Preview started yesterday. Tower B now open for registration and price showing here not on display panel. They just showing and manged to snap it. Official launch targeting End October 15. Show unit ready for viewing.

I think IOI Rio City, 100 acre development infront of Le Pavillion should be on of the factor for consideration. What the SA told me during last visit...they are planning for neighbourhood mall within Rio City.

and another thing that's not comparable is skypod vp now vs lepavillion 4 yrs later.

very sharp. good job. One draw back in design. All toilets are in bedroom. Guest has to walk into bedroom to use it.

Yes, quite far away to the nearest LRT station, some more owners have to go through the commercial area jam in Bdr Puteri before they can reach the station.

Yah, why designed it like a landed prop with toilets in the bedrooms? No privacy la for the bedroom occupiers!

i only notice it now...... haha

didnt notice that while in the show room because the smallest room of 983sf unit, they did not fix the door.......

Another thing is the Master bathroom the window is so BIG piece and is right beside the shower area with clear glass.

Ioi said they have plan to improve the traffic with upcoming rio city. Let's see how fast they can get it done to ease the bdr puteri traffic congestion.

I think it's a little brave to design that. The conservative ones can tint the glass or put curtain over it.

IOI is trying to be too innovative & creative here la, which is good but the design must be practical la! The old school design of the common toilet located outside the bedrooms is still the best I guess?

No common toilet outside the bedroom is a little non-conventional but look at it this way. It has it's own merit. Especially if people in the rooms after their good time, they want to use the washroom without getting out of the rooms ....

They practiced this kind of floor plan for La Thea already...

one would think, seriously how many guest will really come to your home every day?

mayb IOi more concern the privacy for owner instead if guest...

Good for Romeos la, keep one lady in each room, after kautim use common toilet to wash up & proceed to the other room w/o letting the old folks outside know!

Bro, if IOI is more concerned iwth the owner's privacy then they would not design the unit like this right? Now the owner cannot hide the bedrooms from their guests who want to use the toilet.

So this type of layouts more suitable for owners who dont like ppl to visit them!

Privacy here can mean different things.

If the washroom is outside, people in the room after good time, they either have to dress up or wear a towel to go out of the room. If they wear a towel, it's like telling the world they just had a good time. So it's this privacy we are talking about.

Well, if guests pass through your room to enter the bathroom, and see everything inside your bedroom, that's a smaller privacy intrusion compared to the above. I think most people will not make a big fuss over people seeing their bedroom, especially their guests. After all you only have guests once in a while.

Good design & layout, I salute their IOI new style instead always traditional.
Meanwhile is a new generation of young couple, don't mind guest had live show but they may don't mind to share...in care^^

A little more than that.

I don't know about others. I usually strip naked before I enter the bathroom to take bath.

Reason is bathroom is usually small and congested. More so for a small space condo. There isn't a lot of space to hang your cloths and still able to keep them dry.

So even if you are single person staying in a room of a condo, having a sort of attached bathroom is nice.

True also boss, if the bathroom is small then very inconvenient to remove your clothes there to take bath, especially if you are big sized! Sure the clothes will get wet or you are bound to hit the basin or the door when removing your clothes.

So pros & cons la for having the bathroom inside the bedroom!

After reading about the bathroom window, I went to the sales office to take a look at the show unit.

My comment is that the glass window is still a little too conservative to be considered sexy.

A real sexy bathroom design is like this :-

Adoi, no FOC food so not many ppl will go for the preview la! I think SDP is better, any sales launch or event sure will have lots of FOC food! Times are bad, at least can cover 1 lunch ma!

The toilet design will make this prop famous bro, just like the discussion on Eco Gardens, not even launched yet but it is a hot discussion topic now!

i think the price WAS OK (initially) as my friend asked fr my take on it.. finding a tenant at 3k is gona be tough for a fake pavilion OOPS & puchong rental market (2.2k FF doable for smallest unit)

Rental play in puchong with this entry point (price) rily tough. 4 yrs later will b better?

i nt vry sure with puchong market but we cn see how demand is after lrt operational as nothing else in the next 3 yrs is worth waiting for..

And i rio city mall will underperform as puchong crowd will be shopping in pavi bj mall!!

One of the -ve point is that the LRT station is quite far away, got to battle thru the jam at the commercial centre before you can reach it. During peak hours, nt sure how long it will take to reach the station?

They have been having so many sales preview but no FOC refreshments or food served? So kiam siap!

Rental in puchong for this price is it sustainable for u to buy as investment ? or u r just dpending on future lrt stations which are not exactly walking distance. The only condo in the golden mile puchong with covered walk way and in walking distance is setiawalk. Maybe u can check the rate. And mind you, the rental is coming down too.

I think the easiest station to go is tractor there. Less traffic but not walking distance still.

Ioi very stingy. Only serve food this weekend for the official launch.

If for own stay, nothing to worry as long as it suits ur taste n budget.

For rental. For today's market. I think even 2k rental also hard to find tenant, for bpp.

RM2k tenant is GOLD class, must threat them well.

If want to gauge by rental of 2k at that area, then the le Pavilion needed to be priced at 450k lol
And that's u still need to top up if u taking ltv90

Flipping game is already over. What more this is condo in puchong, with really limited pool of tenants. Good luck to those who think otherwise.

I think compare to EW recently launching, high rise there almost RM700/psf, "deep" location, leasehold and maintenance quite high for the greenery and environment; most people will feel Le Pavillion is a better choice even the rental comparing to monthly installment amount seem no good.

Bro, every day drive out of Le Pavillion and go home also have to go thru the crazy traffic jam, not many ppl can tahan la! So it depends on your tolerance level. It also depends on your defintion of "matured area" and whether the matured area has only one access or mutiple access. If it has mutiple access with some not so jammed, then it's better.

There are people believes property price will up all the way. Even with slower rate. So, they have a mind set you will not able to get this price in the future, the price may be double in 10 to 20 years.

Totally agreed. Price all up for Petrol, Toll; implementation of GST, shrinking of RM all causes high inflation and soon all prices for goods and services will be adjusted to new higher level. So, I didn't see why property price will goes down as many people think.

Prop prices in the secondary market, especially the ones in prime areas, will never go down, at the worst level maybe stagnant only. However, for new props, developers will offer rebates & freebies to attract buyers to push sales.
