Hope this will bring improvements to Rawang as a whole.

Tuesday June 9, 2015 - The Star Online

A FOUR-hour dialogue between the authorities and residents of Bandar Country Homes (BCH), Rawang, as well as surrounding townships proved to be an eye-opener for both parties.

Among the issues raised were crime such as snatch thefts and house break-ins, limited Internet and mobile phone network coverage, floods, traffic congestion, untrimmed trees, mat rempit and uncollected rubbish.

Acacia Phase 1 buyers: I received copy of bill (original went to bank) for first 10%. Called lawyer and they said loan agreement is not ready as land is charged to RHB Islamic, need to be released before loan agreement can be completed. Not sure how long this will take. Any other buyers with different experience to share?

The new Bandar Tasik Puteri (BTP) location uploaded in BTP Official Website. We can clearly read that the Latar Interchange will be completed by mid 2016. Hopefully everything turns out as planned.

I have not receive it. Developer said they will prepare the full rebate in a cheque once the first drawdown with the bank happens.

It has yet to happen for my case as developer needs to have RHB Islamic release the charge to land before my bank can charge it and put it to my loan agreement. Developer confirmed that no late payment penalty on this since it was their own delay.

Any Acacia Phase 1 owners that have receive your rebate?

Acacia Phase 1: 12% discount

10% downpayment, we only paid 3% from own pocket - 7% came from discount

total discount 12% - 7% used for downpayment = 5%

this 5% is the rebate that we are waiting

I thought Phase 2 was the same. How much discount you guys got?

Have not, there is pending land transfer (current land for Acacia is charge to RHB Islamic by Lowyat). RHB needs to release it before my bank (CIMB) can effect in my loan agreement. Due to this, there is delay in drawdown of the first 10%.

As far as I know for Phase 2 there was early bird discount 7% + CNY AngPow RM2888.00 so I guess Phase 1 buyers are lucky to get 12% discount.

Another thing im not sure u guys aware but when I went to sign the SPA the lawyer office told me that the developer will pay for the security guard services for 1year but house owners must form a housing management. Did your lawyer or agent inform you guys abt this?
*
Yes aware of this. We need to form the Residents' Association (RA) within the year. Now sure how RA works though.

We're on the same side. I'm actually worried, i'm not sure whether it's norm in purchasing property. Well it's my first home too.
*
Good thing about this we do not start servicing any bank's interest. Not sure how long the developer will take to clear this.

I would like to check with the sifu's here abt the MOT, if its my first home am I entitled to get the 50% discount for the MOT?

I believe on the last Bajet 2015 they mentioned for the 1st home buyer below RM500K will be entitled to get 50% discount for the stamp duty. I'm just confused with the MOT and Stamp Duty, both are the same thing or stamp duty is just related to SPA and Loan Agreement?
*
MOT no discount, we need to pay for MOT after 1-2 years we get the keys, depending on how fast the developer submits.

For SPA and LA, it is fully subsidized by developer - so whether it is 50% or not does not matter.
