Saya Blok 7, Lawyer Norendra & Yap..I dah dapat stamping S & P. Dah submit kat EPF pun. Kalau boleh kita sendiri kena call lawyer and ask our panel lawyer and kita follow up gan lawyer. Kalau tak mesti lambat.

Saya blok 8.lawyer norendra yap jgk. Call dia td & mungkin plg cpt minggu dpn. Dokumen masih di developer. Klu x call mmg senyap je kot. BTW lps ni kita kna ada sign apa2 lg ke? Maklumlah bru ptama kali bli rumah. X bp tahu procedure.

Just nak share experience,

UPDATED (9-7-2015)
30/4/15 - Terima SMS dari developer
2/5/15 - Pergi pilih unit (Blok11) + bayar deposit, sampai pukul7pg dapat no.2 brows.gif , bayar rm2k.
5/5/15 - Start apply loan kat Maybank, Hong Leong, Public Bank & RHB
11/5/15 - Maybank reply, loan sdg process
12/5/15 - Terima surat LPHS
14/5/15 - Loan Maybank approved, BLR 4.65%
16/5/15 - Sign S&P document, lawyer Sheng Lee Law Firm (Cik Rafidah) & bayar balance 10% downpayment. Developer cop surat LPHS.
18/5/15 - Sign Loan Offer Letter
19/5/15 - Hantar keratan surat LPHS ke ofis LPHS
30/5/15 - Sign Loan agreement, bayar legal fee & stamping untuk S&P & loan agreement
17/6/15 - Terima progress billing dari developer untuk jelaskan 10% downpayment. dah call developer, suruh abaikan sbb dah bayar.
19/6/15 - Terima original S&P with stamping date 25/5/2015, tapi letterhead surat tarikh 4/6/2015. Kena chase baru nak hantar balik.
1/7/15 - Terima surat dari lawyer, LA dah stamping dan dah forward ke Maybank.
9/7/15 - Terima surat dari developer, progress payment tuk 65% completion.

Btw, lawyer kena chase hari2 baru cpat buat keje.

kalau loan lambat approve, inform developer. nnt lawyer akan call, inform lawyer minta masa. nnt lawyer akan nego ngan developer.

loan maybank paling sng, sbb dia siap2 check info finance kita dengan bank negara. so, kalo xde outstanding, In sha Allah bole approve.

Downpayment: RM17780
S&P: RM1800 ++
Loan: RM2600 ++
MoT: RM3500 ++ (ni lambat lagi kena sign & bayar sbb developer belom apply transfer tanah dari pejabat tanah)

Total: RM25680 ++

Plan nak bayar MoT guna duit KWSP, saving dah habis bayar yang lain. cry.gif

Assalamualaikum...sory la br bkak acct...ntah ape2 ntah terslh tekan ats ni...mahap la yer... tongue.gif ..sy nak tny yg pasal loan agreement tu kna byar dekat siapa ea...??sbb sy dah sign loan offer letter br2 ni, esok br pegi sign SNP...tp yg loan agreement tu mmg kna cas ea and kna byr dekat siapa....bank ke..??..sbb first home...so xtw apa pon..jst follow the flow je ni...

Loan agreement bayar kat lawyer.

Biasa nya nak wat loan, bank officer akan tanya nak include skali x? Kalo include, nnt dia tambah kat loan. Xyah kuar duit sndiri.

Loan agreement lawyer akan buat pas sign offer letter. Bank akn hantar offer letter ke lawyer untuk lawyer prepare agreement tu.

Sy pun 1st home. Sbb org yg ade rumah xleh dpt rumah selangorku.

MoT pun bayar pada lawyer, sbb lawyer yg wat & stamp agreement tu.

spatut nye lawyer kne bgtau tapi dia takut buyer pening fikir pasal duit. hmm.gif

sbb time saya tanya, lawyer kata jangan fikir dulu, lama lagi bru nk kena bayar. hahaha

lupa lagi 1 nak kena bayar time ambil kunci, RM1200 tuk deposit maintenance 1 taun.
