In my opinion, density of the vicinity/suburb need to be considered as well in relative to its population.

Example, a tenant looking at Project A may also look for space in other similar projects in the vicinity, Project B or C or D or E. Total units in the same vicinity/suburb are also your potential competitors.

Within DBKL jurisdiction, all areas will see a surge in upcoming developments and density. You can't really escape from this.
*
speaking of vicinity, i think density is not too bad, but only nidoz is leasehold. yawn.gif

Just curios, with the discount/rebate given by the developer, in this case 15%, which means those buyer cancel the spa will have nothing to lose?
*
15% is not given at one shot, it's at different stage.

I got a offer from a agent,

ask me pay 13k per year for 6 year total 78k
will cover 650k if i am gg for 25 year.

if nothing happen for 25 year then i can get back 144k.
good deal?
*
if you need the insurance coverage, then it's okay.
from pure investment perspective, it sucks.

A 78k FD at 3.5% PA compound interest would give you around 150k after 19 years. probably few thousands extra if we add in the interest on progressive deposit for first 6 years. yawn.gif

Maybank hard to proceed due to my salary is paid by commission ,and there's a big different amount for the 6 month payslip ..
*
strange, could it be the loan officer issue?

i took a loan with MBB 3 years ago, that time many other banks turned me down due to high commitment.

Nidoz as Exsim's product are of top quality and most importantly their maintenance is prompt and good. Build is one thing, to consistently and continually maintain is another more important aspect.

Location and accessibility is good for Nidoz nevertheless nothing is perfect. cons for Nidoz is the surroundings and potential parking issue both dnuri and nidoz.

I am considering getting a 2nd unit because of its potential future value. See their other development, all increase pretty significantly. The next one will be Petalz.

come la, join the club for having 2 units with me smile.gif nod.gif

Which block you bought? I am considering very different blocks B v D (currently own a unit). Because the facilities access are different BUT units are RM20k difference.

And did you sell your 2nd juicer??
*

The price was rm9xxk. Rebate about 15%. But took 38th floor. Way high up. Anyways, why I like nidoz is the concept and the layout. Easy for small family with two toddlers. I am currently staying in bangsar...and alot of ppl told me moving from bangsar to desa petaling must be crazy...but I think the way the condo is built and accessible through many roads to the area is good. Also prices for condo and houses in kl is really high...bangsar houses are now on average 1k plus per sqft.very pricy and also need additional mone for renovation. I went to a few places even the vyne, trinity aquata and all and noted I think nidoz is nice even with the high density. Macam mini kampung on floors. Hopefully living environment is good and neighbours are all friendly.also good access to my working area near klcc...Let's hope now the rest is the paper work.
*
mind to share the reason u pick Block D over C?
isn't C better as it is closer the guard house? hmm.gif

Yeah true its closer, but mine was based on consultation with a priest. To ensure no problems later on when living there. The unit should face north west, block D slightly senget facing north west. also the unit numbers available in block C was not adding up to what i liked. end up only 2 units were within expectation, one in block B and another in block D. plus minus price also the same. end up took block D facing KLCC.
