hahaha... I fear for iskandar from 2016 to 2018 when everything VPs..no need anymore commercial development cos many are gona be empty..

Actually, I think that is everyone's fear... but at the same time, I think the problem of Iskandar is not entirely understood. There are the older areas which seem to be doing reasonably well cos its developing slower. Then there's Austin which looks ok as well. Plus the industrial parks seem to be seeing a good take up apparently. But high-rise seems to be high-risk rclxub.gif rclxub.gif

Iskandar needs around 10000 good jobs to fill up those apartments.. so far many many industrial jobs but maybe only 30-40% of them can afford this high end condo..

Yes thrs a chansi n mus build RTS (HSR has little effect fr iskandar)..IF rts can go into Sing, can bring over all the share service/back end/manufacturing jobs first..

30-40%? watlou you see so high up meh salary scale in Iskandar?
those condos all above 700psf leh....even in KUL I think around 10% of salaried employees can ill afford them.

Ujana occupancy ok or not? Can be use as benchmark as it was the 1st condo built in nusajaya and not too far from medini area.

Boss,

I expect rental yields to be low..3-4% so maybe rm1k per room.. ppl mus remember johor had negative real returns until 2010/2011..

I think in the shorter term, rentals based on spillover volume from Pinewood can be quite substantial and the rates for fully-furnished 1 bedroom as high as 3.5k a month. Anyone else heard of this?

anything is possible but i think it's unlikely to be so easily rented out for 3.5 k for one bedroom. perhaps short term 3 months stay or something.

Mah Sing Group Bhd will develop the second Ramada hotel in the city, the Ramada Meridin Johor Bahru. It launched the first hotel, Ramada Encore in Meridin@Medini, Johor Bahru, in mid-September.

The Meridin@Medini has an estimated gross development value of RM1.1 billion, and both hotels will be managed by property management firm Topotels. The signing of the second franchise agreement was announced by Wyndham Hotel Group on Dec 8.

cheduled to open in 2018, the 26-storey, 322-room Ramada Meridin is integrated with the Meridin @ Medini development, which sits on 8.19 acres. Facilities offered in the hotel include a yoga and meditation deck, reflexology area, swimming pool, wading pool, lap pool, aqua gym, cafe, oasis garden, mini amphitheatre, tennis court, playground, pavilion and an outdoor gym.

Ramada Meridin is located about 45 minutes away from Singapore and less than a kilometre from from Legoland Malaysia. It will be part of the Medini township that is expected to become the central business district of the southern economic zone of Johor Bahru’s Iskandar region. It will be the fifth Wyndham Hotel Group property to open in Malaysia.

Got development in so many places other than Medini
Got Eco spring
Eco Botanic
Horizon hill
Mount austin
Kempas
Country Garden
Danga Bay

So much development
Can the locals & Singaporeans fill up these property?
Nobody knows.

A lot of them are empty especially during the week. You can take a drive to horizon hills during the week in the evening. Only a handful of "full time " residents .
