Of course. Instalment start as follow the progression phase. Until VP, developer will need your bank to pay full 95% money. The renovation will start after VP. It last for 6 months.
So, Ion majestry, to be frankly speaking, (If you loan 80%, Use 1 year 7%GRR). You only receive your second time GRR on:
If:
Building period: 2009 Jan- 2022 Jan. (contract 3 years after you sign S&P)
VP - 2022 Jan
Tenancy start: 2022 Jun
2nd GRR will be pay out in quarterly basic: 2023 Sept.

It is too far away in future to say whether you still able to receive GRR or not. Why not you just buy the existing Ion Delemen unit?
It is more faster. You know, investment has to be faster. When people lost first interesting point on this project, you will lost earning money chances.

You may google the distance from 1st world hotel lobby to ion delemen, it is about 4 km away.
Proper road but narrow and winding at the edge, sometimes foggy, windy. I interpret it possibly risky.
So far, every time l observed during day time, no one was walking. Perhaps one may try walking and verify/defy my statement.

For the record, this is not the first GRR project with units in the lelong market.
Same scenario like a unit tenanted out also end up in the lelong market.

So it is either:
1. Owner didnt get prompt monthly payment.
2. GRR / Tenant payment not able to cover monthly bank installment.
3. Owner received payment but didnt use it to pay the bank installment.

Somebuyer didn't opt for GRR but instead get higher initial rebate to offset purchase price. So later no money to pay instalment ended in lelong.

developer also buat susah susah once u bought on consent and others...and all lease or whatever hidden agreement with developer bank also dont reveal and dont tanggung
only way is to buy cash and wait for all these process sorted out...with cash now there are ao so many option now with hundreds of landed properties queing in line for u to choose
