for this location beside the cube from 620 to 650psf FREEHOLD
i think is quite ok no? Location wise.. just accross street got McD and Starbucks and also near to Medical Center the abs entry price is as low as from 650k I quite like their 2+1 room w 2ensuite toilte despite 983sf and RIO CITY phase 1 and 2 already in plan. The mall is just right opposite. RIO city earth work also already started. 2 LRT stations within 1.5km drive Other than the traffic jam. .. what are the -ve points you guys can find? and best of best so many rebate and 10% direct off 18k cash voucher upon vp 10k voucher Free A/C I think the sales chart is quite positive at this market time |

i think the price WAS OK (initially) as my friend asked fr my take on it.. finding a tenant at 3k is gona be tough for a fake pavilion OOPS

Rental in puchong for this price is it sustainable for u to buy as investment ? or u r just dpending on future lrt stations which are not exactly walking distance. The only condo in the golden mile puchong with covered walk way and in walking distance is setiawalk. Maybe u can check the rate. And mind you, the rental is coming down too.

I think compare to EW recently launching, high rise there almost RM700/psf, "deep" location, leasehold and maintenance quite high for the greenery and environment; most people will feel Le Pavillion is a better choice even the rental comparing to monthly installment amount seem no good.

There are people believes property price will up all the way. Even with slower rate. So, they have a mind set you will not able to get this price in the future, the price may be double in 10 to 20 years.

Secondary landed in BPP is good, all guarded, well landscaped , all the amenities , all the commercial , hospital and schools nearby. U could get all your daily stuff done without stepping out of BPP. Probably the best township in whole of puchong somemore freehold.
Just that for condo at 650 psf in puchong , dont seem to be good value from point of view of appreciation and rental. If for ownstay and prefer condo , no comment. |

Well landscapeded as in the roadside leading to each taman are well maintained with plants and road nicely tarred. Very obvious difference with other township in puchong.
As for guarded, almost all of the taman are designed with only one access and with proper guard house built. For the performance of guards ultimately it is down to the RAs n security company. The most profitable plot of land ( and very sizable ) for IOI is at stake, so to upgrade the access road from LDP is not a problem. The only question is how long will it takes for IOI to do that. Being the cinapek company , they probably would time it with the completion of their own commercial components which mean could be years away.

Heard lot of -ve comments for BPP. Ppl are worry abt those small un-avoided issues like guarded security fees payment, landscape and so on.
To be frank, I am staying in BPP, ya...there are cases some owners (or some rent units) do not pay the security fees but so far there is no any single "Taman" in BPP is ended without any security (I can say none of any non gated & guarded area getting full 100% security fees payment from each owners). Also, Bnagalows here not only have flexi reno (not tied to strata title), but usually they having their own personal security guards. Also, for expensive and prime location, we can't expect developer to be too generous in landscaping. Each inch is $. Usually far places need more greenery or landscaping because of the location as a drawback, developer need to compensate abit / attract buyers. The shoplots beside LePavillion called "The cube" in BPP developer price is selling 5 - 13mil, I believe it could be the highest price in PJ, Subang or even Shah Alam for shot lot price. Rio City is a 10 years projects consist of Malls, office, residential high rise and commercial shops. of course the main road will be upgraded under the plan as well. Currents, BPP surrounded by all kind of shops, hospital, LRT stations, schools, reserve forest for hiking, cycling and many more....It has its potential for sure. Puteri 12 is my choice.

This project they launch during grounding work. Not when reached 4-6 floors. They can afford to launch early coz block b is more than 30 storeys that they have 4 yrs construction period.
Maybe block A will launch when reach 4-6 floors as it is less than 30 storeys thus will only have 3 yrs construction period. One of the SA told me for new launching, the commission is in pool. So, those SA shares it. May be not much commitment to sell more or the SA tat lcly already met his/her individual target for the pool. Do more still earn the same, why do more? Purely my speculation thou. To me, they r not stingy for this project. If u buy early, u get up to 15% discount. Of course u can argue that they jack up the list price to begin with. |

Widening or build extra excess is extremely expensive , of course IOI will only commit when they can use it as bargaining chip with mpsj to approve their other building plans. If they commit too early, mpsj might ask for other things as pre conditions. IOI also know how to play their game. |
