big, a S shape thumbup.gif

i think the most tempting rebate is with periwinkle ?
scarlet is with free MOT, while wisteria is with 2% rebate.

Went to look see TA's Bayan last 2 weeks = same concept with Wisteria's, price 920K minus 7% = much cheaper than wisteria...wonder which is the better bargain?

Somemore, now IJM increased price?? At this property slowdown??

TA giving 7% rebate now ? how about MOT ?

the only concern in TA is the HTC, even furthest row in TA p1 and p2 have only 600m distance with HTC, if you don't mind then go ahead.
point to concern is the spec. what i know is TA is using sand brick while Wisteria is red clay brick.
another point is the land size, 23 vs 22, and built up (?)

price increase should be due to loan disbursement from bank i think.

Price increase, but give more "freebie". So end up your total cost of ownership won't be increase too much. However, for those with limited 'initial sum' will be good as you no need to come out large sum of down payment + MOT/Legal fees... smile.gif

For TA (Bayan Residences), buyers are to absorb the stamp duty on loan, loan disbursement fee and the MOT. Built-up of typical intermediate of TA is 2429sf.

Overall, seems to me Wisteria and TA's Bayan Residences quite comparable.
