To address all your concerns.
Leasehold 99 years - For ownstay purpose. Come on, how long you want to live? You still care to your children after you dead? Come on, let them bear some burden for their living. For investment, come on, how long you want to hold for this property? Once the project completed just flip it for your profit la.
Ex-mining land - Do you know this landed house is all come with piling? The piling work is in progress and you can see from cybercouth MCT website. How many landed house will have piling works? And this is 10 years township project, if the 1st few phases already failure and many complain they can't resolve, how MCT going to sell the future phases?
Developer Reputation - People always look at the dark side but forgot the bright side. Yes MCT had some project having water supply problem. But they do have some successful completed projects as well and nobody complaint. Believe they will learn from mistake and have better arrangement for upcoming project.
So... decision is still yours. No point to pour cold water now. Someday you may see people living in Cybersouth happily or see some investor making good money by flipping it(is very cheap for landed OK). Then don't jealous coz you had missed the chances.
I believe the future phases will be more expensive. Because is sold out for existing units now.
Bro, landed props' prices will go up with time ma, so should hold as long as possible lo to get higher profits!
On their reputation, well as always ppl will always remember the bad news abt them ie landslide in Kingsley Hill, flood problem in their USJ 1 condo and now giving VP when it is not ready for VP yet.
Once in a blue moon, there are some rare cheap landed props in the market, the recent one being Acacia in Serene Heights.
The ex-mining land & the leasehold tenure have all being factored into their selling price, so buyers are getting it cheap because of these factors.
As I always said, buyers are taking the risk here to buy Cybersouth, so have to weigh the pros & cons. if more pros than cons then buy la & vice versa!
