This is for certain,... My commercial units find it a bit hard to rent out too with time-gap in-between tenants getting longer and longer,... but SG's incoming new supply for 2021 and onwards have been reduced.

I suspect,... MY's per sqm of Office space is cheaper than SG's, after conversion,...

The SG Govt helping SME tenants to pay rents for July and August, on top of the property tax rebates given out in Mar this year.

This is the 4th budget,.. called the Bajet 'Kekuatan',.... biggrin.gif

If prices of office assets drop,... this will cause the leverage ratio of REITs to increase,.. causing them to 'move nearer' to the 45% leverage limit for a REIT. It becomes dangerous to invest into Office REITs then.

Has there been any Msian REIT which has experienced this before ? What did the regulators do when a REIT approaches the 45% gearing limit ?

I have seen what MAS does, but how abt in Msia ?

Not that I'm aware of. Maybe because we have fewer Reits n Mreits tend to have low leverage but now with the pendemic maybe this will change.

I figured since MREITs do not go out into the world to buy assets, this is the reason for their low gearing. Could be that the pandemic could be changing this too,... that's why SC has incaresd the leverage limit to 60%,... as bro felix highlighted,... thumbsup.gif

This is useful info,... MAS in SG increased from 45% to 50% for,.. like 2 years ? And SC increased from 50% to 60%. Hmm,... still higher than MAS'.

Bros,... don't forget,.. US Feds are talking abt tapering now and increasing interest rates soon.

Early this morning, they said two increases at end-2023,.. but,... I suspect the increases will start earlier than that !

No,... and neither do I invest in CLI in the SGX,... but as much as I can, I try to monitor the whole REIT universe in the SGX. So,.. I think this is a good move-lar,... put back a Msian asset into the proper REIT.

IOIP started rising two days ago.

The IOI Boulevard Office Property in Singapore might by 'monetised' into an SG REIT soon.

EPF has started loading-up.
