I find Block C's position generally are better as there's nothing blocking any view front and back. It is fronting the water feature and garden. It was mentioned as million dollar landscape. I assume it should give u a sense of serenity and not some scary jungle. lol. The back of both block B and C would kinda have the northern KL and Genting view. Both block B&C faces North-South. Not so much affected by morning and evening sun except for the corner units. About the noise from highway, I think it will equally affect all 3 blocks except those facing east. If the windows are kept closed, noise should be very minimal. Anyway, the residence floor starts at 8th floors high up from the highway.

Block A I heard it would be open this weekend, but with a price increase of between 6% - 7% starting from RM320k after discount.

R u buyer also? I was witness the launching event @ palace of golden horses last month. I booked an unit in block c as well! I prefer block c even they just open up for booking from 29th flr - 40th flr. I don't mind to take higher floor bcox the price diff for each flr only 1k, with 5% discount even cheaper. So I do not hesitate to take higher floor! For studio/soho, most buyers are young adults/couples... They will prefer higher floor bcox of the better view & also more quiet... Just my 2 cents

Hi neighbor. I prefer somewhere mid low to mid floors. IMHO, in terms of straight view, there wont be noticeable difference between mid floor and high floors since it is already propped 8 floors up, and nothing will be blocking the view. But there will be big difference if we look down. Too high up, any nice view below the garden/swimming pool becomes too small to see. In my experience of staying in high rise, any people below becomes miniature at 15 floors higher. Mid floors gives the best of straight and down view. IMHO, 10th - 23rd floor would be the sweet spot for those choosing garden/swimming pool view. Not too low till joggers can see our naked butt sleeping, not too high to catch some yoga action in the garden. Those facing Genting side all units would have about the same panoramic view except for first few floors which would be below the treeline of the garden. The Genting side view would be quite nice for photography at night with the broad highway giving a nice light-trail and Genting's lights would look like heaven. So, if you've picked the high floors, I hope you have went for the Genting view.

Oh, and there are double ceiling high meet pod floors too with slightly lower density and some nice airflow. Hope u have picked those floors too.

And you are right on the price. after discount, the difference is not so significant from one floor to another. But would be a big difference between 8th floor and the 40th floor, which would be about 32k difference which translate to about RM200+ extra monthly installment. Not sure why some ppl likes the penthouse. Would be literally stranded if the lift breaks down. lol... Just my 1 cent.

Diff buyer got diff point of view... I still prefer higher floor as I like the nightscene of the city... Also not so disturbed by the noise from the highway...I choose the level with meeting pot also... The agent told me that the meeting pot is only can access by the resident from the same floor... Is it true? If not, it will be another security issue in the future cox everyone can access the floor bcox of the common facility ...

As far I remember, there is no more land behind block B & C for anything new to come up. Rest assured your view is unobstructed. Phase 2 will be behind block A.

I agree pod floor may have more human traffic at certain occasions as it is considered an extension of your living room there. Some like next to it, some prefer to be far from it. Personal preference. For me, I'd prefer the 2nd floor of the meetpod. Lower density, lower traffic, equally close to the pod if we wanna relax there by just a staircase down.


YL223, I don't think so the meetpod is only accessible to the resident on the same floor. It's for all residents there to use in case they have visitors. I think you could consider it as common facility. By the placement of the meetpods, I believe each meetpod is meant to serve about 3 floors up and 3 floors down tenants. If not it won't be fair for those units without meetpods to ignore them of the facility. After all, everyone pays the same maintenance fee right?

just booked a block C, agent told me price are same with block B.

my unit facing south (garden) 15 floor without balcany,322K before rebate
my friend book 11 floor same facing, 318K before rebate
all fully furnish except TV and washing machine.
spa fees all free but need to pay loan agreement fees, stamp duty

is that true same with block B?

Block C launch price is same or lower than block B depending which unit. Packages are the same.

Choosing a unit next to meeting pod... consider it is convenience for my future tenant hosting their guest...

Whenever I see this sort of email or sale tricks I will run far away. It will near 100pc investors into the project all waiting to flip at shopping 950psf omg or rent out to others. Small land out of 88acres already house 1xxx units...imagine the following phases...5 figures units flooding in in future. Omg again...small pigeon holes....I am not sure it is cheap at near 700psf but abs look OK..however this landslides prone area...omg...I just wonder...did anyone do the study on the performance of property UKAY area. Demographic etc. I am not expert but just sharing my2 cent....Andaman previous projs quality..how was it? To aim to sell it near 1kpsf it need to be something...this is not the real ampang address who associate with klcc leh. I will be shoot for sure to talk so much here. Just to remind ppls that...more homework need to be done rather than fall under marketing trick. U see now many projects' later phase cannot sell n developers start to undercut earlier buyers and not all the time earlier buyers will win le. actually, i did study about the area.
1. first phase 6ac for 1500 unit soho, density more or less equal with 750 units of condo.

or, we calculate base on plot ratio.
43560 x 6 = 261369 sf total.
450 x 1500 = 675000
assuming sellable area is 70%, hence total built up is 964286sf.

964286 / 261369 = 3.7.

mean the plot ratio is below 1:4. there are plenty of project at KL with plot ratio 1:5, 1:6. i dont see any problem with the density.

2. about 80% of the 88ac land will develop landed property, according to the master plan.
3. is quite far a way from landslide area, the actual site is flat land. if any landslide happen i guess MRR2 will gone.
4. personally i am not fancy for 1000 psf, 850-900 psf is fine with me. and my price is about 680psf, 306K. 1200-1400 rental if ok to me.
5. honestly i did consider Arte Ampang before, but Jln Ampang traffic turn me down, way too many condo at the same spot. this one just nice to me.


and by the way, i have a property nearby and familiar with the area.

Can not be all highrise. 88 acre sure is mix development, but Andaman style will build more affordable house with very high density, total unit for sure will more than 10,000 unit highrise in 88 acre, need to see thier master plan b4 sign the snp, andaman must fair to all buyer smile.gif
