Coz I love the project bro, haha, the concept design and the Lake.. The only downside is the pasar borong, well all projects have their pros and cons..

At least there are still a little bit distance between project site and the pasar borong... And we can go out and back to the condo without actually passing by the pasar borong area.. So still acceptable for me haha

huh fully sold? i went on yesterday to get the letter but i saw still around 20% without sticker, are those all loan rejected units?

Heard some banks have cut budget/loan portfolio on residential property by up to 50%.

Hello Guys...

Sorry if my questions can be answered by searching online or maybe in previous post or comment...

I was very interested with this project...placed booking a month ago, but found out that it is a serviced apartment and this kinda pull me out...and I cancel my booking...

Just wondering..
1) the Quit rent & assessment for a Serviced apartment, will it be very very costly compared to a Condo project?

2) Do JL99 really pay all our SPA & Loan disbursement, stamp duty and all? only need to pay MOT upon completion within 3 years time?

3) Can it really be transferred to a Residential if the developer do apply for it? So that our quit rent assessment, water & utility will be the same as residential rate?

4) Anyone staying in Serviced Apartment which is paying Quit Rent & Assessment in commercial rate? Can I know roughly how much per year you guys are paying?

I still can't let go of this, as I really like the layout, the lake and also most importantly, the furniture they provide.

Just signed my SPA last 2 weeks, and i got a letter from JL99 regarding free SPA & Loan disbursement, stamp duty and all... Up until now i only paid for down payment..

me too! i love the layout too! also also the lake n furnitures! i love it! haha! btw my frd told me the rate n charges for utility shouldnt be very much different, depends on usage, normal usage for commercial tittle land is 20%++ more expensive

hehe u r welcome! but sorry cant help u in quit rent & assessment thingy..

furniture they provided is good as well as the layout, but the model and brand frigde, hood and hob, air cond and washing machine are not stated in the letter nor SPA, worry they give cheapo brand haha.. but they do give us a 5k rebate voucher in case we want to upgrade the fridge, washing machine, hood and hob...

I bought tower A facing genting view..

Just go ahead n buy lar tongue.gif no regrets one haha, plus the lucky draw will be on this coming august, faster book and sign SPA b4 tat to entitle for it! hehe!

Furthermore the rebate they give now help us save a lot in term of down payment too!
