Got ah?  hmm.gif

Anyway negative rental reversion for BB and the recent tropicana.. does not boost much confidence.

I was really hoping they pick up queensbay mall from parent instead... doh.gif
*
I saw they doing space optimization.. Recently many small tenants opened.. The traffic is good on weekends..

Well, it's demand and supply. If they only increase a bit or DPU will also increase  rclxms.gif

They haven't increased the parking since 8 years ago i working there, i remember i parked whole working day only less than RM10!!! Just increase to half of Pavilion rate im also happy, coz will be less cars, and more dividends!

i believe people will still drive in tongue.gif

That's why monitoring, on what they decide to enhance the property .. tongue.gif Tropicana already have 2 new tenants S.wine and TBM Electricals.

Also for last Q, I like that they decided to demolish the pagoda towers at The Mines.. to save money for facade maintenance.  rclxms.gif Also the upgrade to LED lights to save power and adding more advertising panels to generate more income at other malls.

CMMT and AXREIT are one of the most transparent REITs out there..  thumbup.gif

Buy REIT like buying your own property.. show some care on how they manage it.  whistling.gif

The other comparison is FD rate & DY spread.. Sg spread is much higher, much more worth to invest

Do bear in mind tenancy stability.

Yes, u get wonderful rental returns hence yield when fully tenanted.

But, what if u were to lose some tenancies? See what happened to Tower and Atrium. Esp when the REIT have many single tenancies (one building, one tenant), when u cannot renew the lease, it will hit the REIT earnings GREATLY.

And if for prolonged time u cannot get a new tenant, chances are u will dispose off the property. In that case, u get the NAV or market value of the property. This is "safety room" buffer that cherroy talked about.

What i mean is that both stable retail (~100%) reit in my and sg yield about 5%. It is much attractive in sg since sg FD rate is lower than 2% while malaysia FD rate is 3%
