I believe the perception of slowing down mostly from those already owned few houses. Not for those first house buyer which only afford to buy suburban area, they still need to buy their nest before it's too late.

Shop there fetch quit a good number of tenant. Apartment consider a good invest. Only the building design is quit mid low class. No offense, better go and see their scale model with your own eyes.

I don't think that's bad access. Currently the road in front of UKM is upgrading to 2 lanes in 2 lanes out serve till the bus station kajang. Upon alternative road link to jalan bangi lama via Alam sari and Serene heights, it take only 5 mins access to LEKAS and 10 mis to Semenyih. If we are talking about jam in the morning, I pretty sure everywhere in the KV is jam during peak hour.

Once turn into the junction then no traffic light until the T-junction at persiaran KWSP. The connecting road should opened before this project complete.

I beg to differ your comment on this. 5-10 minutes should be okay if your are driving during odd hours. However if during peak hour it can take up to 30 minutes to 1 hour from Bangi Tol to UKM station.

Boss, you're talking about worst scenario la..it can take up to 2 hours from Segi Col at persiaran Surian to One U and that kind of scenario can be happen everywhere in Klang valley. If odd hours, it's let than 5 mins from tol to ktm bro.

me differ from u also..weekend could achive 15mins the best..but every week day,u will easily need 30 minutes from plus bangi toll to ukm komuter during morning n coming back from work. the jam start from 1st roundbout n worsen at ukm lights. however now upgrading road from ukm to komuter taking place.but roadside in front komuter to sg tangkas n imperio still no concrete planning.summore will flood everytime heavy rain n u need to stop till water wash off. go n check the condition road there. nvr fogot abandon huge project that just side by side with imperio..scary woo

i believe most of our time during afternoon will end up at office desk or whereelse depends on ur job. the critical point in n out still during morning n evening. not to mention commuter user will park their car roadside along road ktm komuter area..here not specific parking dedicated to them haishh..after lekas connection thru serene heights materialised, also impossible to achieve 5 mins boss..just share the pros n cons scenaria .if feel worth for ur dollars thn go on..cheers tongue.gif tongue.gif

Yes. Those are abondoned project. Sales agent told me that the company at first built the building to run a college business. He also told me that another company has bought over the land and there will be some development in the future. Most probably they will build shop lots. This information is shared with me by the sales agent so I'm not sure how true is it. Also if you drive near the abondoned project you can see a row of newly build shoplot which have some shops already opened. I think there is potential that this area will be developed in the near future.

Yes, Tiara Imperio also part of the abandon project's land. There are 3 plot of land there, this is one of it and now going to develop. The rest is still under planning. smile.gif

my opinion on southville...very very new area.... surrounding still disconnect from outside... i booked Tiara already. near to all .....maybe the access road is jammed & still bad..but i am sure they will upgrade it...

be careful with the developer. it has less experience in managing high rise properties such Tiara Parkhomes where im staying now.

after a year of VP, 1 tier of the 6 tier security is still not completed. common area facilities completed with the bare basics and some owners dont have covered car parks

1 year maintenance free with many bad services
- security & cleaners are short staffed
- no pest control service
- cleaning is only sweeping. wipe windows monthly. mop corridors twice a month

no matter how supportive the residents... the developer is just chilling with the TAK APA attitude

newly appointed JMB is pushing hard to make our condo as promised by the sales pitch

tips:

pls read your SPA really really details especially facilities and features offered. property agents can promise so much but the developer will alwiz say... we never promise anything... not in the SPA lah

I saw the signboard of this project but couldn't figure out where it is. Don't see any other construction in progress except for TI. People are talking about traffic jam. 4-5 years ago someone told me there will not be any traffic jam in Bangi. Now you can see traffic jam is everywhere in Bangi. After checking with sales agent, it look like this project has high potential for
investment purpose, long term good rental income with secure tenants surrounding
with Education Hub, Training Centre, Government Offices and commercial area.

I have booked, loan approved and waiting to sign the offer letter from bank.. From the feedback its kind of erm.. discouraging?

I stayed in Bangi before, nearby Tiara Imperio, the traffic is as what the others comment.. Apart from the traffic, the location is quite good in my opinion..

Rental target market? Kinda expensive for the students or maybe even for the lecturers, no?

Not expensive if you have study the rental and occupancy rate surrounding. Traffic near the KTm junction now is no doubt is jam at moment but I believe most others booming place is even worst? More development is coming soon in this area and the alternative road connection to LEKAS expected to be open before completion.

That's very subjective question. Worth it or not is depending on personal preference. A 6++sf SOHO with 1+1 room 1 bathroom is a standard practice. Usually 2 or 3 rooms apartment come with 2 bathroom. You bought a unit here?

There is many reason for those who renting house. It can be due to disqualified to get bank loan, not afford to buy house even with rumawip or selangorku but still need to live in Klang valley for working purpose, rent for short terms (one or two years) accommodation due to project handling, students accommodation, rent to purchase plan and weekend house etc. Population is growing from time to time especially in Klang valley, everyone need accommodation. How many % of Malaysian can own a house? If not afford to rent a house they will go for rent a room. No choice..

Yes, especially junior investors always expect the rental fully cover their repayment but they never think about where is the demand come from. This project may fulfill their expectation 3 years later.

Last time I went, the 2nd phase only sold out until around 12-15th floor only which is about half of the units available.

Still thinking hard either to get a unit or not.

Price psf is twice as expensive compared to other props in bangi area eventhough it is a freehold.

The main target are the students which are plentiful and they might prefer to live in more comfortable apartment compared to their very tiny living space in their hostels.

However the rental price is gonna be expensive for them just to make it profitable for us investors (with small profit tho). And that is only with 15th floor and below.

Buying or renting for family living is out of question with that kind of price. Nearby town is.. meh..

Competitions are still not around for the time being.

But really not sure the price really can go more from current price in the future.

Really new in this. Please do advice. Thank you.

This project is seem to be the first contemporary highrise freehold development in this area while most of the BBB project was leasehold. Look at the nearby new landed development serene heights by UEM sunrise, even more deeper inside are received very good sales take up rate. For studio price usually is higher psf compare with bigger built up condo or apartment for sure. Good or bad? It's very depend on what's your intention to purchase, personal preference and financial status.

Visited the sales gallery today.. the location of tis project is just opposite the German malaysian institution.. booked an studio unit since my nephews are studying at Gmi college previous. Hope to get the loan approved soon..

Not much unit left for lower floor.. manage to choose an unit facing pool with balcony after rebate rm282k.. as mention by the agent I only paying rm1000 as booking.. I believe the zero down payment are still on going.. hope tis would an right choice I had made on my first property buying.. 😃

Just share with you majority buyers in Tiara here is basically catogorize into two type.

First - Purely for long terms investment.
Second - Temporary own stay and disposal with profit when decided to upgrade better location and living quality.
Others - Rich parents buy for their kids.

For Hijauan, it's a good choice if you plan to stay there for long terms basis and didn't expect profit upon disposal. From the photo shown, looks nice and tidy but most of it in basic material used. So far I only know some rumah Pangsa happened to gain their capital application value in certain subang or pj prime area. Others place.. 50k remain 50k.. 100k remain 100k.. 200k remain 200k even after 10 years.. there is always capped.

4-5 years ago is long time already la boss.. many big piece of land there is doing site clearing for development now. The road along the UKM now also upgrading to 2 lane till Jalan Reko now. KTM car parking facility also being upgraded. Additional access road connect to Lekas highway or sememyih is opening soon.

Wow..that's great news for hijauan Heights owner, we all can rent the apartment at RM3k at least (1,127 sf) using the RM1.1k @ 400sf example..Haha, thx for informing Sean..

Now the GMI Students got another option @ HH with the same facilities ie gym room and swimming pool and not pigeon hole studio..

Can't reflect the rental from GMi hostel or Tiara to Hijauan bro.. different type and location. Even my 700k condo in bukit jalil also can't fetch 3k rental. 🙄

Hmm.. 1.4k is a bit difficult for first year upon completion (supply period). 1.2-1.3k is more feasi to fetch during the period. 1.4k might be only happen after at least 80-90% occupied. Is this your first prop invest?

Have to study the feasibility by yourself la.. most agent only can give the initial expected rental rate base on surrounding references. No one can promise unless its under GRR.

Hi, I just make a booking last Sunday at the Tiara Imperio Sales Gallery.This was my first property, hope I can get my bank approval very soon. I like the location, is quite interesting for investment, I have a friend is finding for investment too. Unbelievable launched at over RM 250k in 2015 that’s is 5 years ago and today in auction below rm 200k - and yet no takers?

Well it just shows that it was way overvalued in 2015.

To be honest.

It’s way too small especially for Kajang.

But I think at that price - perhaps it’s an ok buy.

Hope the bank bears all the outstanding.

The problem of this properties is
1. It is small
2. 1 toilet only
3. Expensive more than median price
4. Booster: Developer promise that block c will be convention centre, with hotel and shoplots..
5. 1 way in and 1 way out..

Most of the buyer bought the prop not bcos of the house itself, but bcos of the booster that developer promised.. turn out that block c become an international school.. not even 1 shop at block c.. and school still not operating yet..

Then how to attract tennant.. sure bleeding laa nk byr bulan2..

Anyway, another lelong unit sold today.
Single bidder won unchallenged at 169K.
Seems hard no longer able to drop below 150K now.
