Actually my house renovation started on 07 July 2014, completed on August 2014, just to share with forum-er here.

Below are the items during renovation:

01. Extended wet kitchen (5 FT) including concrete table top & plumbing and 12FT x 3FT concrete table top at dry kitchen.
02. Hack & install 3 panels window for living room.
03. Hacking to install double layer security door at living room.
04. Convert master bedroom window to sliding door so can access to bacoly.
05. Plaster ceiling whole house (living & dining L box light through) including down light and ceiling fan wiring.
06. Labour to paint for whole house.
07. Convert wooden skirting to tiles skriting whole house.
08. 2 ways wiring and 6 light points for staircase.
09. Labour cost to lay tiles and build concrete fencing at bacoly.
10. Hack and convert master bathroom sink to semi-recess sink.
11. To hack & install auto gate amour cable, main gate pillar & door bell wiring, plug points, air-con points, left & right wall cover by red brick and water filter plumbing at car porch

Total price at that time, estimate RM 42,000.

Below 3 items was build by cabinet company Welco:

TV console 8FT X 6 FT
Kitchen cabinet L sharp 3G glass 17FT x 3FT full height 10 FT
Wardrobe 9 FT add 2 more drawers

Total price at that time, estimate RM 14,000.

Below are the stuffs and brands that I bought, for your reference.

1. Security Door >>> Top Security Door, you can search online for their outlet nationwide.
2. Dining Table >>> From Espresso
3. Ceiling Fan >>> KDK
4. Grill >>> From Mr Lam, NOT recommended as call him several times no answer, no reply at all for message.
5. Cooker hob and top >>> Rinnai
6. 3M Water filter >>> From Zean @ Builder Hardware Kepong 03-62572412. You can tell him Steven introduce.
7. TOTO Semi recess sink >>> The semi-recess sink that I bought is last unit, this model no longer produce, for sink, you can get from Zean @ Builder Hardware Kepong 03-62572412. You can tell him Steven introduce.
8. Tiles >>> MASTILE in Klang
9. Lighting >>> LED down light From I-Light Concept Lighting Puchong as that time got 5 years warranty, you can look for House Of Lighting Puchong as they offer very good price.
10. Washing machine >>> Electrolux front load
11. Fridge >>> Hitachi
12. 60" TV >>> Sony

Renovation basically completed within 1 month.
Kitchen cabinet, master room wardrobe and TV console was build by cabinet company afterward.

At Shah Alam.
Total reno cost about RM42k, paints, tiles buy our own.
For kitchen cabinet, master room wardrobe and TV console total cost RM14k.
Means total up RM42k + RM14k = RM56k

is looking for 16ft aluminium autogate

everyone quote me price near 10K

no money to do it, will just stick with the lousy gate for now

how much has you spend then?

add on, 42K include the extension is quite cheap ler...

so far the cheapest I got is about 4K for a mild steel 16 x 5 gate w/o the autogate

might get the gate 1st and the autogate machine later

Nice work!! Price is more affordable compared to what I have seen. Appreciate price breakdown too!!

Noted that you extend the back part right to the edge. Any regulation that prohibits you to extend out so far? May I know what is the backlane width?

House originally from developer already like that, means you will have a L sharp at the end of right side.

You can look for Elegance, last time I was quote RM230 per foot for mild steel partly with aluminium including galvanize, means for your case will be RM230x16 = RM3680.

also can you share where you put your washing machines... i have almost same layout with yours... planning to move cooking stove to backyard but no idea where to fit my washing machine. getting my key soon.

cooking area is very restricted i believe. you'll definitely end up having a table there. suggest install the flip up wall table/rack at the side. would be easier to place things while cooking.

the window is from your downstairs room? mine is a little different coz my downstairs room is extended all the way to the back. its ok i may only start reno in april.

I use my extended area 5FT as wet kitchen, didn't hack the original wall so I can separate wet & dry kitchen, after build, effective area for wet kitchen will become only 4FT as pillar, brick, tile & cement already took 1FT.

I done for myself at Wisma MBSA, very fast approval, within 1 hour as soon as the documents you bring complete. Will share more once I go back home.

Total paid for MBSA was RM 2544, including RM 1000 deposit for Alam Flora Tong RORO, RM500 deposit for process plan and RM 200 for deposit to put construction materials.
After complete renovation, can get back RM 1200, can't get back the RM500 as my extended kitchen was slab instead of roof.
Means total paid for permit was RM 1344.

Labour to paint for whole house 18 x 65 = RM1750
Convert wooden skriting to tiles skriting whole house = RM800
2 ways wiring and 6 light points for staircase = RM700
Labour cost to lay tiles and build concrete fencing at bacoly = RM3000
Hack and convert master bathroom sink to semi-recess = RM1500
Auto gate amour cable, main gate pillar and door bell wiring, plug points, air-con point, left & right cover up by red brick and water filter plumbing at car porch = RM3500

So total about RM42k

Below 3 items was build by cabinet company:

TV console 8FT = RM2470
Kitchen cabinet L sharp 3G glass 17FT x 3FT full height 10 FT = RM8700
Wardrobe 9 FT add 2 more drawers = RM3140

Total about RM14k

Grand total about RM56k for this but not yet include the cost for paints, tiles, security door and lighting.

In deep, started to do survey 1.5 years ago before renovation start. Just kitchen cabinet contractor alone, already compared about 10 contractors... Finally choose Welco.
Other such as pro-seduce to apply MBSA permit, where to get the tiles, paints, LED lighting, what brand of security door, ceiling fan, dining table, grill, mosquito net, fridge, washer, basin, kitchen sink, water filter, hoob, gas hob and etc etc.....

Me either, that time when sourcing for the renovation stuff, been to almost every fair/expo/homedec.

Yup, using gas hob RB-2MYG with RH-9023A hood, total RM2270, that is the BEST price I can get after surveying.

There is a 18 or 20 months (can't remember which 1) warranty from developer if there is any defects from the house.
Already ask developer to fix all the defects before start renovation.

Pilling by pilling crane? That will be the most secure method I would say, however, consequences will be during that time all the neighbor house wall will crack due to vibration.

Piling by crane is for high rise building.
For kitchen extention, normal piling only.

If langsung no piling, after a few years, crack will occurs.

I saw some of the house they use piling crane.... Must be rich people...
My case you can see from the attached photos from page 1, with 3 beams, dig until 4 feet depth. Not sure is this consider normal piling?

In my area, I also saw the corner house, same row with me, their contractor just extend it from the existing wall... shocking.gif As the house owner seldom go on-site to do inspection.

My relative is using IKEA kitchen cabinets bought about 4 years ago. I saw that it still looks ok. My relative has shifted house twice and IKEA technicians helped on both times to uninstall and fixed them at her new homes cos still under the 10-year warranty.

You did do grill door for master room? my master room also have balcony, should really need to do grill door to secure?

you plaster ceiling look very cheap, my one L box living room 4650mm X 4920mm, dinning area flat 3750mm X 5600mm and master room flat 4920mm x 4750. it's charge around 9k++ include lighting point and fan point + paint around if make dirty.

Can give me your contractor number? i want to reno my house too, need compare quotation.

wow.. your contractor use gold to make the ceiling? or use metal to make it? if according my last contractor, do for my house.. around 800sqft.. with flat board, some area Lbox, include wiring, and lighting, and paint for whole house 1100sqft.. it just cost me 6.5k..

He say my ceiling is high around 14ft.. they work more harder. but anyway i dint believe he word, My master room cost me RM1800 on flat board 16x18.

Paint for whole house 1100 sqft only 6.5k or including all ceiling? wow is cheap.. do you have sifu contact? how about he skill and attitude?

i just start post my whole renovate progress and outcome.. my part just need 800sqft.. and just a 200sqft part need lightbox.. my living hall just cost me 3k.. include flat and Lbox.. The ceiling is cheap if compare mine blink.gif ..or you have any photo can show??

Sorry to intercept your thread but i need your advise on the maincon Imam.

Currently Imam is doing my house renovation. During quotation stage, he said will include ("bao") all wiring, wet works, backyard extension & plaster ceiling, plumbing.

But now when he's about to complete the wiring job, all of a sudden he told my husband that "bao" doesn't mean he will include power gang, power socket and 20A faceplate, etc.. So we have no choice but to buy, if not Imam will charge me.

Not only that, Imam also charged an additional RM3K for plaster ceiling, saying that he "miscalcuated" the extension area for my 2 bedroom.

Seems like a lot of hidden cost, did Imam charge you the same? Please share your experience, thank you.

Correct me if I am wrong, base on the calculation from my laminated flooring, the combined room size for the 2 bedrooms is 370sqft. Its only a flatboard plaster ceiling + cornice for downlight installation. No light drought, nothing fanciful. Last minute Imam (the main contractor) told me his "bao" don't include this extended area... rclxub.gif

Thanks for your reply. During quotation stage, he is the cheapest. The next nearest to Imam's price is about 5k more. If things add up, his total renovation cost is almost the same.

Mine is an intermediate double storey house 20 by 70, extended backyard by 7 feet. My kitchen plaster ceiling is only flat board. While the 2 bedrooms is also flat board with cornice.

Anyway, I will leave it to my husband to negotiate with Imam. Appreciate your advise.

You are most welcome, hope from here you can get some clue how to nego with him, from what I knew from you, means your extended area is 140 square feet. Next what you can do is to survey market price per square feet for flat and cornice.
Can try to talk with him to make it win-win, example 3000 make it 1500? Just my point of view.

First of all educate yourself about the work you want to have completed before finding a contractor and then after getting one please check their procedures, references and the way they communicate with you. Always remember that price should not be the deciding factor when choosing contractors. We got our our windows and doors replaced last year with the help of ‘Clera Windows ‘ here in Canada. They are licensed contractors. Always hire contractors with license because a contractor can not obtain a license without having a minimum amount of experience. smile.gif

Ya, thanks for the clarification. Coz my house before I moved in, i think the previous owner had already covered it up permanently. Based on the floor plan that i have, the manhole now is covered with tiles and became a wet kitchen area. so i am thinking if this is common or not since i saw you have extended your wet kitchen area.

No need to hack tiles, can just lift it up when needed.
As they will use a square bracket, put in cement and then put the tiles on top.

Just did my awning last weekend, however I noticed during afternoon time, the polycarbonate sheet warping and have gap at the end of aluminum cap, I know that is material expansion due to hot temperature, but is this normal until this?

For the cost, is very depend what type of materials you want for kitchen cabinet. Once you have decided for the materials, then secondly will be cabinet company.

For my case, I choose 3G glass for top units and base units, table top I choose concrete with tiles.

If budget is a concern, you may go for melamine + concrete table top as that is a cheapest option.

Once you have decided for the materials, can check with few cabinet company for quotation and price comparison.

Yes, he is from Welco.
Last time I did compared nearly 10 of cabinet company. Such as Lavender Kitchen, E&Q Kitchen, SCI, dFormat, Everskill design, Unity Kitchen, Ora-kit... can't recall all of them, but Welco is the one meet my budget.

Your contractor used material under spec. Tho' I cannot tell if you ask for too cheap or he/she is cutting throat.

Your problem are both expansion and material collapsed on its own weight. You may resort to sealant, but unless it is very expansive performance ones, usually sealant will harden in a year or two and starts leaking again.

In simple term, if you have the chance to change, you may try to ask for "hard" PC panel instead, preferable 4mm above. Anything lower than that will collapse by itself for those flimsy support structure you having there.

Refer to majlis if u want to have approval for your building / house (MBSA / MBPJ / DBKL etc)..
Normally they have specific design and sometime you will dislike it..

Get quote from several contractors..if agree, then engage them..

Manage ur contractors..u have to frequently pay visit to the progress..because we are working with human here.. biggrin.gif

Having approval from majlis will eventually increase ur house valuation.
Valuers value ur house based on approval. thumbup.gif

For fast and easy approval by majlis, they will suggest their design..

if you're going for your own design, you must ensure / engage / hire a reliable consultant / engineers / architects and etc which know majlis standards / law / restriction and etc..
Otherwise, might involve lots of design change and etc..which is not free..prepare for panadol actifast!

I've recently engaged Imam as well. However Imam is not a CIDB certified contractor. In order for you to obtain the CCC aka Certificate of Fitness, your contractor needs to be registered with CIDB.

Urm... to clarify. I am not planning to do major works. No 💰. 😅

Just something like what galaxy angel did which is ground flood extension of 5ft. House has 5ft side land, so just wanting to extend the back half portion out by that extra 5ft.

Thank you to all the sifus for the advise. Will share my reno journey when it starts. Excited and worried at the same time.

Btw, anyone knows why there is that knob above the toilet???

Kinda weird to have something sticking out like that. What do you guys normally do to resolve this 'ugly look' issue?

Hi mrstohchu,

I've only been in contact with him. He's came over to my place once for a site visit. Friendly chap, reasonable as well in terms of pricing.

However as I've mentioned, I did not proceed with him because he isn't registered under CIDB. So there's no way the council will issue the CCC upon completion of my renovation.

I believe that's the water supply tap to your faucet / sink / shower.


You can always change the knob to something that suits your taste.

How about no knob tongue.gif

Wondering why didn't they build it such that it is hidden under the sink. So meaning if i want to address the issue, i got to hack the wall, re-do the piping if i want to shift the supply tab to under the sink/cabinet to hide it?

Yes, you'd need to hack the wall depending on the position of the piping in the wall. The shutoff valve can be positioned below.

Normally CF will issue first only then we can collect the key from developer. At that time you collecting the key, you will also collecting the CF, this is happen to me.

Anything is possible with $$, but bare in mind of those hacking and reallocation will cost you a lot.

My 5ft extension about RM 20k at that time (no major hacking and re-allocation), 3 years back before GST. For now price will sure increase. You can do a check with Imam, no harm.
As mentioned by other forumer, better get quote from several contractors, compare the price and communicate with them, if they understand what you want and able to do what you want.

Attitude I would say Imam is consider very good, very fast, after completion, got minor issue and you need him, easy to reach and will follow up for you. After sales, the service is very important, my bad experience is with the contractor for auto gate and awning, I also don't know how many time I call them, only come.....

I will engaged with him again for this coming Saturday to do some minor work for my auto gate, and plaster ceiling.
May I know where is your area and name? I can talk with him about your case.
Also, do take note I will not get any commission from Imam by recommend you to him.

Good luck and success for renovation journey, not easy, but can have self satisfaction and learn a lot of things along the journey thumbup.gif

Normally MBPJ will have the standard plan, for your case of 5ft extension, standard plan will do, unless you need to have special design then will need designer to make a drawing.

I just concluded the purchase of my house last month. Need to wait for SPA to go through. Lawyer estimate I will get key in mid-Sep.

So right now, I am doing homework, collating list of contractors that I will ask to quote once I have keys.

There's CCC and CCC.
The original CCC issued by the developer's architect is the one you get when you get VP.
From that point on, any renovation works done is upon each individual homeowner, hence the CCC issued will be by different architect.
Once you have a new CCC relating to your address, the old one is worthless to you.

Yes, fully follow MBSA guideline, can extend additional 5 feet. Only thing is my top is slab instead of roof, means the deposit that I paid for permit can not get back which is I already knew.

For second floor bacoly, I didn't modify anything, just add awning as you can see in second page, no re-issuance CF.

I was going to renovate my Condo in Bukit OUG:

- Remove parquet and replace with tiles for the 3 rooms
- Paint whole house
- simple plaster ceiling
- down lights + fan points
- 2 bathroom change toilet & fix shower partition

Wet kitchen

I believe he is still around as last Sunday I just engaged with him to repair my mum old house in Kepong due to roof leaking.

You can contact him 016-6522 247 as inform him you are Steven friend, and make appointment, as no harm to do a price comparison, price I really no idea how he will quote you but 1 thing for sure his workmanship and follow up very good that why after so many years I still engaged with him if I need help for my house.

Just FYI, build in kitchen cabinet + wardrobe I didn't engaged with him, you can also check with him if he got do or not.

Just wondering the back extension come approval? As I know concrete slab is not in one of the extension plan?
btw, which area your house is location at?

In shah alam, you are right, slab not in pelan setara, still approve but the deposit RM 500 will burn and can't get it back.

Actually MBSA has right to ask me to tear down, therefore to be safe better counter check with them to be sure.

hi i'm just asking even though they have approve the work permit but after renovation you still need to ask them to recheck isn't it to get back the rm500 deposit and apply for the CF? i knew many do not mind to burn the rm500 in order not to ask them to recheck in case of any violation between as built and the original plan submitted.
do you know any pro and con of the CF?

After Reno, we have take photo to show them, from there they already know. Anyhow, suggest to check with MBSA for professional advise. As rules will revise time to time.

First house still halfway done, left with electrical and water pipe (both external)

I didn't hack toilet floor, just only redo basin as existing basin which is conceal, later on will become a problem when want to replace the tap or paip clog.
My reno with minimum hacking and reallocation due to budget issue at that time.

2 by 2 Black porcelain tiles, quite normal tiles, can get it from any tiles shop, mine bought from Mastile, Klang.

He used black cement in between tiles, ya I quite satisfy with imam workmanship.
Can call him to quote and compare price with others contractor.
That time due to budget issue, else will use Quatz stone.
