In fact, quite a number of projects from various developers if we seriously calculate the build up based on the layout plan we won't get the number tally with what was printed on the brochure. Definitely some areas like balcony (and car porch too to my understanding) are included but not 100% of it - this is sth that I wanted to know too. Having said that, so far the properties I and my friends bought have the built-up printed on brochure match with the S&P.

To a certain extent I agree.
Indeed with the price and rather small built up (the length of 60' and 65' is sth I can't swallow) I see the creativity in how they try to create value / make sth special out of ordinary. Honestly, for a dimension of 30'×60' or 20'×65' I don't expect any surprises.

It's on the lawn / garden area so driveway to car porch is wide and unobstructed.

On the second part... Hehe... in fact I think the backlane has changed from sth "fancy" (when I saw the model at the sale gallery) to sth normal (only planter box as per PropCafe) - not sure it's their self initiative or what trigger them to do so (as I did tell them Cradleton buyers expectations vs final delivery tongue.gif)

Should be still as spacious as the TNB box/ mailbox / water meter shouldn't occupy much space of the garden which has 10ft width.

I think you get mixed up. SEH is individual-titled but SEH2 will be a mix of strata and individual-titled.
