just booked a block C, agent told me price are same with block B.

my unit facing south (garden) 15 floor without balcany,322K before rebate
my friend book 11 floor same facing, 318K before rebate
all fully furnish except TV and washing machine.
spa fees all free but need to pay loan agreement fees, stamp duty

is that true same with block B?

actually, i did study about the area.
1. first phase 6ac for 1500 unit soho, density more or less equal with 750 units of condo.

or, we calculate base on plot ratio.
43560 x 6 = 261369 sf total.
450 x 1500 = 675000
assuming sellable area is 70%, hence total built up is 964286sf.

964286 / 261369 = 3.7.

mean the plot ratio is below 1:4. there are plenty of project at KL with plot ratio 1:5, 1:6. i dont see any problem with the density.

2. about 80% of the 88ac land will develop landed property, according to the master plan.
3. is quite far a way from landslide area, the actual site is flat land. if any landslide happen i guess MRR2 will gone.
4. personally i am not fancy for 1000 psf, 850-900 psf is fine with me. and my price is about 680psf, 306K. 1200-1400 rental if ok to me.
5. honestly i did consider Arte Ampang before, but Jln Ampang traffic turn me down, way too many condo at the same spot. this one just nice to me.


and by the way, i have a property nearby and familiar with the area.

sorry bro, i afraid have to wait til next year official launch then can only see it. i only heard it from Andaman staff that majority of the land are aim for landed houses, will double confirm about this before signing SPA.

if 88 ac all for high rise, i will cancel my booking immediately.

master plan if approve by local authority cannot be dramatically change. for example if a piece of land are zone to low rise landed with low density, unlikely developer can built a 30 storey building on it. all we need to do is go to MPAJ to verify the future development plan.

of coz, you can say this is boleh land everything could happen MPAJ might approve them to built 10 20 thousand unit on it. but thats out of discussion.

Subsale buyers pay more to get the best units ma...
I think most of the subsale buyers or tenant will choose the best first.
Also Block A have lesser density compare to Block B & C.
Block A got only 36storey whereas the other 2 blocks got 40storey
Correct me if i am wrong.

As far I know, there are some delay in project approval due to the recent approval of road widening to accommodate for the SUKE highway, so some readjustments need to be made to the master plan and resubmit. They cant officially launch it without being approved first. They have already bought the land. It is in due time they would need to develop it or else they are paying interest for the land as well.

I see it as a good thing if the delay is before the project start rather than a delay during construction.

And since now other developer has started the "book now pay later" scheme, maybe at launch Andaman may adopt that scheme also, which would be good for the buyers. Who knows? At least there is a chance becoz it has not been launched yet.
