If not mistaken bu is slightly bigger by less than 100sf. Can't recall the exact figure liao.... saw the layout plan several weeks before launch.

Bravas 20x70 has 10:90 scheme or not?

For reference, last time Banyas 20x70 with bu 1909sf had 10:90 scheme + 4% rebate. Price before rebate starts from 608k.

SEH1 P1 maintenance fee should be around $100, and P3 $300. P3 being a 'premium' section has more/better landscape features & advanced security system, which explains the higher fee. Need to spend more $$$ to upkeep the lawn, plants & cleanliness too if u want leng leng environment, don't u think?

Current phase of SEH2 is on par with SEH1 P1, so I expect maintenance fee shall be more or less similar.

Some ppl like renovate to own design, some like all uniform design. So it depends on individual preferences.

Anicus is individual titled.

Apart from what u mentioned in the sales package, I bliv there r some discount on the gross price & extra rebate if u name an existing Setia's purchaser as ur introducer.

I think $500 penalty if u self reject the booking.

Material, specs, ceiling height: Should be similar to Alexus show unit.

Car porch: Can park 2 cars.

Congrats on ur booking. House specifications shall be stated in the SPA, not in booking form. Don't hv to worry too much when buying from SPS, they walk the talk.

Hehe... Bliv most of us also hv the same kind of feeling when buying our 1st property. Developer also gave me that 1 piece of paper when I placed booking. Lol. Don't stress ur self too much & try to hv fun throughout the buying process.

Bro, it's ok.... there will always be trolls around. Ppl who did proper research knew that cheapest cluster in SEH 3-4 yrs ago was Errana 36x78 @ 728k. Current cluster in SEH 2 below 700k is 32x60. Some ppl have selective memory so just take their comments with a pinch of salt. cool2.gif

Actually hor... EW also doing the same in EM & EF lor.... By the time EM was selling Mellowood the price already so high, can't sell so have to launch EF with smaller bu & cheaper. Other developers also using same strategy when market not good mah....
