With the new development infra, I have shown that it only takes around 15 minutes from Lekas Semenyih toll till Batu 11 toll, even during peak hour, which I presume slightly a few minutes more compare to Sungai Long resident.. Generally, the property prices in Semenyih still lower compare to Sungai Long, which I believe shall have a lot more room to grow.. Time will tell though..

good things for home buyers, will get more choices in future for landed.

forsee SEH adn EM will overtake sg long and mahkota cheras in near future become the top choices for KL southen part for landed choices...the access road planning is much more better compare to sglong and mahkota cheras, direct link to highway without traffic light.

mahkota cheras is suffering on the traffic light junction for nearly 10 years already..now still suffering...

sg long is better even though lots of traffic lights but the timing still manageable and one good news is another new access road to silk highway will open soon at sg long...

I presume Sungai Long is located in mukim hulu langat instead? Mukim Cheras under MPKJ should be on the balakong part and cheras utama, no? hmm.gif

never been to setia alam,

just heard people said about it...

is it very good???

majority chinese there???

commercial activities wong or not???

for me commercial activities is very important, because if your house is very nice but you surrounded by tree only, better stay in Gua Musang or Cameroon Highland brows.gif . brows.gif

you should go there...the commercial planning is much more better.

setia alam have a nice shopping mall at the center of the setia alam called setia city mall,got TGV cinema, lots of crowd during weekend...and ther eis nice huge park beside the mall, a lots of ppl play kites, cycling during evening time...

a huge convention center, nowadays gt quite a lot of exhibition during weekend which attract ppl from other part klang valley,

tenby international school is operating, tesco setia alam is there..

majority chinese or not, not so sure, i would say is kind like mixture...

sp setia maintain the township in good shape, even though handover to MPSA, but develoepr still upkeep the area, landscaping...

compare to sg long and mahkota fully depend on MPKJ which is very poor performence...setia alam is better, award winning tonwship somemore...

i see, what i scare is like putrajaya...clean and tidy, well planned....but you can't sense the "human" there....even it's a modern city, but feel you like staying in the jungle.

Sg Long & BMC almost fully develop, not much land available compared to SEH & EM.

Hopefully after the second link completed, traffic will be better, then push for flyover to KL/Balakong direction for Sg Long folk biggrin.gif

setia alam definetely not a jungle, the oocupancy rate is high...but you wont feel congested at there as the total township is huge and the access roads all are well place with wide road side...

sg long and mahkota just too congested with all the deveploments pack together, look at the UTAR, Hospital sg long and the shoplots all are pack together with just very minimum distance between each other.

I tot that one is for Cheras Vista and Vintage, anything less than 100 acres is considered small lor.

If we use SILK come from the Mines direction, the new access is in between of the turning left to Sg. Long and and turning left into Twin Palms?

I think you are over described the traffic congestion in BMC. I still leave my house at 630am everyday and I managed to reach Bangsar by 730am and take LRT to KL City and reach my office by 8am. I think it is normal everywhere.

from google map, can see big piece of land next to cheras vista...but not sure it is forest reserve or not???

the other way is to joint up with our neighbours such as cheras batu9 or tun hussien onn....but hussien onn is completely different with BMC/SG long even just divided by a road.... sweat.gif sweat.gif

You need to go there one, see how they plan each of the gated and guarded section.
