SD oso got land next to KH but that one I think they plan to launch SOHO, but it could be this piece of land oso & not Sec 10 since the former is near the LRT hub

Sure hot. PH is 1 of the best place to stay. BSP launch rumah selangorku, and PH also launch now, so 2 place to choose sure PH better.

Hehe.... Yes.
Strategic location. Convenient, going Sj, Puchong, KLIA, pj, Kk, Setia Alam also easy. Quiet and peaceful, I don't like crowded place like Puteri Puchong no doubt many claims is even convenient than PH with many shops and eatery outlet. Nice neighborhood. The roads are wide and not many vehicles.

The only draw back is no G&G other than sec 7 Laman Putra. This one subsale also asking 1mil and above dy.

PH now got school some more Chinese primary school and also Kingsley international school.

Agree with your points bro! thumbup.gif No traffic jams in PH even during peak hours! Where to find townships with no traffic jams during peak hours in KL/PJ/Shah Alam/Puchong/Subang??? biggrin.gif

That is why Putra Residence is sold out very fast as compared to SDP's other high rise developments like Serini & Mahogany Park where the sales are slow - now only around 60% one year after launch.

Putra Avenue oso G&G bro right? Maybe they are not fully fenced up like LP I think? Not only LP is G&G la bro, the most famous G&G in PH Is TG leh! brows.gif

Just donno with completion with new LRT hub, more and more crowded, PH will still nice to stay or not. BSP keeping promoting their BSP21 with PH LRT hub.

Putra Residence need ballot only can get one. Half day only ppl sapu clean clean.

PR still got available units bro, loan rejected ones!

No doubt in future Putra Point will be very busy with the completion of the LRT hub, just dont stay too near it should be OK. Yeah, in future I foresee lots of ppl from KK, BSP, TA, ES & BR driving to the PH LRT hub to park their cars there & take LRT to work! blink.gif

So RSK houses are for those earning below 8K pm. Pearl & Ivory DSLs in PH will sufer the most as their units are located nearest to them.

Anyway, it's already stated in the PH masterplan that this piece of land is allocated for high rise bldgs, so the owners should not complain.

RSK prices r controlled. SDP also selling 270k for 1000sf RSK in bandar bukit raja. Between these 2 properties, I'll say PH is better choice.

In the star today. Actually this is a really good project seeing that it's really near and accessible to major highways like LDP and Elite/AH2.

Last year I was about to go with PR1MA Alam Damai but didn't because even for studio unit they were asking RM240K. I hope can get selected for this project instead, sounds good for whole house at only RM170K and nearby LRT.

there is a loophole. in the conditions should state: Owners MUST stay at the unit, and not elsewhere.
and it should be for married couples (ie family unit ) only (must apply with marriage cert).
first post this thread may 2015, now 2017 only launch?

Better late than never right? I have monitored many affordable housing schemes and the one under Rumah Selangorku is by far the most affordable.

If you look at PR1MA and RUMAWIP, they are around rm300K, albeit there are some around RM200K too.

Rumah Selangorku has also been consistent like can only sell after 5 years etc. PR1MA had its agreement changed from 10 years to 5 years late last year and min income increased to RM15K. Kinda scared to go with PR1MA because of that inconsistency. Already tough buying a house, and the organization wants to make it more confusing with these policy changes.

Yeap. About 10 mins, and further research, it looks very well connected. Can interchange between LRT Kelana Jaya line and Sri Petaling line at the Putra heights station (just from googling, i'm not too sure if this is correct).

Just the downside is that Sewage Treatment Plant (STP) mentioned earlier.

Pls ask MB to build a bridge connecting to Kota Kemuning ....they are so many industries there ...

Just 1km( 3 min) distance becomes 16km (1 hr through rush hour jam)

Having bridge will divert traffic from putra height to bridge....Means lesser traffic at pH main road towards highway or kl during rush hour..

Also having link to high class facilities and FnB at Rimbayu, Ecosanctuary and Tropika Aman...

Currently food selection at PH so poor only see restoran tomyam,. Restoran bonda, everywhere

I thnk kk, es,br n ta residents will use bridge to go to ph lrt stn ie more incoming traffic to ph. Bro kvr is right ph residents go to usj n some to puchong n shah alam for fnb. Pros n cons lo poor fnb choice in ph less traffic n no jam in ph ma.

Wthr got high class facilities n fnb in d 3 townships yet to b seen lo

I went to the Harmoni 1 location and i have to say Putra height is a very beautiful place. The roads are big but no traffic and less cars. and the houses surrounding Harmoni 1 are all landed property. The LRT station is very near, infact can use a bicycle or bike to get there. Easy access to Puchong, Shah Alam and Putrajaya. Only cons to this project are two things:

1) High Tension Cable (HTC): its just next to the Harmoni 1
2) There seems to be an Indah Water sewage treatment plant (STP) next to it too.

Ideally, if you are serious buyer for this you'd want to stay away from the block facing the STP & HTC.

Thts y d bridge is nt welcome since there r less traffic in ph now. Very natural for developers to allocate less desirable n nt so good location land to low cost developments

I think I have registered since last year August 2016.

I can generate the Surat Pengesahan Pendaftaran online via LPHS website. Stated is my status ' dalam senarai menunggu', does it mean that i have already registered ?

Then, the next step shall I send anything to the developer as an application to this project? Just wonder.

hi everyone..

Anyone here with ard RM3.5K income managed to get a TYPE D resident somewhere else ? Also is the sewage confirmed to be on the A & C side? And the project date of completion?

Just want to make sure before submitting infos since we can only apply for just ONE type per application right? Thanks smile.gif

I'm not sure where you were looking at, but this is what i saw when i was there. the HTC is very near to the planned site.

anyways considering the location and the vibe of putra heights, i still think this is a great investment.

main reason is that the LRT nearby is interchange between the Kelana Jaya & Sri Petaling line.

D stp is behind d rsk site. If y r from giant n b4 u reach d rsk site there is a traffic light - if u go straight u reach rsk site. U turn left at traffiic light instead of go straight - b4 dead end u turn right go towards d end n u c stp on d left n same rsk site on d right

Hi all...

Today is just the launching and nothing more.Just simply register on lphs first and submit all required docs online for their approval.Once all 1700units (or lesser im not bery sure) successful applicants' name list is ready ,SD side will contact us for the ballot date.Then proceed by submitting in your hardcopy docs to SD for the purchasing process.

Make sure you put the daerah and mukrim info accurate during application.Also the ccris is a must.

recently I found the status was changed to "Ditawarkan Rumah" from "Senarai menunggu". but the unit was change from Jadehill (Jenis D) to PANGSAPURI HARMONI 1, PUTRA HEIGHTS (JENIS D)

anyone can advise me what can follow on this?

There is another round of selection after document submittion.

Yeah no joke. Document submission only took me 2 mins too. I was in and out so fast. Not many people when I went just now. Sime Darby guy said that as long as you got the letter, you're already given the house. They just need to do a cross check to see whether your document tallies with the one at LPHS.

We'll know the result in 2-3 weeks.

After which all the details regarding the house will be given in black and white. And we are required to pay rm1000 booking fee.

I didn't receive any physical letter. But I received an email asking to submit documents this weekend.

There's no panel I think. When I went today it was Maybank ppl. And when I ask around, they told me last week got BSN people. Cause I was asking if can do 100% loan.

Status already 'ditawarkan rumah' for this project but till now I haven't receive any letter, email or sms. Who should i contact regarding this? lphs? Tried calling but no one pick up the phone. I'm so eager to submit my docs. This is truly a dream place to stay.

From the comments above, some said they got email. I got a physical letter (didn't get any email). If that letter was never delivered, I would have never known I was offered this project. Better check and call with Sime Darby.

putra heights connected to a lot of highway and LRT not far away but seems like a lot of high tension cable tower built nearby...hopefully this project not that near to one of it.

try submit the docs, cause after submission you have many weeks to think it through. I've been waiting about one month now for a response but no response so far. Sime Darby people also said they still waiting for RSKU people to notify them.

I read somewhere that the house price originally rm150k, but they force you to take two parking bays (extra rm20k), so total is rm170k. how do you know price now is rm180k?

sure can get it. no worry they have 1700 unit , but only 800 unit plus ppl apply and got offered by sime darby, that day they informed.
just processing take time only ..

I've been to the site as well. yup, theres no unpleasant smell at all, but it looks like its not operating yet.
Is it possible that: now they're idling, and will only start operation once Harmoni 1 and 2 occupied?

Already called SD to enquiry about this weekend ballot. This weekend is the first batch for ballot and only has around 300 units. Most of them are Type C.

So be patience if you're not selected, as long as your Lphs account is ditawarkan then should be able to get.

The first batch this weekend is based on the name list submitted by LPHS to Sime Darby. So LPHS has break it down batch by batch.

Sime Darby will only call those names in the list by LPHS for ballot this weekend. I suspect LPHS does not have enough manpower to process all the applications. So it will come batch by batch and eventually you will get it.

Offer letters has also been given by LPHS to be send out through Sime Darby. Sime Darby will have them.

Called the developer, the person in charge said that I can visit anytime for the balloting as long as I can provide the documentations required.

U need to submit all docs related to loan application. Then bank will process. After that u will know whether u get 90 or 100% loan. If 90,then u have to find another 10%. Me, i withdraw frm my kwsp.

Still waiting for CIMB offer. the officer said CIMB lowest rate for 90% loan RSKU is around 4.35% .(t&c)

i'm debating either to proceed with this rumah selangorku harmoni or pr1ma cyberjaya lakefront. location wise both also not that good for me. but putra height nearer bit around 30km++. cyberjaya would be around 45km++. it would be my first house and I got offer for both. i'm single so no need to worry bout spouse/kids nearby facility but both also got best location. pricing sure selangorku more advantage but cyber more nice view and facility. Suggestion bro?

Oh so fast. My case bit different cause I past the date on June last time, and the officer said just send the document now and wait 2-3month. They also cannot confirm how many units still available. So what you reckon? Should I just proceed send document to Simedarby and wait? Last time you went the ballot process got many people?

You should compare with the 1000sqf in Putra Heights.

In terms of amenities, PH is better at the moment but Cyberjaya is also upcoming.
I believe the prima u r considering is not close to the MRT.
Could be as far as 2 to 3 km away whereas for PH, the nearest LRT is about 1.5km away. Estimated.

For me, PH is a better choice but don't take my word for it.
U decide.

1000sqf sure win liao rm250k. but I thought this one still not open yet? I actually really prefer PH. 170k, bank commitment also low. in future if want to buy more house still lot chance. Since this is my firth house just want to take advantage of the situation.

Have you asked why your loan rejected? Check your ccris, payment ok? Or high commitment? If payment got lubang two three times, it will need 6 months now to clear up the record. Try all bank also no point. not to discourage you, but try to identify the cause first.

Because if you try all bank, only after 6 months you can try to resubmit the loan. hold the application first. Ask simedarby to hold it first. Have a look at your commitment and ccris record.

This number can check sime darby status only, lphs status still need to call to lphs to ask. sweat.gif

check your DSR. how much installment for cc, and the ASB. divide with your salary. for salary less than rm3000, most bank would lend up to 60%.

I think if that your only two loan should be okay one. you really need to check your score. buy the report rm10 at https://www.mycreditinfo.com.my/. this one including the score. CTOSID also can, but rm25 per report. Good luck.

Actually is family house but parents can't loan so that time we put under joint name, if like that haiz

Dunno can use sister name to apply or not? If the salary <3k can apply rsk? I saw previous post said 3-10k range ?

i submitted my docs on 18june, sime darby PIC said already pass my docs to LPHS on 12 july, till now no response.
call sime darby PIC, she said i need to call LPHS direct to know my status (got unit or not - since my status in LPHS is "Ditawarkan rumah").
call2 LPHS at 03-55102122/77 from 8am till now no pickup/ response.
so frustrating. how do i contact them?
anybody got the same issue as me?
if need to go LPHS direct, i need to take off day.

i apply on march,on may " ditawarkan rumah", get the ballot on august last month... 6 months waiting, but my ballot session is the first ballot session, so i think yours should come after this.. haha dont use that depo money lahh

But no need to worry, you can print the offer letter on the spot there.
