I am not expert in this, but as a layman view i think it is ok. Not as small as i think, but the smallest room really small. More suitable to use as study room
*
It is fully extended right? At the back don't have any more space right?

I may mistaken then, i thought it is 2x2 . Got 1.5ft size tiles or not? Hehehe
*
lol, of course got, but 1.5 feet also not ngam, coz 1.5 feet x 11 = 16.5 feet.. This even not include the wall yet... unless this is 20" footprint..

1 x 1 feet more reasonable..

Based on my calculation, i think the tiles size is 16x16. inch. According to spec the house width is 4877mm, so i guess the house width equal to 12 pieces of tiles

12x16inch= 192 inch
Convert to mm: 192x25.4= 4876.8mm

Lebih kurang lar
*
1.3 feet x 1.3 feet tiles? Awkward size .. hmm.gif hmm.gif

all this because SPSETIA and EM
SO after 2 years from now...at this price can get what brand new  brows.gif ?? maybe Condo only if the area booms as expected.... that y if spsetia & EM boom up this part (rinching)...it benefits everybody.....

the first pros is the completion of the ecolink lekas access.... and maybe after that EM kesas link...

and after that a nice mix of commercial places F&B and others would be  rclxm9.gif

although no concept but so far landed 20x65 below 500 can get here only at this moment...

new goin to vp pelangi semenyih 2, from developer unit, is rm566,900 with 10% diskaun so comes to rm510,210 (20x65) with built up of 1458sf.. just got this info from fren...  so new landed 20x65 at semenyih is ard 500k ady....
but definately compared to that houses is much better than this parklands at rinching.
i think paklands@rinching pros is max built up, cons v.simple/plain design, no small/utility room at gnd floor, no kitchen partition.... but the pros here is u can have a large hall or kitchen depend on u as u can do partition urself (but use  money  blink.gif )...

i hope it will F&G!! thumbup.gif  atleast thats the most basic requirement for house at this pricing!!!

semenyih parklands@beranang is full F&G ady.
*
Thanks for the insight...

I thought Parklands @ Beranang only guarded and not fully fenced up yet? hmm.gif

Overall the house from outside is very v.simple sad.gif , only cons is the built up is maximum  biggrin.gif , no land behind, 40feet full i think......

developer want to make maximum profit ady.. but atleast gv maximum built up also..... but no partition wall for kitchen
if atleast F&G if v.gud ady... rclxms.gif

No hope, developer already told that confirm no fencing cause it build on the existing residential taman, cannot do fencing for parkland@rinching. Unless RA do it by own
I doubt if really can see broga hill from here
Yes, 16x65...

that day I saw the fencing around parklands@beranang, the metal fencing..... maybe not fully covered kot...

Atleast from all the main entrance road to this parkland@rinching, u can see the broga hillsĀ  rclxms.gif ...but surely not from your house..... myb the last row of 16x65 can see I guez....the ascotte condo can have nice broga hills view

but if got good RA formed for maybe parcel 1 also got enough the make F&G, as existing taman don't come into picture, still separated, it can be done....even the existing taman playground also half of it already fenced up for small surau...

so ppl will support coz security matter..... even local authority will now support.... parcel 1 and 2 + existing taman all support that good also flex.gif
*
Yeah, not fully fenced up, only the front part.. Some of the VP units (close to the HTC) is yet to fenced up..

Yes, some of the units of ascotte boulevard is facing the broga hill, nice view. But these units I presume already sold off..

Building fencing and guardhouse cost quite amount, need good RA and collaboration of neighborhood to pay the extra maintenance fees..

Oh, if completed maybe partially will be blocked, from certain angle, I presume still can view it, depends on facing.

Broga hill is northeast of Ascotte, may not able to see the sunset, sunrise maybe... rclxms.gif

Where are you staying currently?

After the Ecohill link completed, 20 minutes from Semenyih Lekas toll till Batu 9 toll is workable, be it peak or off-peak period.

Once the ascotte and this project is up, need to worry one thing - the traffic light in front of Ascotte. During morning rush period, it maybe a bottleneck.. hmm.gif
