Every reit has been distributing at least 90%. Some even distribute more than EPS (ie. >100%). But never heard AEI is a problem for any of them. Maybe AEI is irregular and only require cashflow when there is plan for AEI

If you are so concern with their operation philosophy, you should not invest in their shares.

Buy something which fits your logic and comfortable with. When there is slightest doubt, stay away. Eg dont buy Reits because they declare "too much" of their profit tongue.gif

Bro, I think he is just an extremely careful person. Maybe a little overboard. I have met a few such person in real life. They are always skeptical about anything good offered to them. Their minds are quite negative and they never believe there will be "big female frog jumping on the road". By nature, they have to ask a lot of questions before they part with their money. If the ROI on AEIs > borrowing costs

It's perfectly fine to use borrowings to finance AEIs

Its the nature of REITs to leverage

Even u invest in properties also u use loan la...how many people invest by cash? doh.gif
