Boss,

They wanted to price this at 700psf since this is the next big 'mall' in klang. Will call them on monday. I think fair value is around 450-500psf cos this is not bukit tinggi n although waiting time for d langat traffic light is shorter, its still very long n far frm whr most klang pipu dine/convenience etc.

Also must add, the facilities n design in Lead Residence looks much nicer than this one (this looks more mid end n tht mid high end) biggrin.gif

glco, u think others wanna buy here at 500+psf ah? most of my retail friends mention mall might not do well but good cos gt neighboring apartment, hotel to support the mall.. Lead still gt lvl 13A for 2 bedder n bigger units many unit available. This canary garden is the furthest part of klang n near the now more notorious Teluk Panglima garang n banting (recently got a lot of gangfight here)

Not sure about others. Myself if at 450psf most likely I will go with cheque book. If 500psf then look see first.

Difficult to say for others, coz when lead launch at 600psf, I said crazy Liao, but got ppl queue overnight

Im local at bukit tinggi klang. If 700++ psqft, i guess they sell 3years also cant sell off lols!

During morning and evening when office peak hour, super jam lorhh... to exit kesas hearsay need 30-45minutes.... if they can built a flyover direct link to kesas then maybe can hike up to rm700psqft larh!...or else... hmm..highest rm500+- psqft that also slowly sell for 2-3years duration i guess...

Even parkland itself the occupancy rate still low..wink.gif

still unsold units? l rmbr sales was very slow few yrs bck n required multiple agents. this one maybe 500psf before rebates..

Sales was slow and is still slow. Because of that, price hardly change - Clermont is just RM10k - RM20k diff with Alisier.

If I remember correctly, Alisier is RM1.428M (after rebate) and Clermont starts with RM1.438M (Type B), RM1.448M (Type A) and RM1.54M (Type C).

yeap after the traffic light still very far..maybe 2-3 more km..surrounded by low end factories.. bayuemas first than parklands than canary but canary's landscaping n gardens r nice (much btr than the other two)

It's full size - 40×80.
Do they have terrace in the master plan? I recall nil, unless they have revised it.

yeah no terrace.. they shld revise to include terrace..thts my point smile.gif 1.4mil there is nt expensive but nt many klang ppl wanna travel so far/live across the lights.

True.. Nevertheless, even AB1 got terrace apart frm semi-d n bungalow but feels n is much more exclusive/beautiful than this Canary garden. Many apartments here might increase the density of d development as well.

On a side note, KSL share got new analyst coverage recently. Still gt upside.

Yeap better facilities, concept, location, design etc.

Btw, i just called them.. office still closed fr CNY. The guy on d phone said 500psf. Hopefully 500psf before rebates la. so if 475psf (just a figure), smallest unit should be 390k. Klang young ppl cn wallop la. 1.6k p/month for 35yrs.

Yes.. Klang maybe no Soho market. Btw, this one launching in may la. Don't think will be BBB even at 470psf. The mall very untested as i doubt any strong fashion anchor will join knowing that surrounding spending power only limited to the few tamans nearby.

Exactly beside mall (bigger than AEON), international school, hotel, shops like bkt tinggi.

I think this one will sell well n commercial will do well if mall can attract good anchor tenants.

Currently identified 3 n choosing which one. I personally know 1 school which is scouting fr land in this part of Klang. If there's anything that is confirmed in Canary garden, its the international school cos intl' schools need 7 acres of land to operate.

Walking distance to int'l school is good but hope the school is a good school la. Tropicana's GEM school is a good catch fr Tropicana group biggrin.gif biggrin.gif

I have went to see in last year Feb'14...one tower is about 80%... Another one is about 30%..no sure now...

Not sure but if 850k then very bad deal.. my friend was clearing off the units 1.5 yrs back.. rmbr it being not expensive.. around 800k if im nt mistaken.

Still bliv the bungalows here will suffer. N btw, i think the mature houses near bkt tinggi r nt expensive bcos of AEON but bcos of the food n convenience of Bkt tinggi (although most food taste average). Im nt sure abt banking/food/business in parklands/bayuemas/CG but i bliv commercial thr is lacking or dead.

they havent finalize the price..said above 500psf..

Btw, regarding the layout, the hall looks very narrow for me.. looks like 9 feet or less. any sifu can comment?

I almost book their phase 1 semi link for 788k, last minute change to setia alam, as of today i am right, my friend bought phase 2 888k, today only 950k, nothing to look at

According to Khoo, the upcoming shopping complex would be bigger than the existing Aeon Bukit Tinggi mall in Klang. It will feature a cineplex and a hypermarket to cater to residents nearby.

KSL City Mall will be sitting next to the Sijangkang River, also known as Blackwater River. The mall will capitalise on this geographic feature with a promenade with some shops built facing the river.

“In future we might also consider expanding the shopping mall,” Khoo said.

Also in the blueprint is a 400-room hotel which will sit above the shopping mall, while serviced apartments will be built next to the mall. Called the Maple Residences, they comprise three blocks of service apartments that are being sold at between RM550 and RM600 per sq ft.

“This is already opened for public registration but the soft launch will not be so soon, maybe towards September.

“However, those who are interested in the units can register online or come to our sales office,” Kong said.

The apartments come in two sizes — 874 sq ft and 1,250 sq ft. The smaller units are two + one bedroom (two bedrooms and one utility room) type with two bathrooms, while the bigger ones will have three bedrooms and two bathrooms.

The Maple Residences, just a five-minute walk away from the shopping mall, has its own retail section comprising 30 shops at the lower levels.

A 24-hour security system will be put in place. Other amenities offered include a gymnasium, multi-purpose hall, swimming pool and playground.

“We are seeing good response for the service apartments based on the registrations, and we will be giving special discounts to the early birds,” Kong said.

The shopping mall, hotel and apartment make up half of KSL Realty’s 202ha Canary Gardens, a freehold mixed township project that is split right down the middle by the Sijangkang River.

“One half of the development is to be taken up by the commercial city, while the other is occupied by residential houses – bungalows, semi-d’s and linked houses.

“This actually worked out really nicely as the residential side will not be affected by the bustle of the commercial city,” he said.

There will be a French-inspired manicured garden on the residential side that will be opened to the public.

“We already have some homeowners moving into their home and there are quite a number who are also renovating the new home to their liking,” he said.

Yeah they wil think price will go up for phase 2 (if any).. Lead Residences progress quite fast.. dig basement 1 floor already..

yeah im talking phase 1..

Maple is worth 480-500psf.. this is closer to Teluk panglima garang than klang.. Main usp here is the mall n other integrated components.. all depends on ur trust of the malls success la.. my very senior retailer friend has mentioned that many retailers are going to tier 2 markets n malls in KV will struggle to attract them.. lets see how things turn out when this mall is redi..

Although lead is very pricey by klang standard (maple even worse), lead is known as the BEST condo in klang n looking at the facade, maple is nothing like lead.. lead's location is FAR FAR better n i do know a few expats in klang who ask whr to stay near FnB etc.. brows.gif brows.gif

haha yeah.. i think if sales really bad, maybe they cancel n reprice/downgrade product.. i bliv in 460-470 after rebate still reasonable as the main thing here is the mall.. until those anchor n fnb tenants are known, its a bit scary to buy here cos many retail friends said fashion tenants wont masuk here.. FnB, cinema, hypermarket, bowling doable here n smaller size mall..

Looking at the price of RM500 psf without considering the whole package (legal fees, stamp duty, MOT, rebate etc) but still taking into account the whole township planning, this is not totally unreasonable (provided the layout, facilities and other specs are not unreasonable). Of course one might question whether I'm talking about the future price - but isn't this most of the trend now?

Anyway, I still have reservation now on their capability in turning the plan into reality. Location (and the jammed access road) is a (slight?) minus point but KSL Mall 2 if successful could be a game changer. The Mall definitely has a bearing on the success of CG.

And btw, the Lead has set precedence, so I guess any nearby development will try to match it regardless how their products are diff from it.

How to sell, market downtrend, selling high, only concept. Lead is much better also difficult to sell now, this ksl greedy. Below 400-450 psf is more reasonable.

Yes agree but not to a great extent like those shah alam/kj/tropicana props which are closer.. I bliv some old landed in klang jaya also walking distance to tesco LRT...

Actually i will rather take lrt as times is predictable. No jams. Beside 49mins to 1u from jusco bukit tinggi is very reasonable as i believe if travelling by car will be anytime from 35min to 90min depend of traffic .


Beside these area properties priced in has never consider of Lrt in their calculation b4. So lrt3 is a bonus

Yes...true also.. BTW, all the exact stations are marked on wikimapia.. LRT wil very very predictable with frequency of 2 mins.. i bliv non peak should be reduced to 4 mins once intially n then later on check la.. also need to buy a few 4 car LRT for peak hours..

I heard from SA that KSL will negotiate to extend the LRT to the mall....but look at the design of mall....it is quite new to Klang and suitable to the life style now....just KSL need to have a ability to manage the mall......

This people no salary only depend on sales commission , will say anything to boast the sales.

I heard lowest at 7th still got vacant till now for 2 rooms and 3 rooms type.

Got few buyers , may be less than 10 units sold up so far

For lowest floor at 7th price for 2 rooms start at $450k and 3 rooms start at 620k.

With the LRT3 and WCE in the pipeline.

I noticed that property prices at parkland itself has stagnant. Those who bought the last phase of superlink rosaria at 640k 3yrs ago only can sell for 740k.

Meanwhile prices for 2 storeys and semi d at bukit tinggi 2 are still increasing though at slower pace.

There are agent offering a subsale bungalow with swimming pool at parkland for $1.88m

Beside , not easy to sell especially those bungalow with swimming pool even at 2mil.

Canary property will be even worse in terms of appreciation but for own stay shbe ok.

Nope..rent for their staff.. I know of many many slb staff in KLCC paying RM12k p/month for marc, mk10 etc.. I think RM1.6k for lead is doable n need many expats to stay n then work together with SLB to have shuttle bus..

1.6k is not really a good price. Maintainance fees permonth $300. Not much nett. Better own stay or as spare house.

A double storey behind jusco easily can get 1.4-1.7k without much maintainance fees.

So this 23k discount after vp is fix or depend on the purchase price.

Meaning smaller unit $450k -23k= 427k nett.

Why avoid? Personally, excessive price for mid end product n bad location.. Just see the difference in response for Lead Residences n this one.. that one ppl queue overnight while this wan struggling to even sell a few units..

KSL Holdings Bhd expects to start work on KSL City Mall 2, set to be one of the largest malls in Klang, by year-end.

The property developer said on Tuesday the mixed development with a total gross development value of RM2bil, comprises of a mall, hotel and service apartments.

It added that the mall will have a total area of two million square feet, a 400-room hotel and three blocks of service apartments. Completion date is 2018.

KSL Holdings chairman Ku Hwa Seng said on Tuesday the group aims to replicate its existing development in Johor Bahru.

He said this integrated development would cater to an expanding population in Klang, which stood at 1.2mil in 2014.

He said KSL City Mall 2 was not just an economic development for Klang but also a natural progression for the company, following the building of its township of Canary Garden at Bandar Bestari.

The KSL City Mall 2 would be accessible via major highways such as the South Klang Expressway and KESAS Highway. It is also expected to benefit from the anticipated completion of Light Rail Transit (LRT) phase 3 in 2020.

Going forward, Ku expects the mall to strengthen the group’s existing investment properties segment.

“Currently, our property investment segment contributes 20% to the group’s revenue and we anticipate that this will eventually grow to 30%. This would boost our recurring income stream and broaden our revenue sources,” he said.

KSL declared a final single tier dividend of 5sen per share for financial year ended Dec 31, 2014, which will be paid Aug 7, 2015.

“Together with the earlier paid interim dividend of 5sen per share, the board has declared total dividends of 10 sen per share in respect of FY2014,” KSL added.

You don't know the bank is coming to the new shop lot?
I dont think u will know what shop is coming in also.
U may ask the agent who is doing the subsales or station in the KSL sales gallery, they will update u the latest info.
Before U buy a property must survey very well.

This post is much more better than before, I really got some info in this post. Thanks for sharing the info.
What info I got from them is Maybank is coming in at corner lot.
Tai Thong Group also wanna to Buy or Rent the shop lot over there, but they prefer corner lot only, so not confirm yet~

Actually I also wondering the KSL shop lot will same as Parklands or not. U also know the shop lot at Parklands completed so long already still not yet fully occupied.

Boss, I will list things down from an investors shoes and list my personal preference from the highest chance of making it

1. Lead Residenc: BEST location in Klang.

Pros: Linked to AEON mall, Landmark office, LRT 3 station, hotel and retail shops within the dev. Walking distance to some 250 shops in botanic and bbt2 (hipster cafe, japanese, steamboat, korean, other restaurants, clinics, banks etc) and Botanic's lake. Good surroundings, frontage, traffic flow and road access to KESAS, jln langat,bbt1 etc. Mid-low density with only 400 units over 4 acres in 2 blocks (8 lifts). WCT has still land left in bbt1 n 2 for more office towers. Developer is a household name that literally built klang south to what it is today and has MANY fans. Many premium landed nearby.

Cons: High PSF at 570-620+psf, facilities could be even more high end la. Dev has issues lately.

Summary: 70-80% chance of success with rental return of 4-4.5% for the smallest unit n lower for the bigger size.

2. Future WCTz RM2.7b project: Good upcoming concept n location

Pros: WCT has BIG plans here. There are going to sign up a UNIVERSITY and have finalized 3 names. Multiple office towers, retail offices, hotel, service apartments and an international/private school(maybe). Expected to be launched end 2016 or in 2017. Location is flanked by Jln Langat/KESAS.

Cons: Price could be high and location is on the 'other' side of Klang. With gravit8, wct new project n ksl malls, Klang ppl will slowly accept this other side of kesas/jln langat.

Summary: Too early to gauge

3. Gravit8: Good concept and Developer

Pros: Price of 520psf. Concept with a Mall with premium grocer, retail/restaurants and good facilities. Lake, office, hotel, mall, hospital and proposed college but the ratio of these to the apartments are minimal. Developer has successfully built mixed developments elsewhere. Layouts are good and very space efficient with 3 carparks for the biggest unit.

Cons: Density of 1200 apartments completing at the same time would be a MAJOR concern fr investors. Location on the 'other' side of Klang and access to kesas, langat is not good (requires extra time due to not direct access).

Summary: 60% chance of success and highly dependent on ownstay-investor ratio if 70-30 then OK la. Best kept for long term ownstay.

4. Trio by Setias: Best Concept in Klang

Pros: Unique concept of terraced decks. Successful township in north klang. Location within the BBT1-2 area. 46 storeys will make it a landmark in Klg.

Cons: Crazy asking prices if anything is above 600psf. If a bridge isn't built, it will be a WASTE as trio can be connected to LRT3 station, BBT1 office tower, Premiere Hotel, Tesco and a hourly bus to KLIA. VERY high density of 900 units in 5.5 acres. Location is NOT walking distance to closeby bbt2 shops and has only 1 way access (need to make a u-turn to go aeon, kesas side).

Summary: 40% chance of success if prices are below 620psf. Best kept for ownstay yuppies just like Gravit8.

5. Maple Residencez:

Pros: In a township with French gardens. Connected to the future biggest mall in Klang, hotel, office and a international school. 576 units here.

Cons: High chance of mall failure (struggling now). Lackluster design n facilities. Location is HORRIBLE being almost teluk panglima garang and many KM/traffic light away from kesas.

Summary: 20% chance of success being attached to a struggling mall and the location being DEEP in.

Conclusion: With 3000 units coming in this 8-10km stretch in the next 3-4 years, Only the BEST will win. Subsale FnG landed in Botanic/BBT2 may be a better bet for long term investment.

Next big thing should be the China investment. Be prepared.

Mall as I can see is still under pilling, which updated by KSL manager, Cindy. The marketing now all done by KSL, no more prop agent involved, i think this is a good thing at least no more ahlong lelong style ads like last time. Somemore the info given are more genuine.

More updates from KSL guy including,
1) The semi-D show unit beside the main road has been demolished to build standalone building for Mac Donald. Estimate to finish by end 2018
2) Family Mart is coming to Canary and will be located behind the Mac Donald. (existing Maple show unit/management office will be demolished too) Estimate to finish by Q1/Q2 2019.
3) KFC at Johan Setia R&R has to give way to LRT3 project. Therefore they'd look for better place for relocation and Canary is one of their option.
4) Maple estimate to hand over key by Q3 2019
5) Shuttle service will be provided for Maple - LRT Johan Setia Station - Maple.
6) Mall completion tentatively by 2020 (I asked whether Aeon Jusco will move in as Anchor Tenant, coz hearsay there was hiccup in renewing contract between WCT and Aeon, she unwilling to reveal more but keep telling they already shortlisted a few potential anchor tenants..so let's see...)
7) Nestle has bought over the land opposite of Canary Garden, there are chance that they may build a new factory there..

P/S : I'm not prop agent nor work for KSL. I'm just one of the owner of maple. I got all the info from KSL guy and the info given might not accurate, pls dont bombard me if there's any mis-leading info : )

7) Nestle has bought over the land opposite of Canary Garden,  there are chance that they may build a new factory there..

Maple - Bank has billed me for stage 2i on last month
Esplanade Mall - still under-construction, target completion date given by 2020
Mac Donald - Saw them has started piling, target completion end 2018
Standalone Family mart - maple show unit still yet to demolish, target completion date by first half 2019.
International school - Bayang pun tak nampak, only saw one Bakuteh(Feng Jiao) has moved from Botanic (near GM) to canary shoplet.

Looking at the tenant list again lucky they got grocer and TGV. Would be more competitive if got GSC. But they really need the FnB tenants to bring in btr crowds.

Focus on non halal to fit the Klang crowd but also good selection of halal food for those south of this project esp in sijangkang

Population after the kesas traffic light still needs much work. For now commercial still remains centred at bukit tinggi botanic bayu area. This area needs a lot more population and SMEs but too many shoplots in South Klang. Mall may increase demand for houses here. Lots of apartment should be built at reasonable price.

Putien and higher end may catch some crowd from the above mentioned area.

Unsure about ken but the condo price dropped a lot right? Too raw location to make highrise.

Unsure of how low th occupancy is but one should ask about the collection for the unsold units. Unless you're getting this at a big discount no eye see la.

Dead mall as predicted before. Surrounding areas not enough population to make a 710k NLA mall survive. AEON Bukit Tinggi still performing well but they need to review the tenant list to be in line with the surrounding spending power.

super empty mall, I would estimate that only 30% of the stores are occupied. it has an interesting layout and design. would recommend to visit this mall next year because there is literally nothing

There are still quite some shoppers despite the low occupancy rates...alot of the shop still pending opening, some i saw the notice "open on Feb 2024" lol....

Situation similar to Tropicana garden when they just officially opened that time.....now Tropicana garden quite happening, though both location cannot compare la.
