This is not agent thread and I'm just re-starting a thread that was started long time ago but was deleted by our beloved mod without reason.

I also wished everyone here to be considerate in their comments to this new project and stop posting "PM me" thingy.

I saw this property and the location and distance from the mrt station are good. I heard its around 400-500 per sq feet.

this developer delay hand over, it's ok if they pay the LAD, but they are not paying. Finished quality is worse than low cost apt, developer stubborn and ignorant (lansi) simply increase maintenance from from 0.18 (which stated in sale broucher) to 0.30 cent psf when VPed. If the management office is provide good maintain we can still close 1 eye, the thing is management office also their own company, which keep the lowest cost , most of the lift break down and nobody care, swimming pool dirty, facilities even the most simple light at car park don't turn on most of the time, you name it the worst I ever see

They open booth at Ikano last weekend. MRT station only be ready in 2022.
More jem at Damansara Damai and Prima Damansara since ppl from Prima have to go thru DD or u-turn at the traffic light at the main road ( DD exit ).

Hi guys...

I had booked a 909 sf unit last two weeks.
Juz went to there sales gallery to sign on the bank offer letter and snp.

During the signing of snp, the lawyer asked me to sign on few agreement include snp and an special agreement that so called " consent of variation substitute on plan". This special agreement is tied-up with the clause 13 on the snp, which clause 13 are refer to material.

I am so worried and refuse to sign on that special agreement.

Anyone have encounter this???

I need some advise.......... cry.gif

location same, then compare developer track record, price and density.

if a condo here selling RM600K, i can buy subsale in sutera damansara for ard RM800K.
completed ard 3-4 yrs with individual title ready.

Developers or property gurus have been harping on MRT/LRT etc, no one know how would the MRT Line 1 going to turn out.. BRT is a total failure as fare are simply too expensive for low or medium social economic class.. Cars are still pretty much a neccessity or social status for us Malaysian..

It's your right not to sign on the "consent of variation". By not signing means that they have to get approval from the owners if there is changes during construction. And can you reveal who told you that majority owners sign that form.

MRT is just a bonus, don't expect they are as efficient as Singapore. Just consider it as a bonus if you need to go to the city on the weekend when you don't need to drive. biggrin.gif These project must continue, otherwise a lot of companies have to close shop because no work anymore. cry.gif It's not so much about serving the people, but more towards making sure that the economy still runs.

I finally bought one unit there after all the comments on the previous project and also considering even Empire also screwed up big time...I think the property is worth to buy because of the location near to MRT station and also highway linking to NKVE and the new up coming DUKE highway. But beware the jam from NKVE can be quite massive.

The reason I bought it is because of the MRT in the future. I will using this mode of transport quite often. The first 2 fronts blocks are nearing completion and the blocks behind are completing halfway to car park area.

Also want to know if there is anymore buyers in the forum. So we can share and update each other on the development.

Yalo terrible terrible workmanship at Amara it’s so disappointing.

Plus as the other forumer commented, the SPA additional special condition seems to be so damn dodgy I definitely wouldn’t sign any binding documents without furstvsoeaking to my own lawyer
