 Medini Iskandar, Investment worthiness?

Just wondering, as many agents/salesmen/friends have told me about Medini, is it really worth investing there at current prices? I heard it is as low as RM700psf, but can be as high as RM1200psf now... sounds quite steep.

Actually, depends on what you are looking for. As far as I know Medini got good range of properties although mostly highrise, but got shoplots/shop office, landed terrace house also.

While many are our local big name developers, I think got quite a few overseas players there also from china and hk. Singapore Temasek and Capitaland also got some projects there JV with Khazanah.

I think better check with friends who are based in that area and familiar about the developments there.

I see, any bros/sis here with projects to recommend? I heard there's no need to pay RPGT until 2020 or 2025, but is it true? Sure the government give these incentive? Last time at property fair I asked a salesman from certain developer on the shoplot, but the salesman cannot give me a real answer. The letter from Govt said must be resident of Medini... dunno how they defined "Penduduk Medini"

if you do buy a high rise, do chk out the strata issues. This is a problem for Medini only. being discussed by govt departments.

sgtrack, what kind of strata issues? That, no one has actually told me. Its not the same as normal high rise?

A friend invited me to go and take a look over there. He apparently is either working for a developer or has close ties with a developer in the area. Wonder if anyone else wants to go? Probably go take a look at Legoland since I heard the water park was completed.

Sound good that you go take a look there. Maybe tell us more after the trip lor. Last time I went there was the filming for some Genghis Khan show. I saw the studio when my friend brought me there. Got lots of huts and a great wall of china there.

But same question, worth investing or not and which project is better?

I'm staying in JB and familiar with Iskandar. Someone mentioned about filming of Genghis Khan show in Iskandar - Yes that was for the Marco Polo, a Netflix TV series, filmed at Pinewood Studios. They are planning for Season 2 now. When they are in production, the actors and crews stayed in Traders Hotel nearby at Puteri Harbour. Knew someone who worked in that production, the producer paid very good day rate for this project. I believe more blockbuster film or TV series will come

Regarding property, the whole Medini is a 129 years leasehold area. Prices varied depending on location. I'm helping assisting a friend to sell one project nearby Legoland. Can PM me if interested

@knwong: I heard that some projects are 99 years. Is there any big impact between 129 and 99? Most people I know that bought leasehold projects a few years back still made money so I'm ok with leasehold vs freehold.

@gicanktrl: Looks interesting. I dunno about the rest, but the floor plans are nice for office but not practical for resi... cos the bathroom separate and quite far from the bedroom.

@acekqj10: Maybe can share more with us after your trip lor. Not everyone has their own spy satellite monitoring the area =)

How are the crowds in medini area? Besides legoland, so far most of the developments are residential. They need to built more shops commercial to attract.people

Starting mid year, JB will start experiencing influx of condo supply when condo bought in 2012 start VP . Now for sale/rent ads are already full with tropez,greenfield,pallazio,east bay,horizon residence,golden sands,setia condos ready to let or let go and that's just the beginning.

I almost bought Tropez Residence when i was working in Pasir Gudang. That was early 2013. Good thing i cancelled. It was a studio facing swimming pool at RM300K++.

Got scared of the development in JB so i bought a terrace house in Bandar Seri Alam instead by UMLand.

I heard even the landed shoplots Sunsuria is selling are being delivered in 3 years instead of the usual 2 years for landed/non-strata projects. Can anyone verify? :\

My friend bought 2 units at Paradiso. I saw the site and show unit and quite like it lor. Would recommend although its on the higher end. www.paradisonuova.my

Small units are almost finished but it seems there is a second phase coming up soon. Finishes probably better than other projects but really, you pay for what you get so its a fair deal gua...
