Just realize all units the same over here. Come with built in wardrobe in all room, shoe cabinets, kitchen cabinets, aircons in living room & rooms.
No diversity in units here at all. Same color.

Rental at 1500 only for those partly furnish condition as above units.
Assume nett buy in price at 600k.
Yield at 3.00% only. Worse than FD rate.

Not easy to sustain negative cash flow of $1.5k every month if rented out. Not surprised to have many foreclosure.

Assuming maintenance fees at RM250 nett yield is at 2.5% excluding some small ticket items.

This kaptong/selayang area will see much worse times when ever more apartments VP.

Best thing is people think CG can price 1kpsf in wahyu when ecosky struggling to rent/sell.
