I remember a while back that the Inside Scoop outlet there even went as far as allow their patrons to park at the front when I went there together with my wife.

I enquired once on the developer units at Avantas but was told that all were sold out dy.

It is possible if you walk thru one of the motorcycle tunnels going towards MV from this project, as what one of the members here mentioned a few pages back.

Either way, I'd rather drive to MV than to walk along either the busy OKR or thru that tunnel, especially when it comes to grocery shopping.

I almost forgot to mention that I saw an excavator on Lorong Seputeh last Saturday and it looks like its demolishing the divider. Looks like this developer is delivering on their promise to widen that road.

It's that small slip road which exits from the Salak highway and connects directly to this project and unto OKR. I saw an excavator demolishing its divider that Saturday.

I don't think its a problem for anyone who paid a visit there. I went there once to view the show units but I didn't place any deposit.

I've been to new launch projects' show units from MahSing and JL99 and didn't succumb to the aggressive sales staffs in both cases. tongue.gif

It really depends on the project, I guess. I know from my experience that some UOA projects such as Desa Green and Scenaria do allow the purchase of carpark lots while other developers' projects are pre-allocated in the plan and no purchase is allowed.

For the price Avara is offering, plus freehold, there aren't many projects in the vicinity which is close to MV outside of Avantas, Southbank and 9 Seputeh.

If you want to know if surrounding projects did appreciate, you might take Papillon Desahill as an example. When my dad first tracked down one of its 1,2xx sf unit 7 years ago, it was sold at around RM 8xxk and the owner refused to lower his price. Now, that same sized unit is selling at around RM 1.x million.

Don't think its close as Saville's pricing is much lower than the nearby new launches. The problem with their depressed prices is due to being close to the htc and a substation. Merc Residence also face this same problem, unfortunately.

Yep, it's that htc.

Only the 1st block of Tria will be very close to that, but once the commercial block of above it is completed, it will act as a buffer for the former.

As for Saville, it's very close. At around 100m ish.

But there could be other reasons aside from the htc and substation which are affecting both Saville and Merc Residence. Poor maintenance could be another reason as both of them look like they've seen better days.

It really depends on your needs and requirements.

Of course Mont Kiara is nicer when compared to OKR, but there are one too many high-rises in the former. The latter is still not too packed yet but the surroundings are so-so. But if you don't mind driving to work, then you can consider one or the other.

I know there is a whatsapp group for a unit I bought for one of the projects mentioned here, but chose not to join as I value my privacy and I don't like the idea of being part of a group made up of people I've not met personally before.

Are you referring to the SPE highway?

Been under-con for some time already. According to the Edge, it will be completed on 1Q 2020.
