One of the lawyer that appointed by Exsim to handle my purchase is lack of knowledge about this project, and wanted to charge me legal fees for loan agreement.
To those who are about to sign or purchase, be caution and careful with the solicitor appointed by Exsim to avoid being taken advantage of, especially first time home buyer, i hope there will not be another victim. This might be intentional or unintentional, either way it is unprofessional and unethical. Details has sent to Exsim, I am still waiting reply from management before sharing whole story in public... Update: I just received a call from Exsim, they acknowledged the feedback and actions has been taken to rectify the issue. This post has been edited by lamode: May 23 2016, 10:37 AM |

QUOTE(richardkong @ Jun 3 2016, 08:31 AM) good place to own stay. investment is tough. i don see rental exceeding rm2k in this area for partial furnish. reason: no office population nearby, huge supply. put 10% down, it will be a long long time before ur rental breakeven with ur installment. however tis prop is cheap. family who bought and stay shud enjoy good rental yield n sale price once u r thinking to upgrade 10-15 yrs after vp couldn't agree more... own stay is |

QUOTE(brandon85 @ Jun 5 2016, 08:59 PM) Your analysis is correct provided that the development in the area stays status quo. You've also rightly pointed out that it is good for own stay (location + price). thanks for sharing your views In terms of the timeframe of return on investment, I beg to differ. How investable this project is dependable on 4 things:- 1. The success of Bandar Malaysia (5min drive away from Nidoz) If you're telling me that it's only Malaysian companies involved in the project, I'll be very sceptical about its execution. However, China Railway Engineering Corp ("CREC") is the owner with significant stake. CREC is a Forbes 100 company and with its financial strength, the landscape at the old SG Besi airport will change. As a start, CREC has committed to build a RM2bil regional HQ which will be completed within the next 5 years. Bandar Malaysia will bring in a number of working professionals and expats. The 458-acre project is set to transform Greater KL to be a truly world class city. 2. The high speed rail factor KL and SG have both agreed to build the HSR. The question is when will it be completed? 2022? 2025? The earlier it is completed, the better it is to Nidoz. 3. Infrastructure such as Duke highway 3 which makes a central location like Desa Petaling even more accessible. It will be a game changer. Duke 3 is firmed and will be completed in 2020. 4. MRT line 2 which is 7min to 10min drive away. I'm not talking about empty promises but projects which are firmed. With the above, I believe the owners of Nidoz will make handsome return within 2-5 years upon completion, rather than 10-15 years. My2c my expectation is much lower and less optimistic, but as a buyer, i hope i am underestimated the potential. 1. i used to work in huawei and i do not believe in China companies anymore. But one company doesn't speak for all, so we shall see... either way, bandar malaysia will have it own residential components, which i think may have some spoil over effect to Desa Petaling, but at a minimal level. 2&3. same as above, good to have, but minimal effect. 4. people will be looking for walking distance or transit oriented development if MRT is important to them. if it outperforms my expectation, i will be happy and take it as bonus This post has been edited by lamode: Jun 5 2016, 10:08 PM |
