I think most likely Kajang East will set up a traffic in that junctions.. More traffic lights definately bring more jam in future.. doh.gif doh.gif

Not to mention there are a few more small scale projects that currently in Semenyih Mewah and is located beside Kajang East, such as the The Garden... doh.gif doh.gif

Pretty sure there is no fenced and guarded, coz being told by the developer SA. If there is such facility provided, I think the developer sure will announce it to the public since it is a good element to boost the sales..

It's Taman Mutiara Rinching, not exactly beside the phase 2 of Semenyih Parklands@ Rinching, but very close (marked in red circle). Developer is Grand Hoover.

Taman Mutiara Rinching closer to the main road (Jalan Semenyih), but part of it is blocked by some Malay shops that are located just along the road side..

The current access road (Jalan Kampung rinching hulu 2) to Taman Mutiara Rinching is pretty bad, very small, only one car can pass through at a time I presume. According to the illustrative pictures by grand hoover, seems like they want to make this road becomes 2 lanes each in future, not sure how true though.

Yeah, this will be 2 lanes road developed by Taman Mutiara, has per the illustrative picture by them.. Currently still a very small road that only one car can go once a time. However, that two lanes will go till the entrance to mutiara rinching, behind that not sure still 2 lanes or not..

If parkland and grand hoover join effort, this road shall be connected from taman mutiara rinching till semenyih parkland phase 2...

I believe after this road will be opened and joined to rinching 5-6, then road(BR 5-6) will busy as it bring more traffic in, and all the abandon shop-lots now will have high visibility....

but only don't noe when or why it is being closed for now... even it is a major access for the schools, dono y kept closed, refer belowe pic :-

the red circle is the un-joined place...... after join/connect..this will be main road already... then will be good.
practically this road must be joined, it is needed by the schools, new semi d factories and etc....

That's the main road of Pelangi Semenyih 1. I heard it will connect to the univillage at broga, but till now still no sign of it.

Persiaran rinching 5-6 ends at Sekolah Menengah Rinching...

If these 2 roads are connected, means Pelangi Semenyih and bandar rinching will be connected.. It is indeed a good effort, but the actual benefit not that significant.

It will be more benefitial if there is a connecting road go to Tesco from bandar rinching, coz currently car cannot pass through and must commute through the busy Jalan Semenyih...

There are many ways from Ecohill link to KL. If according to your route it would be:

Using Bypass:

1.) Semenyih - Kajang Selatan toll <- when you pass through Semenyih toll and Kajang Selatan toll, you pay one time only, which is RM 1.10, it is a closed system toll, not same as silk.
2. Batu 11 toll. (RM 0.90)


Using Silk will be 3 tolls:
1. Semenyih - Kajang Selatan toll (RM 1.10)
2. Sungai long toll (RM 1.00)
3. Batu 11 toll (RM 0.90)

I have shared this ascotte boulevard thread before.

All the way from bangsar to Nottingham university in Semenyih.

From federal highway till Semenyih, only one toll (batu 11) and one traffic light in front of Saujana impian.

Time taken from Federal highway till Petronas Jalan Semenyih only about 27 minutes, but from Petronas Semenyih toll Nottingham uni takes about 18 minutes... This shows how important the Ecohill link could be..

Ecohill link is an alternative for commuting in and out during peak hour. If you are not traveling during peak hour, you still can use the current Jalan Semenyih. Yes, a little longer time and a number of traffic lights. You still have a choice.

Pelangi Semenyih 2 Rafflesia is about 2.5km away from Ecohill link entrance, while Parkland@rinching just merely 500m away.

Parkland@rinching also much closer to the Tesco and the surrounding commercial area..

The higher price of this project is due to their land is relatively more prime..

If want cheap can consider Camellia Residence (20 x 65 - 456k), freehold as well..

Yeah, that's new 68 units of 3 storey shoplots.. Just VP a few months back... Need to take some time to fill up..

Currently there is one hardware/paint shop opened there... Taking 2 units of ground floor..
