Why wanna wait phase 3? Lelong ada, you buy can straight take key within 4 months and move in. And maybe can get below phase 3 price and don’t need serve progressive interest.

Location stellaris the worst IMO

To existing owners: how is the soundproofing of the unit? Can hear the KTM or the nearby mosque?

Visited Savvy recently. Looks like decent % of own stay crowd. Moreover, they ban airbnb.

Rental rates don’t look promising, but should be a bit better than Kepong. At least here got prospective tenants working in KL Metropolis / Dutamas. Though will need to compete with Solasta once that is up.

Pricing of condos along Jalan Segambut. Somewhat in comfortable spot. Fair enough considering IJM is relatively atas developer right?
Highest price: The Era
Middle: Riana Dutamas series
Lowest: Tuan 3. Can include 7uju as well as it’s considered Duta North area.

Comparing the 3 phases of Riana, Stellaris should be the nicest looking, widest entrance (unlike the sudden entry of Savio/Savvy), nearest to KTM and nearest to Cemetery.
